A lanai is an outdoor living area attached to a home or other building, especially associated with Hawaiian architecture. A “lanai room” usually means that space is being used like an outdoor room; the phrase alone does not establish that it is legally an indoor room or counts toward interior floor area.
What makes a space a lanai?
In everyday home descriptions, a lanai functions much like an outdoor living room or porch connected to the home. It may be open, partly screened, or enclosed with glass doors. What distinguishes it is its connection to the exterior—not a single required design that applies everywhere.
Legal definitions depend on location. Honolulu zoning describes a lanai as a projecting accessory area to a dwelling or lodging unit, accessible only from that unit, with at least 50 percent of its perimeter permanently open to the exterior under specified conditions. A separate Hawaii Community Development Authority rule describes an accessory area to a dwelling with one or more sides permanently open, accounting for at least 25 percent of the perimeter; it may be recessed beneath a continuous roof or project from the building. Open, screened, and glass-enclosed lanais
Lanai configurations differ in how much they separate the space from the outdoors. The right choice depends on the desired balance of openness, shelter, upkeep, and local rules; these are practical considerations, not a tested performance ranking.

Check requirements before enclosing or converting a lanai
Do not assume an existing lanai can simply be closed in or counted as new living space. An HCDA rule says an area originally excluded from floor area may not later be enclosed without first meeting applicable requirements for added floor area. Honolulu’s Department of Planning and Permitting also addresses permits for converting an uncovered lanai into dwelling living space. The answer for a particular project depends on the property and jurisdiction. Read the HCDA enclosure rule and Honolulu’s conversion FAQ.
- Identify the authority for the property. Contact the local building or planning department, since definitions and permit requirements vary by jurisdiction.
- Describe the proposed work. Explain whether you plan to add screens, glass doors, or convert the area to living space, and ask how that affects permits and floor-area treatment.
- Check private approvals. If the home is in a condominium, review association documents and obtain any required approvals.
For construction decisions, confirm requirements with the relevant local authority and qualified local professionals before work begins.
