The eaves are the lower edges of a roof, where it meets or projects beyond the exterior walls. On a sloped roof, they are along the downslope edges. Depending on the design, the roof may extend over the wall to help shield it and nearby windows from rain and sun; the underside may be open or covered by a soffit.
Where are the eaves on a house?
Look at the lower edge of a sloped roof, where rainwater runs off. If the roof extends past the wall, that projection is part of the eave area. A house may have eaves on some sides, all sides, or no substantial overhang; the exact form depends on the design.
Terminology is not perfectly uniform: some references use “eaves” for the roof’s lower edge and “overhang” for the projecting portion, while others use the terms more broadly. The useful distinction is that the eave is the roof edge, and the overhang is the part that extends past the exterior wall. The U.S. government’s Home Builder’s Guide to Construction in Wildfire Zones treats eaves, overhangs, and soffits as related but distinct components.
What are the parts around the roof edge?

These names describe different parts of one assembly, not interchangeable names for the same board or panel. For practical repair questions, the most helpful distinction is whether the concern is the projecting roof structure, the underside covering, the outer board, or the drainage channel.

What is the difference between eaves and soffit?
An eave is the roof’s lower edge; a soffit is a covering fitted beneath an overhang. Some eaves are open, with framing visible from below, and others have a finished soffit that encloses the underside. A soffit is therefore one possible part of an eave, not another name for the whole eave.
Soffits can be solid or include vents. Where vented, they may form part of a roof-space ventilation system. Whether and how an eave is ventilated depends on the building’s design and applicable requirements.

What do eaves do?
A roof overhang can help keep rain off upper wall surfaces and shade nearby windows. Flashing and gutters help manage water at the roof edge, but eaves alone do not guarantee a watertight roof. The Australian National Construction Code’s roof and wall cladding objective is to minimize water entry and resulting damp or building damage; it is a broad weatherproofing objective, not a claim that eaves by themselves prevent leaks.
Gutter design depends on the roof area draining into it and local rainfall. The Australian Building Codes Board’s housing drainage guidance gives a maximum eave-gutter bracket spacing of 1.2 m; that is Australian guidance, not a universal installation specification. The same guidance gives example five-minute rainfall intensities of 250 mm/h for Mackay and 139 mm/h for Albury, illustrating why location matters. What should you look for around eaves?
A ground-level visual check can identify some visible issues, but it cannot establish the condition of concealed framing or surfaces hidden behind a gutter or a covering such as vinyl or aluminum. InterNACHI’s soffit and fascia inspection guide identifies these visible concerns:
- Loose, missing or damaged soffit sections.
- Water stains, peeling paint or other signs of moisture at the soffit or fascia.
- Gutters that appear loose or poorly attached.
- Missing, blocked or damaged ventilation materials.
Overflowing gutters, roof-edge leaks, flashing problems and ice dams can contribute to deterioration at the soffit or fascia. If you see damage or suspect water is getting behind the visible finish, a closer assessment may be needed; the surface alone may not show how far the problem extends.

Open, enclosed and vented eaves: what changes?

No single arrangement is best for every house. Climate, roof construction, ventilation design, materials and local requirements all affect the appropriate choice.
Why do eaves matter in wildfire-prone areas?
Open eaves, gaps around rafter tails and openings at eave vents can provide paths for embers. The U.S. government’s wildfire construction guide warns that an ignited eave, overhang or soffit can allow fire to spread onto the roof, into the attic, or onto and through an exterior wall.

For California homes, CAL FIRE advises plugging gaps or openings in eaves and removing vegetation and combustible materials directly underneath. It also suggests considering a soffit or enclosed eave made from noncombustible material. Its guidance cautions that changing or covering vents may reduce airflow, so check local ventilation requirements and use a licensed contractor for that work. These are wildfire precautions for a particular context, not a universal instruction to seal roof vents. Read CAL FIRE’s wildfire preparation guidance.
Who should assess eave damage?
If the issue is limited to an obviously loose or damaged finish panel, the visible symptom may be straightforward, but hidden water damage, gutter attachment, roof-edge flashing and ventilation involve parts of a larger assembly. A qualified construction or roofing professional can assess the source and extent of a problem and determine whether the repair must preserve drainage or ventilation. For wildfire-related vent changes, CAL FIRE specifically recommends a licensed contractor and attention to local requirements.
