Inside Rick Ross’ $5.8 Million, 109-Room Georgia Mansion

Rick Ross paid $5.8 million in 2014 for the former Evander Holyfield estate in Fayetteville, Georgia. The Georgian-style compound—known as Villa Vittoriosa under Holyfield and the Promise Land under Ross—is generally described as a 109-room mansion with 12 bedrooms, 21 bathrooms and extraordinary entertaining facilities.

How much did Rick Ross pay for the mansion?

Ross bought the Fayetteville estate for $5.8 million in 2014. That is the documented purchase price, not a current valuation. In a Forbes interview, Ross said he had watched the property for years before seeing a for-sale sign and turning around to investigate it.

Evander Holyfield built the estate in 1994. Under Holyfield, it was called Villa Vittoriosa; Ross later gave the compound its better-known name, the Promise Land.

How large is the Promise Land?

The original estate covered about 235 acres, according to Architectural Digest. Ross later bought an additional 87 adjacent acres for $1 million, expanding the compound beyond its original footprint.

Published descriptions disagree on the mansion’s exact floor area. Architectural Digest reports approximately 45,000 square feet, while other reputable accounts cite 44,234 or 54,000 square feet. Those figures should be treated as source-specific measurements rather than a single settled total.

Was Coming 2 America filmed at Rick Ross’s mansion?

Yes. The Fayetteville estate appeared as Zamunda Palace in Eddie Murphy’s Coming 2 America. Ross confirmed to the Miami Herald that producers filmed there because they needed the biggest mansion.

Realtor.com reported that the production used five rooms: the grand foyer, the dining room, two rooms with 18-foot ceilings and Ross’s bedroom. The film used the property as a location; it did not establish that every part of the 109-room house appeared on screen.

Where is Rick Ross’s Promise Land?

The Promise Land is in Fayetteville, Georgia, in the Atlanta metropolitan area. It is a private residence and compound, so public descriptions of the property should not be confused with an indication that tours or regular access are available.
