What “tiny house” and “under $50,000” can mean
Check the unit’s legal and construction category
“Tiny house” is used for homes built under different construction and legal pathways. The Tiny House Alliance USA consumer guide defines a tiny house, in its Colorado and state-program context, as “a modular factory built residential structure that is 400 square feet or less; designed for long-term occupancy; built to the International Residential Code; and attached to a permanent foundation.” That document’s definition is not a universal legal definition. The guide distinguishes a foundation-built residential structure from a mobility-oriented, chassis-mounted RV and notes that local jurisdictions determine whether long-term occupancy is allowed. A park model RV is therefore not automatically a code-built accessory dwelling unit (ADU) or a foundation dwelling. For example, NW Tiny Homes describes the Maple as an RV built to ANSI A119.5 and says placement follows state, county, and city RV rules. Ask the local authority how the exact unit is classified and whether your intended occupancy is permitted.

Treat the advertised price as a starting point until the scope is written down
A base or starting price may not include freight, site preparation, permits, taxes, unloading, placement, utility connections, or the options you want. The Cedar Ridge seller’s 15–30% planning estimate covers several of those possible additions, but your location-specific costs may differ. The Maple seller expressly excludes shipping and customization from its base price. Neither listing alone establishes your complete, ready-to-occupy cost.
Confirm the site and total cost before paying a deposit
Ask the seller and your local planning or building office for clear, written answers. A seller’s delivery range does not guarantee that a truck can reach or place the home on a particular site.

- Ask the local authority about placement and occupancy. Give the planning or building office the exact model, its classification, the parcel address, and your intended use. Ask whether year-round occupancy is allowed, what permits and setbacks apply, and whether utility or other occupancy restrictions affect the site. - Get the price broken into line items. Request the base specification and separate amounts for options, delivery, unloading and placement, leveling, stairs or porch, permits, site preparation, taxes, title or registration, insurance, utility hookups, and any foundation or pad. Ask whether the quote is binding for the selected specification and destination, and what could change it.
- Confirm delivery access and site readiness. Ask the transporter for the chosen unit’s actual transport dimensions, clearance, turning-radius, and placement-equipment requirements. Check gates, road weight limits, overhead lines, turns, and room for setup. NW Tiny Homes’ guide gives 16-foot overhead clearance and a 14-foot entrance as general access figures, with exceptions for some larger models; use the chosen unit’s transport requirements rather than assuming those figures fit every home. Confirm that power, water, and sewer or septic connections are ready or budgeted.
- Verify the documentation and included equipment. Ask what exact standard and certification or insignia apply, what documents accompany the unit, what appliances and heating or cooling equipment are included, what warranty applies, and what service is available. Do not assume an RV standard by itself permits permanent residential occupancy.
- Get the schedule and sleeping layout in writing. Confirm dimensions and usable floor area, sleeping arrangements, build and delivery schedule, and any site work that must be completed before arrival. The Maple seller lists a typical 8–12-week build time, but that figure does not establish a delivery date for a particular order.
How to compare the options fairly
Do not choose on sticker price alone. Compare each written offer against the same questions:
- Placement eligibility: Is this exact unit allowed on this parcel for the intended occupancy?
- Complete cost: What is the destination-specific total, including transport, site work, permits, taxes, and setup?
- Usable space and layout: What are the actual dimensions, floor area, bedroom arrangement, and standard equipment?
- Construction and documents: What category, code or standard, certification documents, and warranty does the seller provide?
- Delivery and schedule: Can the home reach the site, what must be ready first, and what timing is stated in the order?
- Payment terms: Is the quoted price tied to the chosen specification and ZIP code, and what circumstances can change it?
These questions matter because an advertised price below $50,000 can describe only the base unit, while legal placement and site costs are specific to the buyer and location. No single model is established as “best” for every use or parcel.
