The Best Sealant for Metal Roof Screws Is Only Half the Fix

The fastener and bonded washer provide the primary seal on an exposed-fastener metal roof; sealant is supplemental. Learn how to assess a leaking screw and choose a compatible repair based on the roof-system instructions and sealant product data.

The fastener and its bonded washer provide the primary seal on an exposed-fastener metal roof; sealant is supplemental. If a screw is loose or corroded, its washer has failed, or the panel is damaged, diagnose and repair that condition first rather than relying on a bead of caulk.

There is no universal best sealant or screw detail for every roof. Choose a roofing sealant only when the roof-system instructions and current product data support its use with the panel finish, existing sealant, and exposure.

The Short Answer: Repair the Fastener First

Inspect the screw, washer, and surrounding panel. If the washer is deteriorated or the fastener is loose or missing, replace or tighten it according to the roof-system requirements. Do not overtighten a fastener with a rubber washer: the U.S. Department of Commerce’s National Institute of Standards and Technology cautions against overtightening fasteners with rubber washers.

When the fastener and washer are sound, a compatible metal-roof-rated sealant may be appropriate if the roof-system instructions allow it. Check the sealant’s technical data and the roof manufacturer’s instructions before applying it.

Why Metal Roof Screws Leak

A leak near a screw does not prove the screw is the entry point. Water can enter at a seam, flashing, or another roof detail and appear elsewhere. Inspect the screw and panel as well as nearby roof details before choosing a repair.

Loose, missing, or deteriorated fasteners

Government maintenance guidance identifies loose or missing fasteners and missing or deteriorated washers as possible causes of fastener leaks. A sealant bead cannot restore a fastener that no longer holds or a washer that has failed.

Corrosion or panel damage

Check for deterioration of the fastener and rust at the panel. The NIST guidance notes that severe rust at fasteners may require panel replacement. Do not cover serious corrosion or panel damage with sealant.

Prepare the surface as required by the product label, including cleaning and drying it when specified. Identify any existing sealant before selecting a repair product; the cited contractor guide warns that polyurethane will not bond to cured silicone residue. Remove incompatible residue or follow a compatible repair strategy.

How to Assess and Repair a Leaking Metal Roof Screw

  1. Confirm the entry point. An interior stain alone does not establish that a screw is the source. Inspect nearby seams, flashing, and other roof details.
  2. Inspect the screw, washer, and panel. Look for a loose or missing fastener, a deteriorated washer, corrosion, rust, or panel damage.
  3. Repair failed hardware mechanically. Replace or tighten a loose or failed fastener according to the roof-system requirements. Metal Construction News describes removing the screw, installing a new washer and fastener, and then dabbing sealant over the head.
  4. Check the surrounding panel. If there is rust or damage, determine whether surface preparation, coating repair, or panel replacement is needed. Do not conceal serious damage with sealant.
  5. Apply sealant only when appropriate. Follow the roof-system instructions and the sealant’s current technical data for compatibility, preparation, and application.

When to Call a Roofing Professional

Seek an appropriately qualified roofer when fastener failures are widespread, screws do not hold, panels are damaged or badly corroded, or roof access is unsafe. A professional can assess whether the problem is limited to a fastener or calls for a broader repair.

Common Mistakes That Shorten the Repair Life

Relying on sealant to compensate for a loose screw or failed washer leaves the mechanical problem unresolved. Inspect and repair the fastener first.

Choosing a sealant without checking panel-coating compatibility or the roof-system instructions can lead to an unsuitable repair. Check product data, identify existing sealant, and prepare the surface as directed.

Overtightening is another risk. NIST maintenance guidance specifically cautions against overtightening fasteners with rubber washers.

Finally, do not assume that the visible screw is the source of a leak. Check seams, flashing, and other roof details before deciding where to repair.

Use a metal-roof-rated product only when its current technical data and the roof-system instructions support that application. There is no universal sealant or screw detail for every roof.
