What Is a Kitchenette? The Difference Between a Kitchen and a Kitchenette

A kitchenette is a compact food-preparation area, but there is no universal legal definition. Compare layouts, appliances, sizes and the local rules that determine compliance.

A kitchenette is a compact or limited food-preparation area, usually smaller than a full kitchen. However, “kitchenette” has no universal legal definition or standard equipment list. The meaning can change with the property type, local building or lodging rules, accessibility requirements, and the document using the term.

For a renovation, rental, permit, or purchase decision, treat the word as a description—not proof that the space meets a particular code requirement. Check the actual fixtures, appliances, plans, lease and applicable local regulations.

What is a kitchenette?

In ordinary property descriptions, a kitchenette is a small area arranged for preparing or serving food and drinks. It may be an alcove, part of a room, or a separate compact space rather than a full-size kitchen. Size alone does not settle the question: jurisdictions can define the term differently, and some rules focus more on cooking equipment, fixtures or the use of the space.

There is no single nationwide test for whether a space is a kitchenette. A listing that says “kitchenette” does not, by itself, establish that the area has a sink, refrigerator, cooking appliance, ventilation or code-compliant clearances.

Kitchen versus kitchenette: the practical difference

The comparison below is a useful way to evaluate a space, but it is not a universal legal classification.

Feature Full kitchen Kitchenette
Layout Usually a dedicated room or larger, continuous work area. Often a compact alcove, wall run or portion of another room.
Cooking Commonly designed for a conventional range or cooktop, subject to local requirements. May have a cooktop, hot plate, microwave or no cooking appliance; the exact arrangement varies.
Fixtures Often includes a food-preparation sink, refrigeration, worktops and cabinets. May include some of those items, but none is guaranteed by the label.
Storage and work surface Typically provides more counter, cabinet and meal-preparation space. Usually provides less space and capacity.
Ventilation and safety Cooking equipment and ventilation are generally addressed in the applicable building rules. Requirements still depend on the equipment installed and the local code; “small” does not mean exempt.
Accessibility Covered kitchens may need compliant clearances, work surfaces and appliance spaces. Covered kitchenettes can have similar accessibility obligations, with specific exceptions in some configurations.

How big is a kitchenette?

There is no generally applicable minimum or maximum size. New York City Department of Buildings Loft Law project guidance states, “A kitchenette has a floor area less than 80 sf.” That is a requirement for the cited Loft Law IMD alteration context, not a nationwide threshold. Area is therefore one comparison point, not a standalone test. A larger space can still be called a kitchenette in ordinary marketing, while a smaller space may be regulated as a kitchen if it has the relevant equipment and use.

What appliances and fixtures does a kitchenette have?

There is no universal checklist. Depending on the design and the rule that applies, a kitchenette may contain:

  • a compact or under-counter refrigerator;
  • a sink;
  • a microwave or other small appliance;
  • a cooktop, hot plate or conventional range;
  • a counter, table or limited cabinet storage; and
  • ventilation appropriate to the installed cooking equipment.

Do not assume that any one item changes the legal status of a room. New Orleans Safety and Permits guidance says that a sink, refrigerator, microwave, wet bar or small plug-in appliance does not automatically constitute a kitchen under its local requirements. Read the agency’s Kitchen Facilities Requirements and Limitations for that jurisdiction.

A Maui County planning document proposes a kitchenette definition for an area used for small-scale food and beverage preparation that may contain a sink, small appliances and a refrigerator of 7.5 cubic feet or smaller. This is a proposal in a county planning document, not an adopted general standard. See the Maui County document.

Why the definition changes by context

Building and alteration work

Planning and building departments may distinguish kitchens and kitchenettes for particular alteration programs, occupancy types or permit reviews. The applicable rule may address floor area, cooking equipment, plumbing, ventilation, fire protection or egress.

Tax or assessment rules

New York City Department of Finance guidance for a specific tax interpretation describes a kitchenette as a walk-in area enclosed by walls with openings, supplied with a cooking appliance and specified combinations of a sink or dishwasher, refrigerator, and cabinet, counter or table. That definition applies to the cited tax matter only; it should not be used as a general building definition. Consult the NYC Department of Finance kitchenette guidance.

Lodging

For regulated Virginia lodging units equipped with kitchens, the cited rule requires a dishwashing sink with hot and cold water and a refrigerator capable of maintaining food at 41°F or less, among other provisions. Those requirements concern the specified lodging units, not every residential kitchenette. See 12VAC5-431-450.

Accessibility

Section 804 of the 2010 ADA Standards addresses kitchens and kitchenettes in covered facilities, including clear floor space, work surfaces and appliance spaces. The U.S. Access Board notes an exception to certain clearance requirements for spaces without a cooktop or conventional range. The facility type and applicable standard determine what must be provided; consult ADA Chapter 8.

How to check a kitchenette before renting, buying or remodeling

  1. Identify the governing use. Is it a dwelling, accessory unit, hotel or other lodging space, commercial premises, or an alteration covered by a special program?
  2. Inventory what is actually installed. Record the sink, refrigerator size, cooking appliances, counters, cabinets, outlets, plumbing and ventilation. Ask whether equipment is permanently installed or merely plug-in.
  3. Request the controlling documents. Review the approved plans, permit records, lease or listing details, and any occupancy or lodging classification.
  4. Check local requirements. Contact the building, planning, health, fire or lodging authority for the property’s location. Do not substitute another city or county’s definition.
  5. Verify accessibility where applicable. Measure approach and clear floor spaces, work-surface height and appliance locations against the standard that governs the facility.
  6. Match the design to the intended use. A space intended only for drinks and reheating may need a different layout and approvals from one intended for regular cooking.

What the word means for a construction project

On drawings and scopes of work, specify the components instead of relying on the label. State whether the project includes a sink, refrigerator capacity, cooking appliance, dedicated circuits, exhaust or other ventilation, counter and storage dimensions, plumbing connections, fire protection and accessibility clearances. This reduces disputes between a listing description and the approved construction.

If a proposed kitchenette could create a second dwelling unit, affect occupancy, or trigger health, fire or accessibility requirements, obtain a code review before construction. The local authority—not the marketing terminology—determines compliance.
