San Francisco’s $700 Sleeping Pods: What Brownstone Offers—and What’s Still Unclear

Brownstone’s reported $700 San Francisco sleeping pods trade private space for a lower monthly cost and shared facilities. The 300-applicant figure dates to 2024, and the latest reviewed permit update is from April 2026.

Brownstone Shared Housing’s San Francisco sleeping pods were reported at $700 a month, with internet, utilities and access to shared facilities included. In October 2024, the company’s CEO said 300 people had applied for the site’s remaining 17 beds. That was a dated, company-attributed application count—not a current occupancy figure or an independent measure of demand. The offering is rented accommodation in shared buildings, not a sleeping-pod product for consumers.

What a $700 San Francisco sleeping pod includes

At Brownstone’s Mint Plaza site, KQED reported in April 2026 that a $700 monthly fee covered a twin-sized pod with a curtain, thermostat and light, plus a central common area, small kitchen, workspaces and bathrooms shared among roughly 30 roommates. KQED also reported that residents did not need to pay a deposit or sign a one-year lease, and that the company did not require a background check or proof of income at that time. Those terms describe the arrangement KQED reported in April 2026; they may change.

Earlier coverage described a pod measuring approximately 3.5 feet by 4 feet by 6.5 feet, with a privacy curtain. Gizmodo reported that rent included internet, utilities and access to a shared kitchen and bathrooms; The Guardian also described internal lighting and charging ports. These dimensions and amenities come from 2024 accounts, so they should not be assumed to describe every pod or the current Mint Plaza setup. The Guardian’s October 2024 report and Gizmodo’s November 2024 report describe the original offer.

What the 300-applicant figure does—and does not—show

The widely repeated “300 people for 17 beds” figure came from Brownstone CEO James Stallworth, as reported by The Guardian on October 31, 2024. It works out to nearly 20 applicants per remaining bed, but it is an application count from that point in time. It does not establish current demand, completed move-ins, occupancy, or how many applicants ultimately qualified or accepted a place.

The tradeoff: lower reported rent, less private space

Residents interviewed by KQED described different experiences. One person who had spent about two years in pods said the cramped arrangement was acceptable while saving money. A former resident said that after nine months, limited privacy and constant proximity to other people had become draining. These accounts illustrate why the same setup can work for one person temporarily and feel untenable to another.

For comparison, The Guardian reported in 2024 that Brownstone charged $800 a month for accommodation near Stanford in Palo Alto, including utilities, internet, bathrooms, storage and a shared kitchen. That is a dated asking price for a different location, not a current quote. KQED cited San Francisco Planning Department data putting average SRO rent at around $900 a month, and reported a $3,650 monthly average city rent from Zillow in April 2026. These are different housing categories and measures; neither is a like-for-like price for a private apartment or a guarantee of what a renter will pay.

Cost alone does not settle whether a pod is a good fit. A prospective renter would also need to weigh personal space, shared bathroom and kitchen access, location, storage, lease flexibility and the approval status of the particular building. SRO housing is a distinct form of accommodation and may serve long-term residents and lower-income tenants; it should not be treated as interchangeable with Brownstone’s pod arrangement.

Are Brownstone’s San Francisco pods approved?

The answer depends on the site and date. In October 2024, The Guardian reported that San Francisco had rescinded a planning approval after a misrepresentation about how many beds would be deed-restricted as affordable housing. A city official said the building remained in violation of planning and building codes and Brownstone was expected not to add tenants until the issue was resolved.

As of KQED’s April 2026 report, the 30-pod Mint Plaza building was not officially approved to operate. KQED also reported that Brownstone had not sought or received permits for its proposed Mid-Market facility by then. Planning Department chief of staff Dan Sider said the city was open to working with the company. These are the latest reviewed permit details available here; they do not establish the status after April 2026.

What happened to the proposed 400-pod expansion?

The Guardian reported in December 2025 that Brownstone had bought a six-level downtown building with the intention of housing up to 400 pods. The same report said the company was then operating about two dozen pods at a smaller San Francisco site. The 400 figure describes planned capacity, not a completed or approved project. In April 2026, KQED reported that permits had not been sought or granted for the proposed Mid-Market space.

The city’s position, as described by KQED, combines support for adding housing with the need for permits. Sider said, “At the end of the day, Brownstone is building new places for people to live. We support that wholeheartedly,” while the same report noted that the proposed space lacked permits at that time. City support for the idea is not the same as approval for a specific building to operate.

Can sleeping pods solve San Francisco’s housing problem?

Brownstone’s model may provide a lower-cost, flexible place to stay for people willing to trade privacy and personal space for a smaller bill and shared amenities. Its reported applicant count suggests interest in the 2024 offer, but it does not show that the model can serve a large share of San Francisco renters or work as a long-term home for most people.

KQED quoted housing activist Fernando Martí describing residential hotels as a longstanding way for workers to enter cities, while noting that the branding and cost are the distinctive features here. UC Berkeley housing professor Carolina Reid said the severity of the housing crisis calls for experimentation with different models, but questioned whether pods are a long-term solution if people do not want to stay in them permanently. That frames the central question: whether pod housing can fill a limited or transitional need, rather than replace broader efforts to provide stable, affordable homes.
