How to Get Rid of Mold and Mildew—and Keep It From Coming Back

Clean small mold patches on hard surfaces with detergent and water, dry completely, and fix the moisture source. Learn when to discard porous materials, avoid bleach, and call a professional.

For a small patch on a hard, washable surface, scrub with detergent and water, then dry it completely. The lasting fix is to stop the moisture—repair the leak, reduce condensation, or correct the water intrusion. Moldy porous materials such as carpet and ceiling tiles may need to be removed. The U.S. Environmental Protection Agency (EPA) does not recommend bleach as a routine mold-cleanup method.

First, decide whether it is safe to clean yourself

Estimate the affected area and look for the source of moisture before disturbing the growth. EPA guidance says occupants can usually handle areas smaller than about 10 square feet. Use additional caution and consider a qualified remediation professional when the area is larger, water damage is extensive, the water was sewage or otherwise contaminated, or mold may be inside an HVAC system. Do not run an HVAC system you suspect is contaminated; it could distribute mold through the building.

People with asthma, allergies, other respiratory symptoms, or other health concerns should consult a health professional before starting cleanup. EPA lists allergic reactions, asthma, and respiratory complaints among potential effects associated with mold exposure.

How to remove mold from a small hard surface

  1. Stop the water. Repair the plumbing leak, roof or wall intrusion, or recurring condensation. Dry wet materials and the surrounding area.
  2. Protect yourself. Wear gloves and goggles. EPA recommends goggles without ventilation holes. Protective equipment does not make a large, contaminated, or HVAC-related cleanup appropriate for do-it-yourself work.
  3. Scrub with detergent and water. Work the solution into the hard surface, following the cleaner’s label directions. Routine cleanup does not require a specialized mold-killing product.
  4. Remove residue and dry thoroughly. Remaining moisture supports new growth, so dry the surface and nearby materials completely.
  5. Check the area again. The moisture problem should be fixed, visible mold and moldy odors should be gone, and a follow-up inspection should show no renewed water damage or growth.

Choose the method by material

Material or situation Recommended approach Why it matters
Hard, washable surfaces Scrub with detergent and water; dry completely. Growth can generally be removed from the surface when the substrate is intact.
Carpet, ceiling tiles, and other porous materials Remove and discard when moldy; ask a restoration specialist about valuable or sentimental items. Mold can grow inside pores and crevices where complete cleaning is difficult or impossible.
Large area, extensive water damage, contaminated water, or suspected HVAC contamination Stop work and obtain qualified professional guidance. These conditions increase the chance of hidden contamination or spread.

Should you use bleach to clean mold?

EPA says biocides such as chlorine bleach are not recommended for routine mold cleanup. Dead mold can still trigger allergic reactions, so killing it does not replace physical removal. If a disinfectant or biocide is used for a situation where it is appropriate, ventilate the area and exhaust air outdoors. Never mix bleach with an ammonia-containing cleaner.

How to prevent mold from returning

Control moisture quickly

Dry wet or damp materials within 24–48 hours when possible. Repair plumbing leaks and other water problems promptly. Maintain gutters, make sure exterior grading directs water away from the foundation, and keep air-conditioning drip pans and drain lines clear.

Manage indoor humidity

EPA suggests keeping relative humidity below 60% if possible, ideally between 30% and 50%. An inexpensive indoor digital hygrometer (humidity meter) can show relative humidity in a room; it measures conditions but cannot repair a leak or remove existing mold. Use air conditioning or a dehumidifier when appropriate.

Stop condensation

When condensation appears on windows, walls, or pipes, dry it and address the underlying moisture. In bathrooms, run an exhaust fan or open a window during and after bathing, and clean recurring damp areas more often.

Do not cover mold

Do not paint or caulk over mold. Clean and dry the surface first; coatings applied over mold are likely to peel and can hide continuing damage.

How to tell whether the cleanup worked

  • The leak, intrusion, or condensation source has been corrected.
  • Wet materials are fully dry.
  • Visible mold has been removed from cleanable surfaces, and moldy porous items have been appropriately discarded or professionally restored.
  • Moldy odors are absent.
  • A follow-up inspection finds no new water damage or mold growth.

The EPA’s homeowner guidance emphasizes that cleaning without fixing the water problem usually leads to recurrence. Its page “How do I get rid of mold?” was last updated September 8, 2026; the agency states, “If you clean up the mold, but don’t fix the water problem, then, most likely, the mold problem will come back.”
