Do FAKRO Attic Ladders Need a Fire-Rated Door?

Whether a FAKRO attic opening needs fire protection depends on the locally adopted code and whether the opening interrupts a required fire separation—not on the ladder brand alone.

Not automatically. Whether an attic opening needs fire-resisting protection depends on whether it interrupts a fire separation required by the locally adopted building code—and what assembly the local building authority accepts. The 2021 International Residential Code (IRC) includes a garage’s separation from the residence and its attic, but the cited provisions do not say every attic hatch must have a separate fire-rated door. FAKRO also sells fire-resistant ladder-and-hatch assemblies, including the LMF 120; a product rating is not blanket approval for every opening or installation.

Start with the separation, not the ladder brand

A FAKRO ladder does not trigger a fire-door requirement just because it is a FAKRO product. First determine whether the opening is in a wall or ceiling that must provide fire separation under the code adopted for your project. Then confirm how that code applies to the opening and what protection the authority having jurisdiction (AHJ)—usually the local building department—will accept.

This distinction matters for an attic above an attached garage. The 2021 IRC §R302.6 and Table R302.6 include separation “From the residence and attics,” requiring at least 1/2-inch gypsum board or equivalent on the garage side. Section R302.5 addresses openings and penetrations through the walls or ceilings separating a dwelling from a garage; R302.5.1 lists acceptable door types for other openings between the garage and residence. These provisions may be relevant if an attic access interrupts that separation, but the cited text does not expressly require a separate fire-rated attic door in every case. The IRC is a model code, not a substitute for the rules in force at a particular property. Local adoption, amendments, building type and the design of the separation can affect the answer. The 2021 IRC garage provisions alone cannot establish whether a specific attic opening needs a separate door or whether a particular ladder assembly will be approved.

Attic access rules do not create a universal fire rating

The 2021 IRC §R807.1 requires an attic access opening in specified buildings with combustible ceiling or roof construction when the attic has a vertical height of at least 30 inches over an area of at least 30 square feet. That is an access requirement; it does not assign a fire rating to every attic opening. Check the IRC attic-access provision alongside the locally adopted rules for any fire separation the opening may cross.

When a fire-resistant FAKRO ladder may be relevant

If an opening must preserve fire resistance, a tested fire-resistant hatch-and-ladder assembly may be one possible approach, subject to the applicable code and AHJ acceptance. FAKRO’s LMF 120 product information identifies it as a three-section loft ladder classified EI₂=120 minutes according to EN 13501-2. FAKRO lists an 8.2 cm hatch thickness, 8 cm insulation, 200 kg maximum loading and hatch heat-transfer coefficient U=0.79 W/m²K. These are manufacturer specifications; match them to the current documentation for the model offered in your market and the tested installation configuration.

FAKRO lists other fire-resistant models, but their classifications use different standards and should not be treated as interchangeable:

A rating under one standard does not establish equivalence to a rating under another, or prove that the product is accepted for a particular building-code requirement. What to confirm before choosing an assembly

Give the local building official or qualified designer the details of the actual opening and proposed product. Ask them to confirm:

  • Whether the opening is in a required fire separation, including a garage separation that extends to the residence’s attic.
  • Which code edition and local amendments apply to the property.
  • Whether the proposed ladder and hatch assembly is accepted for that separation and opening.
  • Whether the product’s classification covers the planned size, orientation, installation method and surrounding construction.
  • Whether the assembly’s installation instructions and required supporting documentation match the proposed work.

For a FAKRO product, take the current fire-resistance report or classification documents and installation instructions for the exact model to the AHJ. A product-page rating by itself does not establish approval for your property.
