Before winter, inspect the closed overhead door, service door, stationary gaps, and—especially in an attached garage—the boundary between the garage and living space. Use weatherstripping on moving parts and compatible caulk or another air-sealing method on stationary gaps. Keep combustion-air and exhaust openings clear, and do not disturb garage-door springs, cables, or bottom brackets.
Start by finding leaks and defects rather than buying a universal seal or trying to make every garage airtight. Follow product and appliance instructions and local code; have a qualified professional assess door, slab, or structural problems that go beyond routine sealing.
Inspect Before You Buy Materials
With the overhead door fully closed, look for daylight, drafts, worn seals, water marks, dirt tracks, pests, and gaps at the bottom corners and jambs. Check the service door, windows, pipe and wire penetrations, ducts, and the slab-to-wall area. In an attached garage, separately inspect the connecting door, shared walls and ceiling, and any chases between the garage and conditioned space.
Use the right approach for the joint: weatherstripping or a gasket belongs on a moving door; compatible sealant or another air-sealing detail is for a stationary crack or penetration. Do not caulk a gap that serves combustion air or a flue or vent, or one that may indicate movement or structural trouble. Check appliance instructions and local requirements before sealing near fuel-burning equipment.

Seal the Overhead Garage Door Safely
The flexible bottom weather seal helps limit drafts and keep out water, dirt, and pests. Replace it if it is cracked, visibly worn, or lets in a draft along the closed bottom edge. The side and top weatherstripping also needs to contact the door when closed; look for tears, missing fasteners, poor compression, or daylight.
Measure the door and identify or photograph the existing bottom retainer and seal profile before shopping. Compatibility depends on the retainer and installation style, so do not assume a replacement will fit every door. A garage door bottom weather seal is a useful search term, but verify the product against your door and manufacturer guidance.
Do not loosen or remove bottom brackets, cables, springs, or other tensioned hardware. Clopay warns that bottom brackets must not be removed while the door is under tension. If the door is out of alignment, binds, has damaged tracks, has spring or balance problems, or will not close properly, stop and contact a qualified garage-door professional.
Weatherstrip the Service Door and Seal Stationary Gaps
Check the door between an attached garage and the home for a worn gasket, frame gaps, and a damaged or ineffective sweep. Replace weatherstripping on the moving door as appropriate. Inspect window-frame gaps and penetrations for pipes, conduit, wires, and ducts, as well as foundation or slab edges and construction gaps that connect the garage to the house.

For suitable gaps in shared walls or ceilings, the U.S. Department of Energy identifies foam backer rod plus caulk or low-expansion spray foam as air-sealing approaches. Use materials compatible with the assembly and any required fire-resistance detail. Large openings, damaged finishes, and gaps near appliances or vents may need professional assessment rather than a quick fill.
Prioritize the Attached-Garage Boundary
In an attached garage, make the boundary with living space a priority: weatherstrip the connecting door and look for air paths through common walls and ceilings, penetrations, framing transitions, and chases. DOE Building America guidance calls for completely air-sealing the garage from living areas and weatherstripping the pass-through door.
This boundary matters because garage air can contain vehicle exhaust and fumes from stored products. The U.S. Environmental Protection Agency identifies automobile exhaust from attached garages as a potential indoor carbon monoxide source. Sealing gaps does not make it safe to run an engine or generator in the garage.
Address Slab Gaps and Cracks Carefully
Air or water entry at a suitable slab or foundation penetration may be addressed with a compatible sealing detail. Treat cracks separately: inspect and clean them, but do not assume a bead of caulk is a structural repair. DOE notes that penetrations through concrete foundation walls and slabs should be sealed; slab-edge insulation, by contrast, is a larger construction or designed-retrofit decision, not a default pre-winter sealing task.

Cracks can be cosmetic or signal significant distress. Seek an appropriate professional assessment for displacement, widening or growing cracks, settlement or heave, recurring water, or a condition that affects door operation. Do not use a threshold or sealant to disguise a drainage, movement, or structural problem.
Safety: Carbon Monoxide, Combustion, and Door Entrapment
Carbon monoxide and combustion
- Never idle or warm up a vehicle inside a garage, even with the garage door open. EPA warns that carbon monoxide can build to deadly levels even then.
- Never use a portable generator in a garage, even with doors and windows open.
- Do not seal combustion-air openings, flues, vents, or appliance clearances. Natural-draft fuel-burning appliances use room air, and airtightness changes can increase backdrafting risk. Follow appliance instructions and applicable code.
- Keep carbon monoxide alarms maintained according to their manufacturer’s instructions and applicable law. Alarms are a warning layer, not permission to run engines or generators indoors.
Garage-door entrapment
- Keep people and objects clear of the moving door, and follow the opener owner’s manual when checking its safety features.
- Test the automatic reverse function as directed by the manual. CPSC’s public guidance describes using a 2×4 in the door path; if the door does not reverse properly, disengage the opener until it is adjusted, repaired, or replaced.
- CPSC states that U.S. automatic residential garage-door operators manufactured or imported for sale on or after January 1, 1991 are subject to entrapment-protection requirements.
Step-by-Step Pre-Winter Sealing Plan
- Choose a dry, safe work window, clear the floor, and inspect the closed door for drafts, wear, water marks, and damage.
- Replace damaged overhead-door seals with compatible parts and weatherstrip the service door as needed. Do not handle tensioned hardware.
- Seal appropriate stationary frame, utility, and garage-to-house gaps with materials suited to the joint and assembly. Keep combustion-air and exhaust paths unobstructed.
- Inspect slab edges and penetrations. Escalate displacement, growing cracks, settlement, heave, recurring water, or door-operation issues for professional assessment.
- Recheck door travel, photo eyes, safety hardware, and reverse operation according to the opener manual.
- Confirm that vents, flues, and combustion-air openings remain clear and that CO alarms are maintained as instructed.
When to Call a Professional
Get qualified garage-door service if the door binds, is misaligned, has track damage, has spring or balance problems, or will not close correctly. Seek an appropriate building or concrete professional for slab movement, worsening cracks, recurring water, or shared-wall and ceiling gaps that involve damaged assemblies or required fire-resistance details. Check with your local authority for project-specific code requirements.

Is it safe to idle a car in the garage if the door is open?
No. EPA warns that carbon monoxide can build to deadly levels even when the garage door is open. Never idle or warm up a vehicle in the garage.
