That is a survey benchmark, not the rate every buyer will be offered. For sellers, the practical response is to make a home feel clean, cared for and easy to picture living in—not to assume that renovations can offset borrowing costs or guarantee a higher offer.
Start with low-scope improvements that address visible wear and presentation. The right priorities depend on your home, local comparable listings and budget; “affordable” is a matter of scope and local labor costs, not a universal price tag.
Why preparation matters when mortgage rates are high
Higher borrowing costs can make buyers more attentive to monthly payments and to work they may need to take on after closing. In its October 1, 2026 report, the National Association of REALTORS® said purchase mortgage applications fell 5% week over week and 14% year over year. It also cited Realtor.com’s finding that 20.8% of active listings had price reductions in September 2026.
NAR illustrated the effect of rates using an August 2026 median existing-home price of $429,100 and a 10% down payment: estimated principal-and-interest payments were about $2,642 a month at 7.28%, compared with about $2,364 a year earlier. This is an example, not a forecast for an individual buyer; taxes, insurance, mortgage insurance, credit, down payment, lender and loan terms all affect the actual payment. NAR’s housing-market report and Freddie Mac’s weekly rate survey provide the dated context.

Presentation can help a listing compete, but no upgrade can cancel out financing conditions. Before spending, compare your home with similar local listings and ask a local real-estate professional which visible issues are most likely to concern buyers.
What should I fix before selling my house?
Begin with cleaning, decluttering and small repairs before considering remodeling. In NAR’s 2025 Profile of Home Staging survey presentation, agents most commonly recommended decluttering (91%), cleaning the entire home (88%) and improving curb appeal (77%). These figures describe surveyed agents’ recommendations; they are not measured resale returns or proof that every task is inexpensive.
The following ten options range from basic preparation to more involved work. Choose only what fits the home’s condition, your listing timeline and local buyer expectations.
1. Declutter rooms and clear surfaces
Remove excess items from counters, shelves, floors and closets. Keep everyday essentials accessible, but make storage areas easy to inspect. This helps rooms read clearly in photos and during showings without changing their finishes.

2. Clean the whole home, including carpets
Give kitchens, bathrooms, floors, windows and high-touch surfaces a thorough clean. NAR’s agent survey also found carpet cleaning was commonly recommended (74%). Match products and methods to the surface; an unsuitable cleaner can damage finishes, and heavily worn carpet may need a separate decision.
3. Depersonalize without making rooms feel empty
Put away personal photographs and highly distinctive decor, while keeping enough furnishings to show how each room can be used. The goal is a clear, welcoming space, not a blank or impersonal one.
4. Make minor repairs
Fix small, visible defects such as loose hardware, sticking doors, damaged trim or dripping taps. Prioritize items that suggest deferred maintenance or interrupt a buyer’s walk-through. If an issue could involve a larger system or hidden damage, get it assessed rather than covering it up.
5. Touch up scuffed paint
Spot-paint scuffs and chipped areas when you can match the existing finish. Test the color and sheen in an inconspicuous place first; a poor match can make a patch more noticeable than the original wear.

6. Repaint walls where wear or color distracts
Fresh, neutral wall paint can make a room look cleaner and brighter, but repainting every room is not automatically worthwhile. NAR’s 2025 staging survey found agents commonly recommended paint touch-ups (67%) and painting walls (57%). Consider the condition of the walls, the likely buyer and the appearance of comparable homes before committing to a larger paint job.
7. Improve the entry and curb appeal
Clear the walkway, tidy the porch, remove weeds and make sure the front door and entry are clean. If the door is damaged or visibly worn, repair or replace it only after weighing the cost and fit with the house; a new door is a more substantial project than basic cleanup.
8. Refresh landscaping and outdoor lighting
Trim overgrowth, tidy beds and address obvious dead plants or clutter. NAR has also suggested simple additions such as solar-powered pathway lights, updated porch fixtures or subtle landscape lighting. Suit the choices to local climate, available sunlight, maintenance needs and applicable rules.
9. Edit furniture and style the rooms buyers notice
Rearrange or remove furniture that blocks pathways, crowds a room or hides a useful feature. If time is limited, NAR reports that the living room, primary bedroom and kitchen were the most commonly staged rooms in 2025. Simple styling and furniture editing are different from remodeling: they change how the existing space is presented, not its layout or finishes.

10. Address an obvious roof concern before listing
A roof in poor condition can raise practical questions for buyers, so ask a qualified professional to assess visible problems rather than relying on cosmetic concealment. NAR’s 2025 Remodeling Impact Report summary identifies roof condition as a project real-estate professionals commonly suggest sellers consider. The appropriate work depends on the roof’s actual condition; this is not a recommendation to replace a sound roof for appearance alone.

“Worth it” depends on whether the project removes a buyer concern, improves presentation or adds a feature local buyers value—and whether its cost, time and disruption make sense for your sale. NAR’s 2025 Remodeling Impact Report summary says about one-third of real-estate professionals believe kitchen upgrades can improve a property’s appeal. Appeal does not establish a guaranteed financial return, so compare the home with nearby listings before undertaking a larger kitchen project.
A February 2026 NAR summary of the 2025 Remodeling Impact Report gives these estimated resale cost-recovery figures. They are estimates, not promises, and a high recovery percentage does not mean a project has a low upfront cost.

These figures are project-specific estimates from the report, not a prediction of what a particular seller will recoup. Several listed projects—such as window replacement, conversions and a bathroom addition—can involve substantial cost and time, so do not treat the full list as affordable quick fixes.

Should I paint before I sell my house?
Paint when visible wear, patchy color or a strongly personal palette distracts from the room. Start with the worst areas and compare the likely improvement with the cost and time of preparation, materials and labor. If the finish is sound and the color already suits the home, cleaning and small touch-ups may be enough.
Does staging a house help it sell?
Staging helps buyers interpret a home’s spaces; it is not the same as remodeling or following a design trend. NAR’s Consumer Guide describes it this way: “Staging isn’t about following the latest interior design trends or remodeling—it’s centered on decluttering and styling a home so that it can be seen in its best light.”
In NAR’s 2025 survey, 83% of buyers’ agents said staging made it easier for buyers to visualize the home as a future residence. NAR also reported that 29% of agents said staging led to a 1%–10% increase in the dollar value offered, while 49% of sellers’ agents observed reduced time on market. These are agents’ reported observations, not evidence that staging caused a particular offer or sale outcome. The reported median staging-service cost was $1,500, compared with $500 when the seller’s agent handled staging; actual arrangements and costs vary.
How to choose upgrades without overspending
- Walk through as a buyer would. Note visible wear, clutter, maintenance questions and areas that look poorly in listing photos.
- Check comparable listings. Look at similar homes nearby to see whether buyers are seeing updated finishes, move-in-ready presentation or comparable condition.
- Ask for local priorities. A real-estate professional familiar with the area can help distinguish a meaningful concern from a cosmetic preference.
- Set a firm budget and listing date. Include materials, labor, cleanup and the possibility that a repair reveals additional work.
- Do the least disruptive effective work first. Cleaning, decluttering, minor repairs and targeted paint often address visible friction without the commitment of a remodel.
For each proposed project, consider its upfront cost and labor, time before listing, visibility in photos and showings, whether it corrects a real concern or only changes style, and fit with local comparable homes. Use resale-recovery estimates as context—not as a reason on their own to start a project.
