Protecting a coastal home starts with matching materials and maintenance to the actual exposure—not relying on distance from the ocean or a “corrosion-resistant” label alone. Salt deposits and moisture work together to attack metal, and conditions can vary sharply with wind, shelter, humidity, and the building’s details. Choose compatible, documented hardware for each application, specify suitable protection for exposed HVAC components, and inspect what you can safely see.

Why salt air corrodes metal—and why distance is only a guide

Salt carried by onshore winds can settle on connectors, fasteners, railings, equipment, and other metal surfaces. Moisture helps those deposits drive electrochemical corrosion; high humidity and longer periods of surface wetness can speed the process. Wind direction, shelter, temperature, elevation, pollutants, and distance from breaking waves all affect exposure.

FEMA’s June 2019 Technical Bulletin 8 says salt spray is greatest near breaking waves and declines rapidly in the first 300 to 3,000 feet landward. Studies cited in the bulletin found accelerated corrosion as far as 5 to 10 miles inland. Those ranges describe patterns, not a precise service-life calculator for a particular home.

The bulletin also reports that iron samples in North Carolina tests corroded 10 times faster 80 feet landward of the shoreline than samples 800 feet inland. That is a historical comparison for iron under those tests, not a multiplier that can be applied to every metal, home, or coastal site.

How to choose exterior connectors and fasteners

Start with the connector’s job and exposure. A finish fastener, a structural deck connector, and a concealed connection do not have the same requirements. FEMA’s 2010 Home Builder’s Guide to Coastal Construction, P-499 notes that service life depends on the material, the location in the home, the degree of salt and moisture exposure, installation, and maintenance. Drilling, cutting, or bending can compromise a protective coating.

For each product, check its metal, coating type and thickness, intended use, installation requirements, compatibility with the substrate and connected metals, and documented performance in comparable exposure. FEMA warns that the words “corrosion-resistant” alone do not establish suitability. Higher-performance materials may cost more initially, though lower maintenance over the building’s life may offset some or all of that cost; FEMA provides no dollar estimate.

Consider Type 316 stainless steel where the application calls for it

For coastal or waterfront exterior connectors and fasteners where greater corrosion resistance is desired, the Pacific Northwest National Laboratory’s Building America Solution Center recommends Type 316 stainless steel in its porches, carports, and deck attachments guidance. Its exterior siding guidance recommends stainless fasteners for buildings within 3,000 feet of an ocean shoreline; it identifies corrosion-resistant galvanized or aluminum nails for other locations. These are application-specific recommendations, not substitutes for product instructions, design requirements, or locally adopted code.

Keep connected metals and treated wood compatible

Use fasteners and connectors made of compatible metals. FEMA advises against combining dissimilar metals with high galvanic potential and recommends that connector plates and fasteners be the same type of metal. For preservative-treated lumber, select fasteners specifically compatible with the treatment and follow the lumber and connector manufacturers’ recommendations.

Rust-Oleum Marine Coatings Semi-Gloss White Topside Paint
  • Ideal for use on fiberglass, wood or metal surfaces above the waterline
  • Oil-based formula is flexible and applies easily with excellent leveling
  • Dries to the touch in as little as 1 to 2 hours and covers up to 100 sq ft
  • Durable coating resists abrasion and extreme weather conditions and provides long-lasting UV protection
  • Superior semi-gloss retention and smooth finish help maintain the beauty and elegance of your surfaces

FEMA P-499 cites 2009 IRC and IBC provisions that listed options such as hot-dip zinc-coated galvanized steel, stainless steel, silicon bronze, or copper for certain treated-wood applications. Those are historical code references, not a statement of current law. Check the current locally adopted code and product documentation for your project.

Protect exposed HVAC equipment near saltwater

When replacing outdoor HVAC equipment, ask the manufacturer or installer for documentation covering sea-coast corrosion protection on the exact model and the components exposed to outdoor air, especially the coil. The NREL Packaged Systems HVAC Resource Map recommends specifying sea-coast protection for installations within 20 miles of saltwater. It describes epoxy or polymer coatings on exposed components and validation through ASTM B117 salt-spray testing. The 20-mile distance is resource guidance, not a universal code boundary; confirm what the specific equipment’s documentation and warranty say.

  • Weather and corrosion resistant coating protects exterior/interior surfaces like wood, metal, concrete, masonry and more
  • Oil-based formula provides a durable protective coating with excellent rust prevention
  • Dries to the touch in 2-4 hours and covers up to 90 sq. ft.
  • Excellent resistance to abrasion, fading and chipping
  • Glossy finish provides a fresh shine to surfaces

Salt protection is only one part of an outdoor-unit installation. PNNL’s outdoor HVAC equipment guidance separately addresses elevation and securing equipment against floods, earthquakes, and high winds. Corrosion-resistant anchors do not replace the project’s flood-elevation or wind and seismic requirements. PNNL identifies stainless steel or hot-dip galvanized anchors and straps as options for resisting salt spray and corrosion.

Maintain and inspect exposed metal

Maintenance affects service life, but the cited guidance does not establish one universal homeowner wash-down or inspection interval. Follow the equipment, coating, and finish manufacturers’ maintenance instructions. When checking accessible exterior areas, look for damaged coatings, rust, loose or deteriorated fasteners, and corrosion at connections. Do not disturb a structural assembly just to inspect it.

FEMA P-499 advises replacing deficient metal connectors with stainless connectors or appropriately protected metal, such as hot-dip galvanized steel. If a structural connection is concealed, badly corroded, or of uncertain condition, have it assessed by an experienced engineer or qualified contractor. FEMA specifically recommends consulting an engineer experienced in coastal corrosion protection when selecting metal hardware.

Moisture management also matters: keeping drainage, roofs, walls, foundations, plumbing, and HVAC systems in sound condition can help limit persistent dampness. The EPA’s Moisture Control Guidance for Building Design, Construction and Maintenance covers those broader building practices; it is not a coastal salt-corrosion specification.

A practical checklist for a repair or replacement

  • Identify the part’s function, exposure, and whether it is structural, finish, or equipment hardware.
  • Confirm the product’s metal, coating type and thickness, application, and performance documentation for similar conditions.
  • Check compatibility among the fastener, connector, substrate, and any preservative-treated wood.
  • Follow installation instructions so cutting, drilling, bending, or other work does not compromise protection.
  • For HVAC, verify sea-coast treatment for the exact model and review its warranty, while addressing flood, wind, and seismic needs separately.
  • Plan to follow manufacturer maintenance directions and arrange qualified assessment where structural hardware cannot be reliably evaluated visually.
