Wolf Ranch, a 100-home 3D-printed community in Georgetown, Texas, is complete. ICON lists its Genesis Collection as finished in 2025. The homes are not entirely printer-made: ICON’s robots printed the wall systems, while other construction—including foundations and metal roofs—used conventional methods.
Where is the 3D-printed neighborhood in Texas?
Wolf Ranch is in Georgetown, north of Austin and alongside the San Gabriel River. The Genesis Collection is part of the larger Wolf Ranch master-planned community. ICON’s current project page lists 100 structures and says the collection finished in 2025.
ICON and Lennar introduced the project in 2022 as the world’s largest community of 3D-printed homes. ICON now describes it as the world’s first 3D-printed community. Those are the project partners’ characterizations; the available information does not establish an independently audited global ranking.
How were the Wolf Ranch houses built?
ICON’s Vulcan Block 3-4 robotic system printed the wall systems layer by layer from a cement-based mixture, following a programmed path. The process leaves the walls with a visible ribbed, or corduroy-like, surface. Foundations and metal roofs were installed using traditional construction, and the houses required other work beyond printing.

ICON was the construction-technology builder, Lennar the homebuilder, and BIG (Bjarke Ingels Group) the home designer. The partners’ November 2022 announcement described the community as co-designed by BIG.
What are the homes like?
ICON’s current project page lists eight floorplans and 24 elevations, with homes ranging from 1,500 to 2,100 square feet. It also says the homes have photovoltaic solar panels on standing-seam metal roofs.

At the 2022 launch, Lennar said its Connected Home package included a Ring Video Doorbell Pro, Schlage Encode Smart Wi-Fi deadbolt, and Honeywell Home T6 Pro Wi-Fi thermostat. These are reported features from the launch announcement, not independently tested product assessments.
Are the homes really made entirely by a printer?
No. The printer formed the wall systems, not every part of each house. Foundations and roofs are two examples of work completed through conventional construction. “3D-printed home” describes an important part of the building method, not a claim that the entire finished home came from a printer.

How long did construction take, and what did homes cost?
Reuters reported in August 2024 that printing each single-story home took about three weeks. That figure is for printing, not the full construction schedule or time to finish a move-in-ready house. Reuters also reported that ICON’s printer was more than 45 feet wide and weighed 4.75 tons.
Reuters’ August 2024 account put home prices at about $450,000 to nearly $600,000 and quoted a developer-reported sales figure of slightly more than one-quarter sold at that time. What does Wolf Ranch prove about 3D-printed construction?
It demonstrates that robotic printing can be used for the wall systems in a 100-home development. It does not, by itself, establish that 3D-printed homes are cheaper, faster to build overall, more energy-efficient, or more durable than comparable conventionally built homes.
At launch, Lennar executive chairman Stuart Miller said the company wanted to explore construction methods that could support design flexibility and greater production amid a housing shortage. That was the builder’s stated rationale, not evidence that Wolf Ranch meets an independent affordability benchmark. ICON CEO Jason Ballard called the project a fleet of robots building a community; that statement, too, appeared in the companies’ promotional launch announcement.

ICON senior project manager Conner Jenkins told Reuters that one crew and a robot took on wall-system work that might otherwise have involved five crews. That is an observation about this portion of construction, not a measured labor-productivity comparison for the complete homebuilding process.
Does Wi-Fi work through the thick walls?
It may take extra planning. Wolf Ranch homeowner Lawrence Nourzad told Reuters that wireless signals did not transfer well through the thick walls. ICON said most homeowners used mesh internet routers, which distribute a connection through multiple units placed around a home. If you are considering a home with thick concrete walls, ask how wireless coverage works in its rooms and whether a mesh Wi-Fi system may be appropriate. No specific router model or performance result is established here.
What happened after Wolf Ranch?
Lennar later announced plans for a second 3D-printed community in Central Texas of approximately 200 homes. The company described Wolf Ranch as demonstrating strong buyer demand, faster timelines, and cost efficiencies, but did not publish audited figures supporting those claims in that announcement. The later project indicates continued builder interest; it does not independently verify Wolf Ranch’s performance claims.
