It overlaps with a porch or veranda, while a patio commonly describes an outdoor sitting area that may be at ground level. The words are not a universal architectural or legal classification: roof, openness, attachment, elevation, and local usage help clarify what someone means.
Lanai vs. porch, patio, and veranda

For a particular space, compare whether it has a roof, how open its perimeter is, whether it is attached to the home, its elevation, and whether it extends along a facade. These are practical descriptive clues, not a universal legal test. Oxford describes a lanai as “a porch or veranda” and as a ground-floor platform with an open front and a roof built onto the side of a house (Oxford Advanced Learner’s Dictionary). An architecture glossary describes a veranda as a large open porch, usually roofed and partly enclosed, often extending across the front and sides of a house (Architecture Dictionary).
Is a lanai the same as a screened porch?
Not necessarily. “Screened porch” describes an enclosure with screens; it does not by itself establish whether the space would be called a lanai. A screened enclosure can differ from an open-sided lanai in how much of its perimeter is permanently open, and local usage and code definitions may treat those features differently.
Why the word is associated with Hawaii
Lanai is a Hawaiian-origin word. The Society of Architectural Historians describes how, in the late 1870s, the typical five-foot-wide American porch was greatly widened in Hawaii. Residents gradually made this space more like an outdoor living room, furnishing it with tables, lounging chairs, rockers, lauhala mats, and plants (SAH Archipedia, “The Lanai”).

Historic examples also show that a lanai or porch need not be expansive or elaborate. Hawaii DLNR’s guidance for the historic Kōkeʻe camps describes lanais and porches as functional extensions of the main house, including rustic porches that were small, simple, and covered with a shed roof (Hawaii DLNR, design guidelines).
When the distinction matters for a building project
For everyday conversation, these words can overlap. For permits, floor-area calculations, or building classification, use the definition in the code that applies to the property rather than assuming ordinary usage settles the issue.

Local definitions can set measurable requirements
Honolulu’s zoning code defines a lanai as an area projecting from a building and appurtenant to a dwelling or lodging unit. Its definition generally requires at least 50 percent of the perimeter to be permanently open to the exterior, with conditions including an exception related to railings (Honolulu Revised Ordinances § 21-10.1). That is a rule for the code and context in Honolulu, not a general definition for every place.
A separate Hawaii administrative-rule definition uses a 25 percent open-perimeter threshold and describes both recessed and projecting forms, with sole access from the appurtenant dwelling (Hawaii Code R. § 15-217-8). The differing thresholds are a reason to check the exact jurisdiction and regulatory purpose before applying a percentage to a project.

- Ask which local code and section govern the property.
- Check how that code defines “lanai,” “porch,” “patio,” and enclosed or screened areas.
- Confirm how the definition affects the specific issue at hand, such as permit review or floor-area treatment.
