Before buying materials, compare each project by its likely cost, visibility, preparation and skill required, durability, and any safety or permission requirements. Start with details that look worn or mismatched in the rooms people use most or at the home’s entrance. A restrained, consistent finish often looks more deliberate than adding several unrelated trends.

14. Consider a smart thermostat

Estimated DIY cost: $150–$250, according to Opendoor. A thermostat with a clean interface can make the wall look more current, but compatibility matters more than appearance. Check the equipment and wiring requirements for the thermostat and your heating and cooling system before buying; installation time varies by home.

15. Add closet organization

Protect yourself when working on older paint

In the United States, homes built before 1978 are more likely to contain lead-based paint. EPA reports that approximately three-quarters of U.S. homes built before 1978 still contain some lead-based paint; its figures also indicate 87% of homes built before 1940 and 24% of homes built from 1960–1978 are likely to contain it. The EPA page does not state a publication year for these figures. Disturbing paint by sanding, scraping, cutting, or similar work can create hazardous dust.

EPA recommends hiring a lead-safe certified contractor. Homeowners who do the work themselves should use EPA lead-safe methods, including protective setup and containment, dust minimization, thorough cleanup, and controlled waste handling. EPA lists supplies such as wet-dry sandpaper or sanding sponges, plastic sheeting, tape, HEPA vacuum equipment, and disposable cleaning materials. The EPA Renovation, Repair and Painting (RRP) rule generally covers firms and individuals paid to disturb paint in pre-1978 housing and child-occupied facilities. It generally does not cover an owner working on their own home, but EPA lists exceptions, including renting all or part of the home, operating child care there, or buying, renovating, and selling homes for profit. State, tribal, or territorial program administration can differ. Check the current EPA RRP rules and applicable local requirements before starting work.

Make the budget work for the house

Pick updates that address what is visibly worn, then compare the likely materials and labor with the preparation, skill, and upkeep involved. A low-cost finish can disappoint if it clashes with the home, is poorly installed, or does not suit the surface. Opendoor’s cost figures are estimates, and its ROI figures are not independently established universal returns.
