Your Home Flooded? Here’s Exactly What to Do Next to Minimize Damage

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not rush back into a flooded house. Reenter only after local authorities or a qualified professional says the structure is safe. Once inside, keep away from electrical hazards and suspected gas leaks, document the damage before moving contents, and begin water removal and drying only after the appropriate safety clearances.

The sequence below follows U.S. federal and national-organization guidance. Evacuation orders, building officials, utilities, public-health departments, disposal rules and your insurance policy control the response at your specific property.

1. Wait for a safe reentry

Remain out of the property while an evacuation or no-entry order is active. Do not enter if you see downed lines, smell gas, observe obvious structural damage, find standing water near electrical equipment or receive another official warning.

Return in daylight when possible. Use a battery flashlight or lantern; never use a candle, match, lighter or other open flame in a building that could contain leaking gas. Treat every flood as potentially contaminated with sewage, chemicals and sharp debris.

Leave immediately for a gas hazard

If you smell gas or suspect a leak, do not operate switches, phones, vehicles or other ignition sources inside. The CDC advises turning off the main gas valve only if it can be done without danger, opening windows when safe, leaving immediately and calling the gas utility or emergency services from outside.

2. Make utilities safe before cleanup

Electricity

If the main disconnect is reachable from a completely dry location, shut off power before touching water or contents. If reaching it requires standing in water, do not approach it: call a licensed electrician or the utility. The CDC’s rule is explicit: “NEVER turn power on or off yourself or use an electric tool or appliance while standing in water.”

  • Never use wet electrical tools, appliances, extension cords or generators indoors.
  • Do not turn power back on until an electrician has inspected affected wiring, outlets, panels and equipment.
  • Keep generators outdoors, well away from doors, windows and vents, and follow the manufacturer’s instructions to prevent carbon-monoxide poisoning.

Gas, septic and HVAC systems

Have the gas system checked before restoring service if water reached appliances, piping or controls. Keep a flooded furnace, boiler, air conditioner, heat pump and duct system off until a qualified technician clears it; operating contaminated equipment can spread moisture and pollutants through the home. A flooded septic system also requires professional or local-health-department guidance.

3. Document everything before disturbing the scene

Contact your insurer as soon as you are safe and ask what documentation, emergency spending and contractor requirements apply to your policy. Before throwing anything away or beginning major demolition:

  1. Photograph and video every room, wall, ceiling, floor, appliance and item, including mud lines and standing water.
  2. Make an inventory with brand, model and serial numbers where available, along with approximate age and condition.
  3. Save receipts for pumps, protective equipment, lodging, meals, repairs and other temporary expenses.
  4. Keep damaged materials and belongings until the adjuster or insurer authorizes disposal, unless they present an immediate health or safety hazard.
  5. Make only temporary repairs needed to prevent additional damage, such as covering a broken window or placing a tarp over an opening. Photograph the repair first and retain every receipt.

Do not assume that flood damage is covered by a standard homeowners policy. Coverage, deductibles, deadlines and proof requirements vary by policy and location.

4. Wear protective equipment and limit exposure

For cleanup, the EPA’s minimum protective equipment is an N95 respirator, sealed goggles without ventilation holes, gloves and clothing that covers exposed skin. Wear waterproof boots or waders when standing water is present; check them for punctures before use.

  • Stop work and seek medical advice after a wound, eye exposure, breathing problem or suspected contact with sewage or chemicals.

5. Remove standing water carefully

After electrical clearance, use equipment suitable for the water and contamination, such as a properly connected pump or wet-dry vacuum. Never connect equipment to a circuit that has not been inspected and made safe.

Flooded basements

Pump a flooded basement gradually—about one-third of the water per day, according to American Red Cross guidance. Removing water too quickly can create outside pressure that pushes walls inward or lifts floors. Stop if you see new cracks, movement, bulging walls or other signs of instability, and call a structural professional.

Contaminated water

Sewage, fuel, pesticides, industrial chemicals and unknown debris require trained handling. Do not use a household vacuum or attempt to disinfect heavily contaminated materials yourself. Contact local public-health officials or a qualified restoration contractor for disposal and decontamination instructions.

6. Clean, discard and dry within the mold-prevention window

Cleanable materials

Wash hard, nonporous surfaces with clean water and soap, then use a disinfectant exactly as its label directs. Never mix cleaning products or add bleach to another chemical. Provide ventilation only when it will not spread established mold or contaminated dust.

Materials to discard

Discard porous items that cannot be thoroughly cleaned and dried. Waterlogged carpeting, upholstered furnishings, mattresses, paper goods, insulation and similar materials commonly retain contamination and moisture; ask the insurer and local disposal authority about handling before removal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Drying

Remove wet materials and begin drying as soon as it is safe. EPA guidance says a home, furniture and other belongings should be dried within 24–48 hours when possible; if that does not happen, you should assume mold growth may be present. Use dehumidifiers and fans only after electrical approval and only when they will not distribute mold spores or contaminated dust. Open windows when outdoor conditions are drier and local air-quality guidance permits.

7. Decide between limited DIY work and professional restoration

The right option depends on the water source, hazards and speed required—not simply on the size of the room.

Situation Limited homeowner work Professional response
Clean rainwater, no electrical or structural hazard Possible after safety clearance: document, remove contents, extract water and dry promptly with approved equipment. Useful when drying capacity is insufficient or insurance requires documented measurements.
Sewage, chemical or unknown water Do not perform extensive cleanup; avoid contact and isolate the area. Qualified remediation and disposal are required because contamination and exposure risks are high.
Standing water near panels, outlets or appliances Do not operate switches or equipment and do not enter the water to reach a disconnect. Licensed electrician must make the system safe before extraction.
Cracked, bowed or shifting walls, ceilings or floors Leave the area and prevent access. Structural assessment is needed before pumping or demolition.
Flooded HVAC, ducts or septic system Keep systems off; do not circulate air through them. Use qualified HVAC, septic or environmental professionals.
Mold covering more than a small, isolated area or affecting vulnerable occupants Do not disturb it with fans or dry sweeping. Use a mold-remediation professional who can contain, remove and verify drying.

When hiring, ask whether the company can provide a written scope, moisture readings, photographs, itemized invoices and disposal records. Verify licensing, insurance and local requirements rather than assuming every contractor is qualified for every hazard.

8. Keep a recovery file

Store the claim number, adjuster’s contact information, evacuation and inspection notices, photographs, inventory, receipts, work authorizations, moisture logs and contractor reports together. Record dates and names for every call. This file helps distinguish emergency mitigation from permanent repairs and supports decisions about what can be salvaged, discarded or rebuilt.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How long will recovery take?

There is no authoritative national average dollar loss or recovery time for a flooded home. The practical deadline established by EPA guidance is drying the home and contents within 24–48 hours when safe. Actual restoration depends on water depth and contamination, structural damage, utility clearance, weather, permitting, insurance decisions and the availability of qualified contractors.
