Architectures of Ageing in Place

Ageing in place is not a single accessible bathroom or a smart alarm. It is a multi-scalar design system: the dwelling must remain usable as mobility, vision, hearing, cognition and care needs change; the building must support safe movement and social contact; and the neighbourhood must connect residents with transport, services, green space and community life. The most effective strategy combines anticipatory design in new homes with assessed, staged retrofits in existing ones.

Why ageing-in-place design is urgent

Most housing was not built for changing abilities. OECD reporting from 2025 found that accessibility modifications are present in less than 20% of homes in the United States and Europe. In 2022, only 15.8% of EU and US households reported special accessibility features. At the same time, 77% of US adults aged 50 and over said they want to remain at home as they age.

These figures describe a gap between preference and the physical environment. An age-friendly project should therefore reduce barriers before a crisis, preserve resident choice and make later adaptation cheaper and less disruptive. Accessible housing is associated with a lower likelihood of nursing-home admission and less help needed with activities of daily living, although OECD notes that evidence is mixed on whether individual features such as grab bars or rails prevent falls on their own.

What ageing in place means in architecture

Ageing in place means being able to remain in a familiar dwelling or community while needs change, with appropriate adaptations, services and support. It is broader than designing for a particular age group and different from treating accessibility as a medical add-on. WHO’s age-friendly-home guidance describes life-course suitability, level access, connection to the outdoors, neighbourhood integration and capacity for assistive technology.

Assisted living and long-term residential care provide more organised support, but they can still contribute to ageing in place when residents retain continuity of place, relationships and access to familiar services. The design question is not simply whether care is delivered at home or in a facility; it is whether the setting preserves autonomy, safety, social connection and meaningful control.

The five scales of an age-friendly project

1. Dwelling

  • Provide a step-free entrance where feasible, with a threshold that does not create a trip hazard.
  • Use clear, navigable circulation with turning space for mobility aids and enough width for a helper when needed.
  • Plan a bedroom and full bathroom on an accessible level in a new home or major renovation.
  • Reinforce bathroom walls so grab bars can be installed later, and allow for a level-entry shower and shower seat.
  • Use even, glare-controlled lighting, illuminated controls and switches that can be reached without stretching or bending.
  • Keep handles, outlets, thermostats and storage within comfortable reach; choose controls that remain legible for people with reduced vision or dexterity.
  • Maintain a visual and physical connection to outdoor space where possible, because access to daylight, fresh air and a garden or balcony supports orientation and wellbeing.

These provisions are adaptable infrastructure. They do not require a home to look institutional, and they can benefit people recovering from injury, living with a temporary limitation or caring for another person.

2. Building and shared spaces

Multi-unit housing needs more than an accessible apartment. Elevators or equivalent step-free routes, visible wayfinding, places to sit and well-lit entrances allow residents to move through the building confidently. Balconies, common rooms and other informal meeting points support social contact without requiring a formal programme. Layouts should accommodate carers, family members and visitors without blocking circulation or compromising privacy.

3. Neighbourhood

A dwelling cannot compensate for an unsafe route to the bus stop, clinic or grocery shop. Age-friendly planning therefore includes affordable, accessible public transport; continuous footways; safe crossings; benches at useful intervals; adequate lighting; legible public buildings; green areas; and opportunities for social participation. OECD recommends mandatory accessibility norms for public transport and public-access buildings and warns that isolated, small-scale initiatives have limited effect without wider coordination.

4. Care and community

Care planning should be integrated with housing and public life. A development may include visiting-care accommodation, communal dining, activity rooms or flexible units that can accept equipment and carers. Long-term residential care can support ageing in place when it connects residents with family, services and familiar surroundings rather than separating them from community life. Ireland’s 2026 Universal Design Guidelines add infection prevention, physical activity, social connection, sustainability and climate resilience to the planning brief.

5. Technology

Specify technology only after identifying a problem to solve: an emergency alert, remote rehabilitation, medication support, communication or environmental control. Check consent, privacy, maintenance, connectivity and accessibility before installation. Devices should have clear failure procedures, manual alternatives and support for changing eyesight, hearing or cognition. OECD reported that only 10 of 28 responding countries said public funding covered digital tools for ageing in place, so affordability and eligibility depend heavily on jurisdiction.

Approach Access and adaptability Services and social connection Care, control and resilience
Detached-house retrofit Can target the resident’s actual barriers, but existing structure may limit level access, circulation or bathroom relocation. Depends on the surrounding neighbourhood and the household’s ability to reach services. Retains maximum private control; requires a staged plan for care, maintenance, energy and climate risks.
Adaptable new build Can embed step-free routes, structural bathroom reinforcement, accessible-level sleeping and future equipment space from the start. Location determines proximity to transport, services and green space. Usually offers the lowest future disruption because adaptation is planned into the building; affordability and tenure still govern choice.
Cohousing or intergenerational development Shared design standards can improve access across homes and communal areas. Common rooms and shared activities can strengthen everyday contact, provided participation is voluntary and spaces remain usable. May support informal mutual help, but does not replace assessed care or guarantee privacy.
Integrated care housing Can combine accessible homes with spaces and infrastructure for support. Works best when connected to ordinary neighbourhood services and family networks. Offers more organised care while aiming to preserve continuity, autonomy and resident control; funding and eligibility vary by place.

How to retrofit after a fall, diagnosis or change in ability

  1. Start with an assessment. Record what is difficult, when it occurs and who provides help. An occupational therapist can observe transfers, bathing, cooking, entrances and routes through the home, then distinguish an immediate hazard from a long-term adaptation.
  2. Stabilise urgent risks. Improve lighting, remove loose rugs and obstructions, secure handholds, clear the route to the bathroom and address slippery or uneven surfaces. These actions do not substitute for a full design plan.
  3. Plan the accessible route. Map the entrance, living area, bedroom and full bathroom. Decide whether a threshold, door, stair, corridor or bathroom layout prevents independent movement, and identify where a helper needs space.
  4. Build in future capacity. During renovation, reinforce walls for grab bars, provide electrical capacity and data connectivity, reserve space for shower seating or equipment, and choose finishes that remain maintainable.
  5. Sequence work around disruption. Keep one usable bathroom and a safe sleeping route wherever possible. Complete structural and water-related work before finish upgrades, and document concealed reinforcement and service routes for future trades.
  6. Test the result with the resident. Check reach ranges, lighting, controls, transfers, door operation and outdoor access in real use. Revise anything that works on a drawing but not for the person who lives there.

Common design mistakes and how to avoid them

  • Single-feature thinking: A grab bar cannot fix a dark, narrow or slippery bathroom. Evaluate the whole route and the transfer task.
  • Late consultation: Retrofitting after finishes are installed costs more and may force compromises. Involve the resident, carers and relevant professionals during concept design.
  • Overreliance on devices: Alerts and sensors fail when connectivity, charging, consent or maintenance is overlooked. Provide a human response plan and a non-digital fallback.
  • Institutional appearance: Highly visible medical equipment can discourage use. Integrate supports into joinery, lighting and hardware while retaining clear function.
  • Ignoring the street: An accessible interior still isolates a resident if the pavement, crossing, bus stop or public building is inaccessible.
  • Assuming one code solves every need: No universal building code or single ideal floor plan applies. Local regulations, climate, tenure and the resident’s abilities must shape the specification.

What the evidence can—and cannot—claim

The strongest practical case for ageing-in-place architecture is barrier reduction, preserved choice and lower future disruption. OECD’s findings support an association between accessible housing and reduced reliance on institutional care or help with daily activities, not a guaranteed outcome for every resident. Individual products should not be marketed as proven fall-prevention measures without stronger evidence.

“Developing guidance for the design of housing represents another way for governments to support better accessibility and climate resilience of housing, adapted to the needs of older people.” — OECD, The Economic Benefit of Promoting Healthy Ageing and Community Care (2025)

Architectures of Ageing in Place, edited by Anuradha Chatterjee and published by Routledge in 2026, is a 222-page first edition examining purpose-built and refurbished high-rise and medium-rise integrated communities that accommodate housing and care needs of older people ageing in place. It is most relevant to architects, planners, students and housing researchers developing projects across these scales.

Practical conclusion

Design for ageing in place before a crisis, assess the whole journey from home to neighbourhood, and treat adaptability as part of construction quality. A successful project gives residents safer movement, easier care, social connection and the ability to remain in a familiar setting without assuming that one product, plan or technology will fit everyone.
