XSpace Houston has announced that its planned commercial development at 7022 Old Katy Road in Houston’s Design Center broke ground in April 2026, with delivery projected for Q1 2027. The available project announcements do not confirm that wall construction has begun, so that specific milestone remains unverified.

What is confirmed about construction?

XSpace announced on April 20, 2026, that the project had broken ground and identified KDW as its construction lead. The developer’s project page gives Q2 2026 as the groundbreaking period and Q1 2027 as the projected delivery date. These are the company’s stated schedule and milestone; neither source specifies that walls are underway. XSpace project page · XSpace announcement

The title’s claim that wall construction has begun therefore cannot be confirmed from those announcements. Groundbreaking indicates a project start, but it does not establish the status of a particular building component. The older Texas Department of Licensing and Regulation filing also does not document current site progress.

What is planned at 7022 Old Katy Road?

XSpace describes customizable commercial units ranging from 400 to 10,000 square feet. Planned features include drive-up access to most units, a car elevator, secure gated access, a backup generator, a loading dock, temperature control, and shared conference, kitchen, and shower facilities. These are amenities represented by the developer, not confirmation that they are built or operational. XSpace project page

Why do reports give different unit counts and dates?

The project figures come from different sources and points in time, and should not be treated as interchangeable. The TDLR record is an earlier regulatory filing; the later figures are reported in 2026 coverage or stated by the developer.

Source and date What it says How to read it
Texas Department of Licensing and Regulation filing, 2023 84 units; 117,000 square feet; estimated cost of $22,017,000; estimated construction dates of December 12, 2023 through December 31, 2024. Original filing scope and estimates, not evidence of current progress or the latest schedule. TDLR
Bisnow, April 14, 2026 $29 million loan and 86 planned commercial condominium units. Later independent reporting with a different unit count from the earlier TDLR filing. Bisnow
XSpace project page, current schedule Groundbreaking in Q2 2026; projected delivery in Q1 2027. Developer’s stated project timeline. XSpace

Because the 84-unit filing and the 86-unit report describe different dated project information, the sources do not establish which figure represents the final configuration. The TDLR construction dates are likewise original estimates; they should not be mistaken for the current schedule.

What has XSpace said about sales?

On June 17, 2026, XSpace said that more than 35% of the development had sold as Phase 2 presales neared completion. That is a company-reported sales figure, not an independently audited statistic. XSpace
