Willow Crossing is a manufactured-home community on the south side of future 14th Street and east of future Northrup Avenue in Fort Lupton. The March 2023 plat-amendment narrative described a roughly 127.5-acre, land-lease development with homes built to HUD standards, an amenity center, pocket parks and connecting trails. Those were proposed project features, not confirmation that every feature has been completed.
The 2026 city assessment describes six home models of approximately 1,400 to 1,700 square feet: five three-bedroom plans and one four-bedroom plan. It also characterizes the amenities as resort-style. Models and availability may change, so confirm current offerings with the community.
How many homes will Willow Crossing have?

Is Willow Crossing still under construction?
The 2026 assessment calls the community newly opened. The city’s construction-project page says Phase 1 home building is underway, homes are moving in and streets are complete. Because the page’s status text is undated, it does not show when those milestones were reached or establish the project’s precise status today. It also mentions a non-potable pump awaiting pressurization and testing; that item should not be treated as a confirmed current status without a newer city update.

What roads and connections are part of the project?
The 2023 project narrative planned construction of the south half of 14th Street along the site frontage and the east half of Northrup Avenue, connecting 9th Street to 14th Street. It also described coordination with nearby Cottonwood Greens for a paved 14th Street connection between County Road 29 and County Road 31, plus proposed trails linking the communities across the Fulton Ditch.
The city’s construction page identifies 14th Street drainage from the ditch to Northrup Drive as part of the project and reports streets complete. The undated status does not confirm completion of all drainage, pump testing or other infrastructure work.

The city page reports that homes are moving in, while the 2026 assessment describes Willow Crossing as newly opened.
