Before choosing student housing near Oregon State University, compare four things: the full cost, the lease and application terms, the condition and safety of the home, and the time it will take to reach campus and daily essentials. A lower advertised rent or a closer address does not automatically make a better choice. Check current listings, inspect the property, and read every lease term before committing.
Start looking before your current lease ends, as OSU advises. Give yourself time to compare options, ask questions, and confirm what each property actually costs. Availability and prices change, so use current quotes from listings and property managers rather than treating undated sample figures as a snapshot of today’s Corvallis market.

Start with the full cost, not the advertised rent
Rent is only one part of a housing budget. OSU recommends considering housing costs beyond rent, but its published example ranges do not have a clear survey date. Treat them as reminders of what to budget for—not as current Corvallis averages. Ask each landlord or property manager for current, written amounts.

- Utilities: Ask which services are included, which are billed separately, how charges are calculated, and whether bills are shared among occupants.
- Internet: Check whether service is available at the exact address, which providers serve it, and whether setup or equipment charges apply.
- Laundry and parking: Confirm whether these are included or carry separate fees, and whether parking is actually available to your unit.
- Food and transportation: Estimate your own regular expenses based on where you shop, work, and travel. Fareless local transit can help, but other trips may still cost money.
- Household setup: Budget for furnishings and other essentials if the unit is not furnished or equipped for your needs.
Build an estimate using your household size and likely usage rather than relying on a generic utility figure. Ask whether any fee is recurring, variable, or one-time, and request an explanation of how variable charges are allocated.

For a useful comparison, make the same list for each home and calculate a normal month rather than comparing rent alone. For example, a listing with a lower rent may have separate utility, laundry, internet, or parking charges; a higher advertised rent may include some of those costs. No current official typical amounts for these expenses are published, so the meaningful figures are the current written quotes for the specific properties you are considering.
Calculate the cash needed before move-in
Monthly affordability and move-in affordability are different questions. Add application and screening charges, any deposit, the first rent payment, and required setup costs. Confirm when each amount is due, which payments are refundable, and the terms for any deposit return. Get the amounts and deadlines in writing before paying or signing.
Ask for an itemized explanation of the cash due at each stage, from submitting an application through getting the keys. Distinguish application or screening charges from deposits and rent, and do not assume that a fee is refundable unless the written terms say so. Keeping this information together makes it easier to compare homes and avoid discovering a required payment only after you have started an application.
Read the lease and application terms before you commit
OSU describes a lease as the official contract for a rental. Read the full document before signing; do not assume a listing description or a conversation overrides its written terms. If a promise or change matters to your decision, ask for it to be included in the lease or documented in writing by the property manager.
Check the terms that affect your day-to-day responsibilities
- People and place: Verify the unit or room, the named tenants, and any other authorized occupants.
- Dates and payments: Confirm the lease start and end dates, rent amount, due date, payment method, and any late or other fees.
- Utilities and services: Identify who pays each utility and how shared or variable charges are handled.
- Guests, pets, and parking: Check the specific rules that apply to your household and vehicle.
- Repairs: Find out how to report maintenance, what information to provide, and whom to contact for urgent problems or after-hours issues.
- Changes to the tenancy: Review renewal, subletting, and early-termination terms before assuming you can leave, replace a roommate, or continue renting on the same terms.
Also check that the document you are asked to sign matches the arrangement you were shown: the correct room or unit, the expected occupants, and the dates you discussed. Read fee and utility provisions carefully, including any explanation of how a shared charge is divided. If you do not understand a clause, ask for a plain-language explanation and take time to review it before signing rather than relying on an informal summary.
Understand roommate liability and screening
Ask whether each roommate signs an individual lease or whether all tenants share responsibility under one lease. Those arrangements can affect what happens if one person does not pay or leaves; have the property manager explain the written terms rather than relying on a general assurance.

Students without established rental or income history may be asked for a co-signer, according to the Corvallis Living Guide. Before applying, ask the property manager about screening criteria, required documents, deadlines, all application charges, and whether a co-signer is acceptable. This helps you avoid paying charges for an application that cannot meet the stated requirements.
Do not assume every property uses the same screening process. Ask what information you need to provide, how a co-signer is evaluated if one is required, and when the application must be complete. These questions are especially useful if you are coordinating with roommates or need to arrange documents before a deadline. Request answers in writing so that all applicants are working from the same requirements.
Inspect condition, safety, and maintenance
A viewing is your chance to check the actual unit and the path you will use to enter and leave it. If you cannot inspect in person, ask for a live video walkthrough and clear answers about any areas you cannot see; do not treat staged photos as a substitute for checking important details.
Use a practical walkthrough
- Test doors and windows, including locks and latches.
- Look for adequate lighting indoors and outdoors, especially along the entrance and the route to the street or nearest transit stop.
- Look for visible water damage and ask about any stains, odors, or repairs that appear unfinished.
- Check appliances, plumbing fixtures, heating, and cooling. Ask what is included and how to report a failure.
- Look at smoke alarms and common areas, and ask who is responsible for maintaining shared spaces.
- Walk from the unit to the street or bus stop at a time that gives you a realistic sense of lighting and access.
The Corvallis Living Guide flags sufficient outdoor lighting. OSU’s community-resources page points students to tenant help for concerns including housing-code issues, essential maintenance failures, and security-deposit disputes. These resources do not replace your own walkthrough or establish the condition of a particular property.
Use the viewing to ask practical questions as well as to look around. Find out how maintenance requests are submitted, what information the manager needs, how urgent repairs are handled, and who can be reached after hours. A clear reporting process matters if an essential system or appliance fails. Ask about the responsibility for common areas, too, so you understand who to contact if a shared space needs attention.

Document the unit’s condition
Before moving belongings in, record existing damage in writing and take dated photos. Keep a copy of any move-in condition form and send the property manager a written record of issues you want noted. This creates a clear reference if questions about damage or a deposit arise later.

Compare location by real travel time
Distance on a map is not the same as a workable commute. Check travel times from the exact address to your classes, job, grocery store, and other regular destinations at the hours you will actually travel. Include the walk to a stop, waiting time, transfers, and the service available when you expect to return.
Compare a complete trip, not just the distance between the home and campus. Check whether the walk to the stop is practical, whether service lines up with the times you need to leave or return, and whether an evening schedule works for your routine. Also consider regular trips to work and groceries, not only the campus commute. A location that looks farther away may be worth considering if its route and schedule fit; a nearby address may still require a travel plan that does not suit your hours.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteUse fareless transit as one part of the comparison
The City of Corvallis says, “Yes, all CTS riders can get on the bus without paying a fare,” in its Transit Operations Fee – FAQs. The Linn-Benton Loop is also fareless and connects campus with Albany. That can make a home farther from campus worth comparing with a more central address, but only if the route works for your schedule. Check current routes and timetables, stop locations, evening service, and the cost of trips on other systems before deciding.
The City reported approximately $1.4 million in revenue from the Transit Operations Fee in 2025. That is a City-reported transit funding figure, not a measure of a renter’s transportation costs or a guarantee about the service at a particular address.
Know the local rules and where to get help
The City of Corvallis identifies Oregon Revised Statutes Chapter 90 as the state law governing residential landlord-tenant relationships and provides rental housing information and local resources. Rental properties within city limits are required to register with the City’s Rental Housing Program, which provides education and information about local rental trends and helps community members navigate rental questions.

The City program also provides information about fair housing and landlord-tenant matters. Use the City’s resources when you need a local starting point for a rental question; OSU lists tenant support for housing-code concerns, essential maintenance failures, and security-deposit disputes. These resources can help you understand where to turn, but they do not verify the condition or availability of a particular listing.

Frequently Asked Questions
What should I look for in student housing near OSU?

How far from campus should I live?
There is no single best distance. Check actual travel time from the exact address to classes, work, groceries, and other regular destinations at the times you travel. The City of Corvallis states that all CTS riders can board without paying a fare, and the Linn-Benton Loop is also fareless. The available fare information does not establish a separate student-only fare rule. Check current routes and schedules, and budget for travel on other systems if you use them.

The Bottom Line
Choose based on the whole arrangement, not one number or a map pin: compare current total costs, read the lease, inspect and document the unit, and test the trip you will actually make. CTS and the Linn-Benton Loop are fareless, but a route must still fit your schedule.
