Before you sign, verify that the apartment is approved for residential occupancy, inspect the entire fire escape route, and check alarms and basic services. Then assess the store while it is operating: hours, deliveries, equipment, waste, ventilation, noise and odors can all affect daily life. Building and tenancy rules vary by location, so confirm local requirements with the relevant authority.
Confirm the apartment is legal and safe to occupy
Ask whether the unit and each bedroom are approved for residential use, and find out how to check the building’s permits, history and violations. New York City’s Department of Buildings advises prospective renters to review building records and required safety measures. Its guidance includes checking for two ways out in case of fire, smoke and carbon monoxide detectors, and a window in every bedroom. Trace the full route from the apartment to the outside. Ask which entrances and stairs residents may use, where the fire escape leads, and whether every shared route is clear and usable when the store is open or closed. Check what alarms are installed and where they are located. A shop’s own compliance does not by itself establish that the apartment’s escape route or alarm provision is adequate; requirements depend on local law and the building’s configuration.

Assess the store during real operating conditions
If possible, view the apartment while the business is open and again around opening or closing. A quiet viewing outside business hours may not reveal the conditions residents experience day to day.

- Ask about usual opening and closing hours, including early or late deliveries.
- Find out what equipment operates below the unit and when it runs. Listen in rooms directly above it for noise or vibration.
- Locate the store’s exhaust outlets and notice whether cooking or other process odors reach the apartment.
- Ask where shop and residential waste is stored, how often it is collected, and whether collection times create noise or odors.
- Look at delivery and stock-storage areas. England’s Home Office shop fire-risk guidance says delivery quantities and stock storage should be considered in fire-risk assessment; poorly stored excess deliveries and combustible packaging can add fire risk. These are checks for possible impacts, not a prediction that every business will cause disturbance.
Look for pests, waste and maintenance issues
Inspect the kitchen, areas around pipes, shared waste spaces and any accessible storage. England’s guidance for tenants recommends looking for droppings, nests, holes and gaps that may indicate pest access. Ask how rubbish is stored and collected, and who responds if pests appear. During the viewing, run the taps and shower, flush toilets, and check hot water and drainage. Look for working ventilation and adequate lighting, and assess whether the kitchen is usable and the entrances feel secure. England’s tenant guidance also advises checking security, kitchen facilities and refuse provision.

Read the lease for who is responsible for repairs and for maintaining shared entrances and facilities. Check how access to the building and waste areas works, and how to report issues with plumbing, alarms, ventilation, noise, odors or pests. Ask who receives reports and how residents can contact them; write down any commitments made at the viewing.

- What are the store’s normal hours, and when does it receive deliveries?
- What equipment runs beneath the apartment, and at what times?
- Where do residents and the business put waste, and how often is it collected?
- Where are exhaust outlets, and can they be smelled or heard inside the unit?
- Which entrance and stairs are for residents, and what is the fire escape route?
- Are the unit and bedrooms approved for residential occupancy, and where can I check permits or violations?
- Who handles repairs to shared entryways, alarms, plumbing and ventilation?
- How should I report a noise, odor, pest or safety problem, and who responds?
Keep notes about what you observe and get important answers or promises in writing. A viewing is useful due diligence, but it cannot establish on its own whether a later disturbance meets the legal threshold for a complaint.
