An open-concept home has connected living spaces with fewer partitions, often joining the kitchen, dining area, and living room. “Open concept” describes the layout, not whether a particular wall can safely be removed. Before demolition, identify the wall’s role and check permit and inspection requirements with the local building department.

Before You Remove or Widen a Wall

Use this order to plan the work. Local requirements vary, and guidance from one jurisdiction does not determine what applies to a home elsewhere.

  1. Clarify the proposed change. Decide whether the project involves removing a wall, widening an opening, or changing room use. These can have different design and approval requirements.
  2. Determine the wall’s role. A wall may carry loads, provide bracing, separate fire areas, or be masonry. New Zealand Building Performance advises getting professional advice when work is close to or involves potentially load-bearing walls. An appropriately qualified local professional can assess the particular building.
  3. Ask the local building department about permits and inspections. Do this before demolition. Rules differ by place and project scope: Fairfax County and Guelph include non-load-bearing wall work among alterations that may require a permit, while Oregon describes its own exemptions and advises contacting the local building department when uncertain.
  4. Prepare the documentation the authority requests. Requirements vary. Guelph’s guide calls for existing and proposed floor plans and, for removal of a load-bearing wall, joist direction and span, proposed beam size and span, and information showing adequate support to a foundation or pad footing.
  5. Follow the applicable review and inspection process. Bellevue describes plan review and inspection stages for the permit path covered by its guidance. Confirm the relevant process with the authority where the property is located; no single schedule applies everywhere.

What to Check in the Local Permit Process

Do not assume that an interior wall can be removed without approval just because it is not load-bearing. Fairfax County lists removal of a wall, including a non-load-bearing wall, among residential interior alterations requiring a permit in that jurisdiction. Guelph also says adding or removing load-bearing and non-load-bearing walls may need a permit. Oregon sets out its own exemptions. These examples show why homeowners should check local rules rather than apply another place’s requirements to their home.

Ask the local authority which plans, structural details, reviews, permits, and inspections apply to the exact project. If the wall may be load-bearing or provide bracing, get professional advice before proceeding. New Zealand Building Performance specifically recommends advice from an expert such as a Chartered Professional Engineer, Registered Architect, building consultant, or Registered Building Surveyor for work close to or involving potentially load-bearing walls. The information requested depends on the local process and the proposed work. Guelph’s guide asks for existing and proposed floor plans. When removing a load-bearing wall, it also asks for joist direction and span, proposed beam size and span, and evidence of adequate support to a foundation or pad footing. Do not treat this list as universal; ask the authority what is needed for your project.
