Thompson Thrift has secured $463 million in floating-rate bridge financing—also called construction take-out financing—for eight newly delivered Class A apartment communities in Florida, Georgia and Arizona. JLL’s Capital Markets group arranged the loan for Thompson Thrift, and Barings provided it. The proceeds retire the existing construction loans on all eight properties, which were delivered in phases during 2025 and 2026.

What the transaction covers

The financing is secured by a portfolio of 2,412 apartments across eight communities. JLL announced the transaction on October 13, 2026, stating: “Working exclusively on behalf of Thompson Thrift, JLL secured the floating-rate construction take-out loan through Barings.”

A construction take-out loan is debt arranged after a project is completed or substantially delivered to replace the short-term loans used to build it. In this case, one financing package retires the prior construction debt across the entire eight-property portfolio rather than leaving each asset dependent on its original construction facility.

Where the eight communities are located

The properties span seven metropolitan statistical areas in three states. Two communities—The Stadler and The Hadley—are in the North Port-Sarasota-Bradenton MSA, while the other six are in separate markets.

Community Market State Units
Standard441 Orlando Florida 300
The Quinn Pensacola Florida 324
The Pullman Atlanta Georgia 276
Stella Phoenix Arizona 308
The Stadler North Port-Sarasota-Bradenton Florida 280
Verity Vero Beach Florida 276
The Junction at Rockledge Palm Bay-Melbourne-Titusville Florida 380
The Hadley North Port-Sarasota-Bradenton Florida 268

Community sizes range from 268 to 380 apartments. Across the portfolio, the average unit measures 1,023 square feet.

Why a construction take-out loan matters

Replacing short-term project debt

Construction loans are generally designed to fund development through completion, not to remain the primary financing after residents move in. A take-out or bridge loan provides a new capital structure once delivery milestones have been reached. The $463 million facility therefore marks a transition from construction financing to ownership and operations of completed communities.

Consolidating eight assets

Using one portfolio loan can align financing across multiple properties and markets. It also means the collateral is geographically diversified across seven MSAs instead of concentrated in one development. The transaction does not establish that the properties are cross-collateralized or that any particular recourse provisions apply; those legal terms were not disclosed.

Floating-rate exposure

The loan is floating rate, so its interest cost can change as the relevant benchmark moves. Floating-rate bridge debt can give a borrower flexibility while assets stabilize, but it also exposes cash flow to future rate increases. JLL’s announcement does not state the benchmark, spread, interest-only period, maturity, extension options or hedging arrangements.

What is known—and not disclosed—about the financing

The announced principal amount is $463 million, and Barings is the lender. The proceeds retire existing construction loans on all eight properties. However, the release does not disclose the following terms:

  • Interest rate, benchmark or spread
  • Loan maturity, extensions or amortization schedule
  • Loan-to-value ratio or debt yield
  • Portfolio valuation or individual property values
  • Apartment rents, occupancy or lease-up performance
  • Capitalization rates, reserves or recourse provisions

Those omissions make it impossible to calculate leverage, pricing or the portfolio’s implied value from the $463 million headline alone. The loan amount should not be treated as a valuation or as evidence of a particular equity contribution.

How the properties are positioned

JLL describes the communities as brand-new Class A assets with amenity packages aimed at renters seeking full-service apartment living. Reported features include:

  • 24-hour fitness centers and resort-style swimming pools
  • Resident social hubs with coffee bars
  • Pickleball courts
  • Dog parks with pet spas
  • Business centers
  • Smart-home technology
  • Full-size washers and dryers
  • Private balconies or patios

These are the physical and operational features identified in the announcement; the release does not provide property-by-property amenity inventories, operating results or resident-demand measurements.

What the refinancing means for the communities

For the eight developments, the immediate effect is a replacement of construction debt after phased deliveries in 2025 and 2026. The properties can now operate under a financing structure designed for completed multifamily assets while Thompson Thrift continues leasing, managing and stabilizing them.

The transaction also gives the portfolio a single institutional lender relationship through Barings and a single arranged facility through JLL. Whether that structure lowers total borrowing costs, changes ownership strategy or precedes permanent fixed-rate financing cannot be determined from the disclosed information. A floating-rate bridge loan is not the same as permanent mortgage debt, so a later refinancing decision could still be required as the communities mature.
