The Ritz-Carlton Residences Houston is actively selling at 2120 Post Oak Boulevard in Uptown. A buyer guide released October 26, 2026, reports 112 condominiums in a 45-story tower above a 156-room hotel, with prices from just over $3 million to more than $30 million and 13 plans ranging from approximately 2,200 to 9,800 square feet. Representatives expect groundbreaking in late October or November 2026 and completion in late 2029, but those are projections rather than guaranteed delivery dates.
Redeavor Group is identified as the developer’s exclusive marketing arrangement through Real Brokerage. Marriott International states that it does not own, develop or sell the residences. Buyers should obtain the current availability sheet, legal condominium documents and a unit-specific contract before relying on any advertised price, finish, amenity or schedule.

The published range is too broad for a single “typical” price. Unit value will depend on floor, orientation, view, terrace, interior finish package, parking and storage. The figures below come from the October 26, 2026 release and are reported project figures, not an independent appraisal.

Normalize each candidate rather than comparing headline prices. Request interior and exterior square-footage definitions, then calculate price per interior square foot while separately valuing the floor, exposure, view, terrace, parking allocation, storage and finish package.

Official materials describe private outdoor space, interiors by Rottet Studio and three kitchen palette choices. The primary-bath description includes Calacatta marble floors, mosaic marble detailing, a freestanding marble soaking tub, Kallista Central Park West fixtures and Toto toilets. Secondary baths are described with Kallista fixtures, glass shower doors and Calacatta porcelain tile.
Those descriptions are not a substitute for an incorporated specification schedule. Images, brands, fixtures, dimensions and finishes can change, and construction dimensions can differ from marketing drawings.
What amenities are planned for residents?
The residential lifestyle materials describe a private porte cochere, grand lobby, library, reception lounge and mail and package delivery. Outdoor areas include a landscaped pool deck, cabanas, sundeck, pool grill and bar.

Because some space is shared with hotel guests, confirm resident-only areas, guest access, operating hours, reservation rules, service charges and the consequences of any future amenity change before assigning a dollar value to them.
When will The Ritz-Carlton Residences Houston be finished?
Project representatives said groundbreaking was expected in late October or November 2026, with completion expected in late 2029. These statements describe an anticipated schedule, not a guaranteed closing date. Construction, permitting, financing and supply issues can move a projected milestone.
Before signing, ask the contract to define commencement, substantial completion, closing, extension rights, an outside completion date and the buyer’s cancellation or deposit-refund rights if delays pass the negotiated limit.
Can a buyer negotiate with the builder?
Possibly, but no concession is promised. The buyer guide identifies incentives, upgrades, options, closing-cost credits and other pricing concessions as subjects that can arise in new-construction negotiations.

Negotiated value can be offset by recurring HOA assessments, property taxes, insurance, parking costs and service charges. Obtain those figures and the assumptions behind the HOA budget before deciding that a credit makes one residence cheaper.

Should you bring an independent buyer’s agent?
The on-site sales team represents the builder or developer. The release recommends an independent buyer representative to evaluate pricing, plans, deposits, contract language, inspections and walkthroughs. Jeff Hillenbrand, a luxury-homes and new-construction specialist at New Homes Houston Texas, said in the October 26, 2026 release: “When you’re investing millions in a luxury residence, having someone exclusively focused on your interests isn’t a luxury—it’s a necessity.”
Builders often pay a buyer-agent commission in new-construction transactions, but that general practice does not establish the terms here. Confirm whether representation is recognized, how the agent must be registered and whether registration must occur before a first sales-gallery visit. Also confirm the commission arrangement directly with the agent and project.
What should buyers know about deposits and the contract?
A project-specific deposit schedule was not published. Do not assume that a standard resale contingency or a particular escrow release rule applies. Have qualified real-estate counsel review:
- Deposit amounts, installment dates, escrow holder and conditions for release
- Default remedies for both parties and the treatment of interest or forfeited deposits
- Financing contingencies and what happens if an appraisal or loan approval fails
- Construction-delay extensions, outside dates and cancellation rights
- Inspection, punch-list, walkthrough and closing procedures

The official disclosure says marketing images, floor plans, views, dimensions, materials, brands, fixtures, amenities and services are illustrative or subject to change. Plans may differ from the condominium declaration, purchase contract or as-built conditions. The developer reserves broad rights to modify features and designs.
Protect the purchase by matching the marketing plan to the legal unit description and by attaching a detailed specification schedule. It should identify the residence number, measurable areas, included appliances and fixtures, finish selections, parking and storage, and any promised upgrade. Preserve dated versions of the documents and ask counsel to explain which document controls if they conflict.

The Uptown/Galleria address places the project near The Galleria, River Oaks District, Memorial Park, cultural institutions, dining and luxury retail, according to the neighborhood materials. Location value should still be weighed against traffic, views that may change and the building’s final operating costs.
