McBride Homes has signed an agreement with the St. Louis County Port Authority to become master developer of the cleared former Jamestown Mall property at 101 Jamestown Mall in north St. Louis County. The October 27, 2026 announcement outlines a housing-led, mixed-use neighborhood with about 540 houses, 192 apartments, neighborhood retail, a grocery store and more than 38 acres of community amenities. McBride estimates construction of roughly 70 houses a year for about eight years, but that is a projection rather than a guaranteed completion date.
Who is developing the old Jamestown Mall?
McBride Homes is the selected master developer. The St. Louis County Port Authority owns the property and is the contracting authority under the agreement. McBride’s chief executive, Jake Eilermann, connected the project to the company’s local history, saying north St. Louis County was among the first communities where McBride began building nearly 80 years ago.

McBride also plans to work with Councilwoman Shalonda Webb on incorporating youth-sports uses. The announcement does not identify a grocery operator, specify individual retail tenants or publish a final design for the amenities.
When will the new Jamestown Mall homes be finished?
McBride estimates producing approximately 70 houses per year over about eight years. At that pace, the housing portion would extend through multiple construction phases, but the estimate is not a binding completion schedule. The public announcement does not provide a final delivery date for the apartments, retail, grocery store or amenities.
The site is ready for redevelopment after the mall’s demolition began in September 2023, finished in 2024 and the property was cleared by October 2025. Actual construction timing will still depend on final entitlements, permits, financing, infrastructure work and contracts that have not been publicly detailed.

How much will homes and apartments cost?
No home prices, apartment rents or release schedule have been announced. CBRE’s current property listing says “Contact Broker For Pricing,” which is marketing language for the cleared development site, not a price for future residences. Buyers and renters should wait for McBride to publish neighborhood-specific floor plans, specifications, fees and availability.

McBride’s announcement separates projected construction-period effects from the expected impact after the neighborhood is occupied:

How does this plan differ from earlier Jamestown studies?
The housing-led concept follows an earlier county feasibility process called Imagine Jamestown. That process favored an Ag-Food Technology Campus, while senior (55+) residential and agri-living were evaluated as an alternative. The McBride agreement represents a later redevelopment direction centered on homes, apartments and neighborhood services.
CBRE had marketed the cleared tract to developers and investors, reporting that its campaign reached more than 35,000 potential recipients. The current agreement identifies one master developer; there is no announced competing proposal to compare. Future phases can be evaluated by housing mix, apartment share, grocery and retail commitments, amenity acreage, youth-sports facilities, delivery pace, approvals and fiscal projections.

Until those items are published, the eight-year buildout should be treated as McBride’s current estimate, not a promise that every planned component will open on that timetable.
