The English Garden is a custom, single-level tiny home designed around a central living room, a two-seat kitchen bar and a double bedroom with a private en-suite. New Atlas reports that it measures 12 m by 4 m (39 ft by 13 ft) and is permanently installed on a coastal site—not built to be towed. That combination of width, room arrangement and fixed siting gives it an apartment-like feel, while keeping the home’s reported features in view rather than assuming what it would be like to live in.
Why this tiny house feels more like an apartment
The English Garden’s reported 4 m (13 ft) width gives its single-level plan room to spread across distinct living, cooking and sleeping areas. Rather than stacking functions around a loft, the layout runs from a central living room to a kitchen on one side and a double bedroom on the other. New Atlas describes the home as non-towable and permanently installed on a coastal site, so its apartment-like character is tied to a fixed location rather than a compact trailer footprint. New Atlas’s feature reports the dimensions and siting; these are not an independent survey.
How the rooms are arranged
Living room at the center
The living room acts as the hub between the kitchen and bedroom. New Atlas reports a sofa, several chairs, a large television, ceiling fan and mini-split air-conditioning unit. Double glass doors bring daylight into the room, according to the feature. The report does not identify the air conditioner’s brand, model or capacity.
Kitchen for everyday meals
The adjoining kitchen includes a breakfast bar with seating for two, along with an oven, propane-powered cooktop, fridge/freezer, farmhouse-style sink and cabinetry. The bar gives the couple a place to eat without requiring a separate dining room, while the kitchen’s reported appliances make it more than a kitchenette. New Atlas describes these inclusions; it does not provide appliance models or specifications.

Bedroom and private bathroom
At the opposite end, the bedroom has a double bed and wardrobes. New Atlas says there is enough headroom to stand upright. The bathroom sits beside the bedroom and is reached through it, creating an en-suite arrangement rather than a bathroom accessed from the living area. Reported fixtures include a glass-enclosed shower, vanity sink and flushing toilet.
Permanent construction, not a towable tiny home
New Atlas describes the exterior as finished with engineered wood and steel, with a metal roof, and says the home is permanently installed on a coastal site. Those details distinguish this project from a tiny house designed for regular road travel. The reporting does not establish this particular home’s insulation values, energy use, structural ratings, accessibility compliance or performance in coastal weather; those would need to be confirmed directly for any construction or site decision.

What is known about the price
The English Garden’s purchase price has not been reported. New Atlas stated on February 13, 2026, that South Base Tiny Homes’ Abel model had a starting price of NZD 230,000 (approximately US$137,000). That is a dated starting-price reference for a different model, not a quote or confirmed price for this custom home. New Atlas’s February 2026 report gives that context. South Base Homes’ official site presents its bespoke tiny homes and minor dwellings and showcases the English Garden, but its lineup or prices should not be treated as evidence of this home’s cost: South Base Homes.
