The Berkeley Adaptive Reuse Project Begins Construction Along the Atlanta Beltline

The former Myers Carpet building in Atlanta’s Berkeley Park is being redeveloped as The Berkeley, a retail-anchored commercial project with a planned Beltline-facing breezeway.

Construction began in August 2026 on The Berkeley, a redevelopment of the former Myers Carpet building at 1500 Northside Drive NW in Atlanta’s Berkeley Park neighborhood. The Atlantic Companies plans about 21,400 square feet of commercial space, with a covered breezeway connecting storefronts directly to the Beltline. Completion is projected for mid-2027; no public opening date has been confirmed.

What The Berkeley project will include

The Atlantic Companies is adapting the former Myers Carpet building, which dates to 1956, on a 2.7-acre site. The planned commercial program totals approximately 21,400 square feet:

  • About 17,400 square feet for retail, food and beverage, and showroom uses.
  • About 4,000 square feet for creative office space.

The figures and project plans were reported by Rough Draft Atlanta and Urbanize Atlanta. They describe intended uses, not a confirmed list of businesses.

How the redevelopment will connect to the Beltline

A covered breezeway is planned to run through the building, creating a common area with direct access between the Beltline and commercial storefronts. Urbanize Atlanta reports that the design includes skylights. The site sits along the Beltline’s Northwest Trail, and the breezeway is intended to make the shops accessible from the trail as well as from the surrounding streets.

The nearby Grove taproom and restaurant, operated by Monday Night Brewing, opened in 2025. It is adjacent to The Berkeley property, but separate from the planned Berkeley tenant mix. Rough Draft Atlanta reports that Monday Night Brewing partnered on the project’s branding, which uses the Northside Drive silo as a visual mark.

Construction schedule and nearby trail work

Construction on The Berkeley reportedly began in August 2026. The Atlantic Companies’ projected completion target is mid-2027, according to the October 2026 local coverage. That is a construction forecast, not a guaranteed opening date; the reports do not give a specific public opening day.

Separate Beltline work is also underway nearby. Urbanize Atlanta reports that Northwest Trail Segment 3B, a nearly one-mile section, is under construction and is planned to include a pedestrian bridge over Northside Drive and an elevated path beneath I-75. The report describes the broader Northwest Trail Segment 3 as a partially opened 1.2-mile section intended to link Ardmore, Berkeley Park, Brookwood, Collier Hills, and Loring Heights with the completed Northside Trail and Tanyard Creek Park. These are trail-infrastructure projects, distinct from construction on The Berkeley building.

Leasing, project team, and what is not yet known

Pre-leasing is underway, but the reports do not identify signed tenants for The Berkeley. Retail leasing is being led by SRS Real Estate Partners, with Brittany McCall named by Rough Draft Atlanta; Capital Real Estate Group is leading office leasing, with Paul Reese named as its contact.

The reported project team includes Gensler as architect, Kimley-Horn as civil engineer, Peter Constructive as general contractor, Westbridge as development consultant, and Good Company as branding consultant. The coverage does not state a published construction budget.

Andy Johns, a principal with The Atlantic Companies, described the development as a neighborhood-focused mix of retail concepts and a complement to The Grove and the Beltline. The planned categories are known, but the eventual stores, restaurants, and other occupants have not been announced in the reviewed reports.
