The unranked selection includes towable homes, a fifth wheel, cabins, shipping-container structures and a restored shed. Their common challenge is practical: make a small footprint work harder through movable furniture, expandable volume, built-in storage or careful reuse of a compact shell.

Because the original selection is deliberately broad and unranked, the most useful comparison is not “which is number one?” It is how each project solves space, installation, storage, daylight and utilities.
1. Elevate: put the bedroom away when it is not needed
Acorn Tiny Homes’ Elevate is a 24-ft (7.3-m) home whose double bed travels vertically on a motorized pulley-and-rail system. Lowered, it functions as a bedroom; raised, it frees the same floor area for a study. This is a direct answer to one of the hardest tiny-house problems: a bed occupies substantial area but is used for only part of the day.

The article reported a starting price of CAD 120,000, roughly US$89,000, in December 2023. That is a dated starting figure, not a current delivered price; options, taxes, transport, foundations and local approvals can change the total.
2. Vagabundo Flex: expand upward when installed
Vagabundo Flex is built on a steel platform that can be installed on a foundation or placed on a trailer. Its lifting roof allows the unit to become a two-story home, reaching a reported 20.3 ft (6.2 m) height and up to 300 sq ft (28 sq m) of interior area when expanded.
The design separates transport from occupation: a lower profile can be useful for moving, while the raised volume supplies more usable space on site. Anyone considering a similar system must check road-height limits, lifting clearance, structural anchoring and local rules for a raised or two-story dwelling.
3. Nomad 5th Wheel: a towable layout for five
Minimaliste’s 30.5-ft (9.2-m) Nomad 5th Wheel is designed to sleep up to five people. Its layout combines a gooseneck bedroom with a sofa bed and a dining area that converts for sleeping, concentrating private and flexible functions in a towable footprint.

The reported starting price was US$97,500 in 2023. The article cautions that options can add substantially to that figure. It also notes optional off-grid functionality, so buyers should distinguish the base specification from any solar, battery, water or waste upgrades and confirm the towing vehicle’s ratings.
4. Rising Sun: divide a shipping container into a complete home
UnContained Dreams’ Rising Sun uses a 40-ft (about 12-m) high-cube shipping container reported as 8 ft (2.4 m) wide. Within that narrow shell, the plan provides separate living, kitchen, bedroom, WC and bathroom areas.
The interest here is organizational rather than mechanical: a familiar industrial module is subdivided into recognizably separate domestic rooms. Container projects still require careful attention to insulation, condensation control, openings, structural reinforcement, services and the conditions of the site where the container will be placed.
5. Frankenshed: the smallest project is also a materials story
Frankenshed, by Archie Proudfoot, is a derelict shed restored with recycled components including old fence-post timber and a reused bed frame. The interior is deliberately personal and DIY rather than a standardized commercial package. The project was identified as the 2023 Cuprinol Shed of the Year winner.

Unlike the towable examples, this is best understood as adaptive reuse: the character comes from retaining and reworking an existing shell. A similar conversion would need a condition survey, moisture and structural checks, safe electrical work and confirmation of whether local rules permit occupation.
6. Bofin: make the floor itself storage
Modern Tiny Living’s 24-ft (7.3-m) Bofin organizes the interior around a raised living room. The elevation creates storage below, while built-in drawers, storage steps and bookshelves continue the same strategy vertically. Its U-shaped sofa is reported to seat up to six people.
This approach turns circulation and furniture into storage rather than adding separate cupboards that would consume floor area. The trade-off is accessibility: raised platforms and storage steps need safe edges, adequate lighting and a layout that remains practical when the home is occupied by several people.
7. Cascade Mini: combine a compact interior with outdoor rooms
TruForm Tiny’s Cascade Mini is reported at 38 ft (11.5 m) long with 350 sq ft (32.5 sq m) of interior floor area. A spiral staircase leads toward a rooftop terrace, and an outdoor deck lowers into place. It also includes a laundry room, an unusually service-oriented feature in a small dwelling.

The home can use an RV-style hookup or rooftop solar, giving it two utility pathways rather than one fixed operating model. Those options are not interchangeable everywhere: site electrical capacity, solar exposure, batteries, water supply, wastewater treatment and local code determine what “off-grid” or hookup-ready means in practice.
8. ANNA Stay 2.0: change the boundary between inside and outside
Caspar Schols’ ANNA Stay 2.0 is a 13-m (42-ft) cabin with wooden walls that slide open to create different degrees of enclosure. A downstairs bed and bathtub stow under the floor, while a loft bedroom is reached by a removable ladder.
Schols has described the redesigned mechanism as intended not to leak or admit drafts; that performance claim should be confirmed against the specific build and climate before purchase. The concept’s main contribution is spatial adaptability: the same room can act as sheltered interior space or an open-sided outdoor setting without adding a conventional extension.

Madeiguincho’s Vigia is a 7-m (23-ft) home on a double-axle trailer. Timber construction and generous glazing make daylight a central part of the interior, while a loft bedroom uses height instead of additional footprint. The bathroom has a separate outside access door, a practical detail for muddy boots, guests or outdoor use.

The article describes its solar system as enabling off-grid operation. That does not by itself establish year-round autonomy: actual performance depends on solar resource, battery capacity, heating and cooling loads, water storage and waste arrangements.
10. River Forest Lookout: use height as the extra room
Mark Derenthal’s River Forest Lookout raises two shipping containers 60 ft (18 m) above the forest floor in a fire-lookout-style structure. One container holds an open living area and the other a bathroom. A spiral stair connects the elevated dwelling to a rooftop terrace.
Here, the dramatic space-saving move is vertical placement rather than a transformable interior. The engineering and approvals are correspondingly demanding: foundations, wind and seismic loads, lifting operations, fire egress, stair safety and emergency access all matter before the architectural experience can be replicated.
How the designs compare in practical terms
Space-making mechanisms
- Move it: Elevate’s bed and Bofin’s raised living room reclaim floor area when functions change.
- Expand it: Vagabundo Flex raises its roof, while ANNA Stay 2.0 slides walls open.
- Use height: Nomad’s gooseneck, Vigia’s loft and River Forest Lookout’s elevated platform add usable levels.
- Reuse the shell: Rising Sun and the lookout adapt shipping containers; Frankenshed works with an existing shed.
- Extend outdoors: Cascade Mini’s lowering deck and rooftop terrace treat exterior areas as part of the usable program.
Mobility and installation
Trailer-based homes such as Elevate, Nomad 5th Wheel, Bofin, Cascade Mini and Vigia are designed around towing, road dimensions and a legal site for parking or occupation. Vagabundo Flex sits between mobile and fixed use because its platform can serve a trailer or foundation. Rising Sun and River Forest Lookout rely on container handling and substantial site work, while ANNA Stay 2.0 and Frankenshed are better read as cabin or shed projects than as ordinary road-towable houses.

Generous glazing defines Vigia, sliding walls define ANNA Stay 2.0, and decks or terraces broaden Cascade Mini and River Forest Lookout beyond their enclosed floor areas. These features affect privacy, weather protection, maintenance and energy demand as much as they affect appearance.
What this 2023 selection can—and cannot—tell you
The roundup is useful as a design catalogue, not as a ranked competition, code guide or current buying list. It supplies example dimensions and a few historical starting prices, but no market-wide cost study. A prospective owner still needs current quotes, a structural and services review, transport or crane planning, a legal-use assessment and a site-specific budget.
Its lasting lesson is more transferable than any one floor plan: in a small dwelling, space is created by changing when and where a function occurs. Beds can move, roofs can lift, walls can slide, floors can store equipment, and outdoor platforms can become rooms—provided the mechanism, structure, climate response and regulations are designed as carefully as the visual concept.
