Siding replacement cost in 2026 depends on the material, measured exterior wall area, location, and what the estimate includes. For current planning benchmarks, Homewyse’s September 2026 basic-installation estimates are $7.59–$12.94 per square foot for vinyl and $9.32–$15.28 for fiber cement; these are not guaranteed prices for a complete replacement project.
Use exterior wall coverage—not interior floor area—to compare estimates. Tear-off, disposal, repairs, trim, permits, taxes, contractor overhead, and access can materially change the total, so request local written bids with matching scope.
2026 Siding Cost by Material
The following figures come from sources with different dates and estimating methods. Treat them as planning benchmarks, not a directly comparable price list or a promise of what a contractor will charge. The U.S. Department of Energy (DOE) Building America Solution Center lists estimated installed costs; Homewyse publishes September 2026 basic-installation estimates with stated assumptions and exclusions.
| Material or category | Installed estimate | Source and context |
|---|---|---|
| Vinyl | $3.50–$8.50 per sq. ft.; Homewyse: $7.59–$12.94 | DOE Building America Solution Center; Homewyse September 2026 basic installation |
| Fiber cement | $7–$10 per sq. ft.; Homewyse: $9.32–$15.28 | DOE Building America Solution Center; Homewyse September 2026 installation |
| Metal | $10–$25 per sq. ft.; Homewyse: $9.20–$15.25 | DOE Building America Solution Center; Homewyse September 2026 installation |
| Solid wood | $7.50–$12.50 per sq. ft. | DOE Building America Solution Center estimate; includes types such as cedar shingles, clapboards, and tongue-and-groove |
| Cedar shingle siding | $12.95–$20.56 per sq. ft. | Homewyse September 2026 basic-installation estimate |
| Panel siding | $7.30–$11.34 per sq. ft. | Homewyse September 2026 estimate; panel siding is a product category, not a price for every engineered-wood product |
| Three-coat stucco | $8–$15 per sq. ft.; Homewyse: $11.25–$18.15 | DOE Building America Solution Center; Homewyse September 2026 installation |
| Masonry | $11.50–$15.50 per sq. ft. | DOE Building America Solution Center masonry category; not a separate current estimate for each brick or stone system |
Homewyse’s figures are estimates for basic installation, not a standardized survey of completed full-house replacements. Its estimate describes specified labor, standard supplies, equipment allowance, preparation and protection, setup, and cleanup. Removal is optional and debris disposal is separate. Its vinyl estimate excludes unspecified work, surface or fixture repairs, hazardous-material testing or remediation, sales tax, permit and inspection fees, and general-contractor overhead; Homewyse says to add 13%–22% if a general contractor supervises.

The DOE guide’s installed-cost table is a broad reference, not a September 2026 price update. Its figures and Homewyse’s current estimates use different methods and scopes, so avoid treating differences between them as a like-for-like price change. No national apples-to-apples dataset of completed 2026 siding replacements by material and standardized scope was identified.
How to Estimate Siding Area
Siding is measured from exterior wall surfaces, including applicable gable areas, rather than from a home’s interior floor area. The RSMeans comparative study describes measuring wall dimensions, adjusting for doors and windows, and adding gables. Homewyse asks users to enter finished surface area, including openings enclosed within it. Follow the measurement convention of the calculator or contractor estimate you are using.
For context, the 2023 RSMeans study estimated approximately 1,199 square feet of siding area for its 1,400-square-foot, one-story house model and about 2,373 square feet for its 2,700-square-foot, two-story model. These are example models, not conversion rules for other houses.

Its 2023 figures ranged from $2.75 for vinyl to $21.95 for stone veneer. These dated model results illustrate relative system costs in that study; they are not 2026 quotes or current replacement-price estimates.

A material’s installation benchmark does not necessarily include the full work needed to replace siding on a particular house. Before comparing totals, check whether each estimate includes the following items:
- Removal and disposal: Confirm whether existing siding removal is included and how debris disposal is charged. Homewyse lists removal as an option and disposal separately.
- Hidden repairs: Ask how damaged sheathing, framing, or trim will be documented and priced if discovered after removal.
- Water-management work: Specify any planned work on the weather-resistive barrier, flashing, and transitions around openings or wall penetrations. The exact scope depends on the existing wall and project.
- Trim and finish: Identify trim profiles, paint or factory finish, and any other finishing work included.
- Access and setup: Ask how height, scaffolding, and site access affect the estimate.
- Permits, taxes, and overhead: Confirm which local charges and contractor costs are included or excluded.
Location also matters. Homewyse asks users to enter a ZIP code and project details, while RSMeans applies city cost indexes. Neither national figure should be treated as a likely local invoice without the home’s location and a defined scope.

How to Compare Siding Materials
Compare more than initial cost: consider the home’s exposure to local hazards, upkeep and finish requirements, appearance, repairability, and availability of a qualified installer. The DOE Building America Solution Center compares relative material resistance to hazards including impact, fire, pests, moisture, and seismic activity. Its ratings are screening context, not product-specific warranties or guarantees.
| Material | Cost references in this article | Points to consider |
|---|---|---|
| Vinyl | DOE: $3.50–$8.50; Homewyse: $7.59–$12.94 per sq. ft. | Compare local installed bids and check product suitability for the home’s exposure and installation details. |
| Fiber cement | DOE: $7–$10; Homewyse: $9.32–$15.28 per sq. ft. | Confirm product-specific instructions, installer experience, and the scope for joints and cut edges. |
| Metal | DOE: $10–$25; Homewyse: $9.20–$15.25 per sq. ft. | Evaluate the selected product and installation system for local conditions. |
| Solid wood | DOE: $7.50–$12.50 per sq. ft.; Homewyse cedar shingles: $12.95–$20.56 | Product type and finish affect appearance, price, and maintenance. |
| Stucco | DOE: $8–$15; Homewyse: $11.25–$18.15 per sq. ft. | Make the proposed assembly and any removal or repair work clear in the estimate. |
| Masonry | DOE: $11.50–$15.50 per sq. ft. | The DOE range is a masonry category; obtain a system-specific local bid for brick or stone. |
In its relative hazard ratings, the DOE guide assigns metal high ratings for fire, pests, sustained moisture, and seismic resistance; it rates vinyl low for impact and fire but high for pests and sustained moisture. Fiber cement is rated high for fire, pests, and sustained moisture, and medium for impact and seismic resistance. These are guide-level relative categories, not a claim that every product performs identically. Check product testing and approved installation details for the specific house and conditions.

Ask each contractor to price the same product and scope. A useful written estimate identifies measurements and exclusions rather than presenting a material price as an all-in replacement total.

- Request the wall-area takeoff and the measurement convention used.
- Specify the same siding product, profile, and finish in each bid.
- Ask whether removal, disposal, barrier work, flashing, trim, painting or finishing, access equipment, cleanup, permits, taxes, and overhead are included.
- Ask how concealed rot or water damage will be approved and priced, and whether repairs have written unit prices or an allowance.
- Compare exclusions and warranty terms alongside the totals.
The checklist is a way to make bids comparable; not every listed item will apply to every project. Homewyse’s stated exclusions and RSMeans’s location adjustments demonstrate why scope and location should be visible in any comparison.

How much does siding replacement cost per square foot in 2026?
There is no single standardized national replacement price. For basic installation, Homewyse’s September 2026 estimates are $7.59–$12.94 per square foot for vinyl and $9.32–$15.28 for fiber cement. Its scope excludes some items that may be part of a full replacement, so compare local estimates with the same inclusions.
Is siding priced by house floor area?
No. Siding is measured from exterior wall surfaces, with applicable gables and openings handled according to the estimate’s method. Floor area alone does not establish how much siding a house needs.

Do siding installation estimates include removal and disposal?
Not necessarily. Homewyse lists removal as an option and debris disposal separately, and its estimates have other exclusions. Ask the contractor to state whether tear-off and disposal are included in the quoted total.
Why are the DOE and Homewyse cost ranges different?
They are different types of estimates with different methods and scope. The DOE Building America Solution Center provides broad estimated installed costs, while Homewyse gives September 2026 basic-installation estimates with stated assumptions and exclusions. They should not be treated as directly equivalent quotes.
What should I compare in siding bids?
Compare the measured wall area, siding product and profile, removal and disposal, repair process, barrier and flashing work, trim, finish, access, permits, taxes, overhead, exclusions, and warranty terms. Ask each contractor to price the same written scope.
