Seaholme: An Innovative Tiny House Built From Two Shipping Containers

Seaholme pairs two extra-wide container units in an L-shaped tiny home, with separate entrances, covered outdoor space and no internal connection between the units.

Seaholme is a two-container tiny house in Sawtell, New South Wales, created by Modulate in collaboration with Baldwin Building Group. Its defining trade-off is clear: the living and kitchen spaces sit in one container, while the bedroom and bathroom occupy a second, separate unit. They have their own exterior entrances and no internal connection.

How Seaholme is laid out

New Atlas describes Seaholme as two custom extra-wide container units arranged in an L shape. Each measures 6 m × 3.5 m (19.8 ft × 11.6 ft). The feature says each unit is about 1.1 m (3.7 ft) wider than a typical container of standard length. These are project dimensions reported by New Atlas, not a general specification for container homes.

That separation is a major practical consideration. Moving between the kitchen and bedroom means going outside, rather than passing through an interior hallway. New Atlas notes this may be less suitable in colder climates; that is an observation about the arrangement, not measured evidence of thermal performance.

Covered outdoor space is part of the design

A roof structure shelters the two units and extends over a porch and carport. The living room’s large sliding glass door opens onto the outdoors, while a kitchen serving window connects with a porch table and bench seating. These features make the outdoor area an extension of the home’s living and dining arrangement, though the feature does not quantify weather protection, insulation, or energy performance.

One container is partially finished in a composite described by New Atlas as 60% recycled timber and 40% recycled plastic. That percentage applies to the described exterior composite; it is not a claim about the recycled content of the whole house.

What is inside

Kitchen and living area

The kitchen includes an induction cooktop, oven, hidden fridge/freezer, sink, shelving, stone countertop and handmade tiles. The living room has a sofa, concealed storage and room for books. New Atlas does not identify appliance brands or model numbers.

Bedroom and work area

The bedroom contains a double bed, a full-height wardrobe with overhead storage, and a built-in desk with shelving. The feature says the owner works from home, so the desk serves as a dedicated work area within the bedroom container.

Bathroom and laundry

The bathroom has a large wet-room-style shower, toilet and laundry area. New Atlas says it was built with accessibility in mind, but does not provide dimensions, identify an accessibility standard, or report certification. That description alone cannot establish whether the room will meet a particular person’s access needs or a regulatory requirement.

What the feature does—and does not—tell prospective buyers

New Atlas’s feature, published July 6, 2025, identifies Modulate as the maker and Baldwin Building Group as its collaborator. It gives no price for Seaholme. It also does not establish whether the model is currently available to order, what delivery or warranty terms apply, whether the design can be adapted, or what approvals, site work and utility connections would cost. Ask the builder and relevant local authorities for project-specific details rather than treating the featured home as a ready-to-order package.

For a comparable container-home project, clarify the points that the feature leaves open:

  • Whether the design uses one unit or multiple units, and whether all rooms connect internally.
  • How covered outdoor areas, glazing, insulation and heating or cooling are specified for the site and climate.
  • Which accessibility dimensions or standards are included, if accessibility is a requirement.
  • What the quoted price covers, including transport, foundations, site preparation, utility connections and approvals.
  • Current availability, customization options, delivery schedule and warranty terms.
