Improving an office property’s curb appeal and interior finishes works best as a targeted tenant-experience project, not a cosmetic shopping list. Start by identifying the building’s strengths, the occupants you need to attract, and the shared spaces they use most. Then concentrate limited funds on visible exterior elements, entrances, lobbies, elevator cabs, toilet rooms and other high-traffic areas, with work phased to protect operations.
The recommendation comes from Building Design + Construction’s November 3, 2010 article “11 tips for office renovation success,” which presented practitioner advice for office buildings and interiors. It remains useful as a planning framework, but it is not a current cost guide, product specification or guarantee of faster leasing or higher property value.

The original advice asks owners to consider how an office building is remembered from outside and how its common areas feel once visitors enter. Its examples are deliberately practical: landscaping, aesthetic appeal, signage and seasonal flowers outside; elevator cabs, toilet rooms, lobbies, carpet, paint colors and ceiling tiles inside.
Those elements are connected. A well-maintained approach can create a stronger first impression, but a dated lobby or neglected toilet room can undo it within minutes. Conversely, a restrained exterior refresh will not compensate for worn finishes in the spaces employees, tenants and visitors use every day.

Begin with the property and tenant strategy
Define the outcome
Write down the business objective before selecting finishes. You may be preparing vacant space for leasing, repositioning a tired multi-tenant campus, improving an owner-occupied workplace, or correcting an obvious maintenance problem. Each objective changes the appropriate level of investment and the spaces that deserve attention first.

Pick the symptom - the matching free tool is one click away.
- Leasing or repositioning: focus on the arrival sequence, shared amenities and the visual cues prospective occupants evaluate during a tour.
- Existing-tenant retention: prioritize daily comfort, cleanliness, wayfinding and reduced disruption.
- Owner occupancy: align finishes with the organization’s identity while preserving durability and easy maintenance.
- Deferred-maintenance correction: address water intrusion, unsafe surfaces, failed lighting, accessibility issues and building-envelope defects before decorative work.
Understand the building’s strengths
Inventory what already works: a distinctive entry, mature trees, a prominent corner, daylight in the lobby, an attractive structural grid or a recognizable architectural style. Improvements should reinforce those assets rather than impose a disconnected look. A modest sign replacement may be more effective than an expensive façade treatment when the building’s location and massing are already strong.
Describe likely occupants
List the tenant types the property is intended to serve and what they are likely to notice. A professional-services building may need a quiet, composed arrival experience; a campus with many smaller tenants may benefit from clear directories, durable finishes and landscaping that looks good through the seasons. The source advises making choices for potential tenants rather than selecting finishes in isolation.
Exterior upgrades that improve curb appeal
Landscaping and seasonal planting
Landscaping is one of the source’s named ways to make a property memorable. Inspect the entire approach: street edge, parking-lot islands, pedestrian route, entrance bed and views from neighboring properties. Remove dead material, repair damaged edging, prune for sightlines and make sure plantings do not hide signs, lighting or accessible routes.
For multi-tenant campuses, the article specifically mentions seasonal flowers. Use them where a concentrated display improves the arrival point or helps distinguish buildings, and plan irrigation, replacement and winter appearance before committing to a planting scheme. Seasonal color should support the building’s identity, not become a high-maintenance feature that quickly looks neglected.

Signage and wayfinding
Signage is both a visual element and a navigation system. Review the property name, building numbers, tenant directory, parking signs, accessible-route signs and entrance identification as one family. Check legibility from the road and from a driver’s stopping point, contrast in daylight and at night, mounting condition, illumination and consistency of typography.
Colleen McCafferty, LEED AP, Corporate Interiors Team Leader at Hixson, said in the 2010 article: “It’s usually cost-effective to freshen up your signage.” That is a historical professional opinion, not a current universal cost claim. Obtain present quotations and confirm local sign, lighting, zoning and accessibility requirements before treating replacement as inexpensive.
Entry sequence and visible maintenance
Walk the route a first-time visitor takes. Look for cracked paving, standing water, faded striping, overflowing bins, dirty door hardware, burned-out fixtures and doors that are difficult to open. These conditions can make a property feel poorly managed even when the architecture is attractive. Correcting them may be more valuable than adding decorative features.
Coordinate exterior work with operations
Landscape, sign and pavement work can interfere with parking, deliveries and accessible routes. Schedule closures, temporary wayfinding and contractor access before work begins. Keep an unobstructed, well-marked route to the operating entrance throughout the project.

Interior common areas to refresh first
Lobby
The lobby combines arrival, waiting, security and wayfinding. Assess flooring transitions, reception visibility, directory placement, lighting color and glare, wall damage, seating condition, acoustics and the relationship between the entry doors and elevators. A coherent palette can make a modest lobby feel intentional, but do not conceal moisture, ventilation or accessibility defects beneath new finishes.
Elevator cabs
Elevator cabs receive concentrated use and are encountered by nearly every visitor. The source singles them out for finish updates. Review wall panels, handrails, mirrors, floor transitions, lighting, control-panel condition and signs of impact damage. Coordinate any finish work with the elevator contractor and applicable inspection requirements; decorative work must not obstruct controls, ventilation or required clearances.

Toilet rooms
Bathrooms are another high-priority area named by the article. Prioritize cleanliness, odor control, reliable fixtures, lighting, mirrors, partitions, grab bars, slip resistance and durable surfaces. A finish upgrade should follow investigation of leaks, drainage, ventilation and hot-water problems. Confirm accessibility requirements for the building’s jurisdiction and occupancy before selecting fixtures or layouts.
Carpet, paint and ceiling tiles
The article identifies carpet, paint colors and ceiling tiles as examples for shared-area refreshes. Treat them as coordinated systems:
- Carpet: map heavy traffic, rolling loads, entry moisture and replacement zones. Select patterns and installation methods that allow damaged areas to be repaired without making the whole floor look patched.
- Paint: use color to clarify circulation, support branding or brighten dark areas, while checking substrate condition, cleaning needs, odor controls and the coating’s suitability for commercial use.
- Ceiling tiles: replace stained or damaged tiles only after tracing the source of water, condensation or mechanical leakage. Coordinate tile appearance with lighting, sprinklers, diffusers and access panels.
Commercial quantity, emissions, fire-rating, substrate and maintenance requirements are project-specific. Verify them in current manufacturer documentation and with the design and code professionals responsible for the building.
How to prioritize when the budget is limited
Use a simple scoring exercise rather than dividing money equally among every visible defect. Score each candidate area for visibility, frequency of use, tenant relevance, urgency, disruption, ability to phase and expected maintenance burden. The source’s central budget advice is to focus on heavily used core spaces and bathrooms and to consider phasing instead of doing everything at once.
| Decision factor | Questions to ask | How it changes priority |
|---|---|---|
| Exterior visibility | Can people see the condition from the road, parking area or neighboring property? | Highly visible defects usually move upward. |
| Use frequency | How many occupants and visitors encounter the space each day? | Elevators, lobbies and toilet rooms often outrank private offices. |
| Tenant fit | Does the intervention support the occupants the property is trying to attract or retain? | Choose finishes that match the intended market and building character. |
| Urgency | Is there a leak, trip hazard, failed light, sanitation issue or accessibility concern? | Correct safety, water and operational failures before appearance-only work. |
| Disruption | Can the area be closed, and is temporary access available? | Schedule disruptive work with move-ins, renewals and low-occupancy periods. |
| Phasing | Can the work be divided by building, floor, entrance or material? | Phasable projects can deliver visible progress without a single large shutdown. |
| Maintenance | How will the finish be cleaned, repaired and replaced? | Prefer a finish whose upkeep the operating team can realistically sustain. |
A practical step-by-step renovation process
- Set the objective and audience. Record whether the project is for leasing, retention, owner use or maintenance correction, and describe the likely occupants.
- Photograph and map the visitor journey. Start at the street, continue through parking and the accessible route, enter the lobby, ride an elevator and use a toilet room. Mark defects and points where people pause or make decisions.
- Separate building problems from finish problems. Investigate leaks, drainage, ventilation, lighting, door operation, structure, life-safety systems and accessibility before covering surfaces.
- Build a short list of interventions. Include landscaping, seasonal flowers where appropriate, signage, lobby finishes, elevator cabs, toilet rooms, carpet, paint and ceiling tiles as applicable to the property.
- Score and sequence the list. Use visibility, use, tenant fit, urgency, disruption, phasing and maintenance. Put high-use core spaces and bathrooms ahead of low-traffic decorative areas when funds are constrained.
- Confirm current technical requirements. Obtain product documentation, contractor pricing and advice from the project’s architect, engineers and code specialists. Confirm fire, accessibility, sign, environmental and elevator requirements for the jurisdiction and building type.
- Prepare a phasing plan. Define closures, temporary routes, dust and noise controls, protection of occupied areas, deliveries, inspections and handover cleaning.
- Approve a coordinated palette. Check samples under the property’s actual lighting and against existing stone, metal, glass, wood, carpet and signage. Include replacement and cleaning procedures in the facilities plan.
- Document the result. Keep warranties, maintenance instructions, finish schedules, spare materials, sign files and as-built information where the operating team can find them.
Common mistakes and how to avoid them
Starting with color boards
Color cannot fix a leaking ceiling, poor ventilation, confusing wayfinding or a dark entrance. Complete the condition assessment first, then choose finishes that support the repaired building.
Making the entrance attractive but hard to navigate
A new sign or planting bed can hide the accessible route, loading activity or tenant directory. Test the approach from a vehicle, on foot and with mobility limitations in mind before finalizing locations.

Using residential assumptions in a commercial building
Office common areas face rolling loads, concentrated traffic, cleaning chemicals, impact and frequent replacement. Verify commercial suitability rather than relying on a finish’s appearance in a showroom or home setting.
Ignoring the operating team
Ask who will clean, inspect, replace and repair each element. A finish that looks excellent at completion but cannot be maintained with available staff and equipment will age quickly.
Renovating every area simultaneously
A single large shutdown can create unnecessary vacancy, tenant complaints and access problems. Phasing by entrance, floor, building or trade can preserve operations and make lessons from the first phase useful in later work.
