Dental-clinic construction costs in BC’s Lower Mainland vary primarily by scope. Oberizon Construction’s 2026 turnkey medical-clinic benchmark is $150–$260 per square foot, equivalent to $375,000–$650,000 for 2,500 square feet. Because Oberizon labels that figure for medical clinics rather than dental-only projects, it is a feasibility range—not a guaranteed dental bid. A separate 2026 Patterson Dental BC benchmark puts construction alone at $200–$350 per square foot, or $400,000–$700,000 for a 2,000-square-foot practice before equipment, cabinetry and technology.

How the published 2026 benchmarks compare

These figures cannot be combined into one universal dental rate. Each uses a different scope, building assumption or geography.

Oberizon Construction, 2026 Turnkey medical-clinic work in the Lower Mainland $150–$260 per square foot $375,000–$650,000 for 2,500 square feet Medical-clinic range, not a dental-only rate; confirm dental scope, equipment and permits in a quote.
Patterson Dental BC, 2026 Dental construction alone $200–$350 per square foot $400,000–$700,000 for 2,000 square feet Excludes equipment, cabinetry and technology; intended for ground-up or gut-remodel work.
Buildlor Construction Cost Desk, 2026 Vancouver medical and dental clinic fit-out scenarios $212 low; $297 mid; $403 high per square foot Not stated Scenario bands show how finish and project assumptions affect a Vancouver fit-out.
Oberizon Construction, 2026 renovation guidance Clinic renovation, depending on scope and phasing $120–$240 per square foot Not stated Renovation guidance; the existing space and phasing plan determine where a project falls.
City of White Rock, July 2023 Named commercial tenant improvement to construct a dental office Not stated $200,000 reported construction value Historical municipal record, not a 2026 price promise or a complete project-cost schedule.

For an owner choosing a site now, the practical use of the Oberizon number is an initial feasibility band. The final budget should be rebuilt from a measured floor plan, the building’s existing services and a written list of dental equipment and landlord responsibilities.

What the construction scope can include

Clinic planning and room layout

Oberizon describes planning for operatories or exam rooms, reception and support areas, privacy, building services, finishes and daily-use details. Exam-room count drives the mechanical load, so adding operatories can affect heating, cooling, ventilation and electrical distribution rather than simply adding partitions.

Building systems and finishes

Mechanical and electrical capacity, plumbing routes, fire and life-safety work, millwork, flooring, ceilings, lighting and infection-control finishes can move a project between the low and high ends of a range. Older Lower Mainland buildings may need service upgrades before the planned number of operatories can be supported.

Items commonly outside a construction-only number

Patterson’s example specifically excludes dental equipment, cabinetry and technology. Treat chairs, delivery units, compressors, suction, sterilization equipment, imaging, computers and software as separate budget lines unless the contractor’s written scope says otherwise. The published sources do not provide one standard dental-equipment allowance, so equipment should not be folded into a construction rate without vendor quotations.

Cost drivers to confirm before requesting bids

  • Existing condition: Verify whether the space is an unfinished shell, a previous medical tenant improvement or a general commercial interior. Demolition, hazardous-material remediation and concealed-condition repairs can change the estimate.
  • Mechanical and electrical capacity: Confirm available service size, HVAC capacity, plumbing locations, drainage and roof or exterior penetrations.
  • Imaging and shielding: Establish whether panoramic, cephalometric or other imaging systems require structural, electrical or radiation-shielding work.
  • Sterilization and plumbing: Show instrument-processing flow, sinks, utility connections and infection-control clearances on the drawings.
  • Accessibility: Include accessible entry, routes, washrooms, door clearances and operatory requirements. Oberizon says accessibility review under the BC Building Code occurs before drawings are sealed.
  • Landlord obligations: Identify landlord work, tenant-improvement allowances, base-building upgrades, after-hours rules and restoration obligations.
  • Finish level: Compare durable clinical finishes and standard millwork with premium materials, custom cabinetry and upgraded lighting.

Permits, health-authority review and opening requirements

Expect a commercial building permit plus applicable mechanical and electrical trade permits. The drawing package may need more documentation than an ordinary commercial renovation, particularly where medical gases, imaging, infection-control layouts or substantial mechanical changes are involved.

Oberizon says Fraser Health sign-off is typically required before occupancy, but the responsible health authority depends on the project address. Confirm the authority early and ask the design team to identify every pre-occupancy inspection, professional letter and commissioning document.

Accessibility review should happen before drawings are sealed, not after construction begins. Late changes to washrooms, corridors or doorways can trigger redesign, permit revisions and rework.

How long a Lower Mainland dental build-out takes

Standard renovation

Oberizon’s contractor-selection guidance says most BC clinic renovations take two to five months after permits are issued. That period covers construction, inspections and handover; it does not mean the permit-review period is included.

Keeping an existing clinic open

Phasing around patient care typically adds three to six weeks. The premium reflects temporary barriers, night or weekend work, repeated mobilization and the need to maintain safe routes and operating services.

Fast-track example

Oberizon’s homepage cites a fastest delivered five-operatory clinic completed in 90 days when the layout, operatories, plumbing, electrical, millwork and equipment locations were coordinated before demolition. That is a specific delivery example, not a normal guaranteed schedule.

Geography and escalation in BC

Oberizon lists a Lower Mainland service area from White Rock to Chilliwack, including Vancouver, Burnaby, Richmond, Surrey, Langley, Abbotsford, Coquitlam, North Vancouver, West Vancouver, Delta, New Westminster and the Tri-Cities. Patterson notes that Metro Vancouver and Victoria generally have higher labour and permit costs than interior BC. Older Lower Mainland buildings can also incur additional seismic and accessibility work.

A practical request-for-quote checklist

  1. Provide a measured plan with target square footage, operatory count, reception, sterilization, imaging, staff and storage areas.
  2. Request a written base-building assessment covering electrical service, HVAC, plumbing, fire protection and accessibility.
  3. Separate construction, equipment, cabinetry, technology, design fees, permits, inspections and financing costs.
  4. List landlord work and tenant-improvement allowances line by line.
  5. Ask for assumptions on demolition, hazardous materials, after-hours work, phasing and temporary facilities.
  6. Require a permit and health-authority responsibility matrix, including who obtains each approval.
  7. Obtain an equipment schedule from vendors before millwork and utility locations are finalized.
  8. Compare at least two bids using identical drawings and inclusions; a lower number may simply exclude more work.

Financing equipment separately

Patterson notes that equipment vendors and manufacturers may offer financing with deferred payments aligned to the construction timeline, so the first payment can be scheduled for after opening. Availability, Canadian eligibility, interest and commercial terms vary, so treat financing as a separate proposal and verify it before relying on it in the project cash-flow plan.
