OASIS Student Residence is a 200-unit student-housing project in Nice’s ZAC Méridia, designed by ATELIER STEPHANE FERNANDEZ. Its central idea is to fit a compact, 11-level building onto a narrow site while keeping the ground open for planting and shaping the building around shade, airflow and shared circulation. The project’s published descriptions explain the intended strategies, but do not provide measured energy, carbon or post-occupancy results.
Project overview
The residence sits in the Plaine du Var, on land described by the architects as a former riverbed shaped by changes in the river and sedimentation. It occupies the meeting point of Grand Parc Méridia and Avenue de l’Université, in Nice’s ZAC Méridia. The architect identifies Stéphane Fernandez as lead architect.

- Height: R+10, meaning a ground floor plus ten upper levels.
- Adaptability: The architect says the building’s program can be converted to offices.
- Environmental labels: NF Habitat HQE Excellent and E3C2, as listed on the architect’s project page. The labels are not, by themselves, evidence of the building’s measured operating performance.
The project is listed as a 2026 work on ArchDaily, which published it on October 9, 2026. The project photographs are credited to Vladimir de Mollerat du Jeu.
How the site shapes the building
The narrow plot is the starting point for the project’s vertical form and reduced footprint. The design description presents this as a way to retain open, planted ground, connect the landscape to Grand Parc Méridia and preserve views toward the hills and sea. It also says the arrangement allows wind to move through the building.

Rather than treating the building as a sealed block, the architects describe a porous relationship between apartments, outdoor circulation and shared spaces. External walkways are intended to serve as routes for air as well as places where residents can meet informally. That makes circulation part of the architectural and environmental concept, not simply a means of reaching the dwellings.
Climate strategy: shade, airflow and protection
The project description identifies strong sun, motorway noise and sea spray as conditions the design must address. Its stated response combines openness with shelter through setbacks, shaded areas, protected outside walkways and curved façades. These measures are presented as design intentions, not as independently verified results.

Cross-ventilation and window design
Apartments are described as naturally cross-ventilated. Angled window reveals are intended to encourage airflow, while the placement of circulation and openings is presented as a way to let air pass through the building. The available project information does not quantify ventilation rates or establish how often residents can rely on natural ventilation in operation.
Recycled glass fins
Recycled opalescent glass fins form part of the façade strategy. According to the project description, they filter light, provide solar protection and privacy, and allow air movement. Their role is therefore both environmental and architectural: they mediate the boundary between the apartments and the exposed outdoor conditions.

Planted ground and rooftop
The landscape approach links planted open ground with Grand Parc Méridia and a shared rooftop. The architects say shade, cooler soil and evapotranspiration are intended to temper local air, while permeable surfaces are meant to preserve hydraulic continuity. No measured temperature or stormwater results are reported.
Materials and adaptability
The project description names low-carbon concrete incorporating local aggregates, serpentine stone from the Nice region, Alpine pine, recycled glass and aluminium. It also distinguishes a durable concrete structure from lightweight interior elements described as demountable and reconfigurable. This is a documented material and design approach; the published information does not include a whole-life carbon assessment or evidence from a later conversion.

The architect’s stated intention that the building be reversible to office use complements this separation between structure and interior fit-out. It indicates an intended capacity for program change, but the available sources do not detail the technical scope, costs or steps required for such a conversion.

The sources report different area figures and do not explain their measurement bases, so they should be kept distinct rather than treated as interchangeable totals.

|---|---|---|
| ATELIER STEPHANE FERNANDEZ | 4,110 m² SDP; 3,800 m² SHAB | The architect’s project page says the SDP figure includes activity spaces; the page does not explain the difference between these two measures. |
| ArchDaily | 4,500 m² | ArchDaily’s project listing does not explain how this figure relates to the architect’s SDP and SHAB figures. |
These are project specifications, not environmental-performance measurements. The published project information contains no attributed quantitative study of energy use, embodied carbon or post-occupancy outcomes.
