Royal Schiphol Group announced five tenders on 25 September 2026 to appoint long-term construction and maintenance partners for airport renewal. The framework agreements are planned to start in 2028 and run for nine years. Schiphol says it plans to invest €10 billion in renewal and quality improvements between 2025 and 2035.
What Schiphol’s tenders cover
The five tenders span maintenance, replacement and project work across terminals, technical installations, aircraft aprons and operational buildings. Schiphol’s examples include concrete aprons, passenger bridges, gate-based electrical power and pre-conditioned air, charging infrastructure for electric equipment, technical rooms, retail units, climate-control systems and facilities such as fire stations.

The European Union Publications Office has published details for three of the five tender records. These notices provide a view of selected scopes, not a complete breakdown of all five tenders.
| Framework agreement | Scope described in the notice | Estimated value, excluding VAT | Status and deadline |
|---|---|---|---|
| A | Civil maintenance and integrated projects for aircraft-handling assets. The notice covers approximately 240 aircraft sites and approximately 1,500,000 m² of pavement. | €510 million | Published; submission deadline 6 November 2026 |
| D | Structural and installation maintenance in the terminal, piers and Schiphol Plaza, including building components, electrical and mechanical installations, and fire-safety systems. Schiphol intends to contract two parties, each for its own plot. | €340 million | Published; submission deadline 6 November 2026 |
| E | Structural and installation maintenance and renovation projects for operational buildings and facilities outside the terminal that are crucial to daily airport operations. | €102 million | Published; submission deadline 6 November 2026 |
Values are estimates in the published notices, not awarded contract amounts. The three records do not establish the value or scope of the other two tenders. For procurement decisions, consult the official tender notice and procurement documents; the Publications Office says its machine-translated portal details are an additional service without legal effect.

Why Schiphol is changing its procurement approach
Schiphol says a significant number of its current construction and maintenance contracts expire in 2028, prompting the next phase of its renewal programme. The airport says it has been building in-house knowledge, governance and insight into its assets, and wants a stronger client and asset-management role. Under the planned approach, Schiphol will exercise greater direction and control over its infrastructure while specialist partners provide construction expertise, craftsmanship and delivery capacity. This is Schiphol’s account of its strategy.
“At Schiphol, we are undertaking the largest renewal and maintenance programme in our history,” said Bart Smolders, Chief Infrastructure Officer at Royal Schiphol Group.
