Nordblom Company has begun construction of Vantage, a rental apartment development at 110 Stergis Way in Dedham, Massachusetts. Erland Construction is leading construction, with Stantec providing architecture and civil design. Nordblom expects the community to be delivered in Spring 2028 and anticipates pre-leasing in Winter 2027; both dates are projections, not guarantees.
What Nordblom is building in Dedham
Vantage is planned as a multifamily rental community on a 3.8-acre site next to Legacy Place. Nordblom’s September 16, 2026 announcement says demolition and site preparation are complete and construction has commenced. The project is on Stergis Way, adjacent to the retail center.

The development team has distinct roles: Nordblom is the developer and owner, Erland Construction is leading construction, and Stantec is responsible for architecture and civil design. Patrick O’Neill, Nordblom’s senior vice president, described the project as “a meaningful step forward in bringing new housing to Dedham and transforming an underutilized commercial site into a vibrant residential community.” That is the developer’s characterization of the project.

How many apartments will Vantage have?
The published unit counts differ, and the available project descriptions do not explain the discrepancy.

Until the discrepancy is clarified by a newer project or municipal record, the clearest description is that Nordblom reports 154 homes, including 23 income-restricted homes, while Erland’s page lists 155 apartments. The 2023 figure reflects an earlier planning-stage proposal and should not be treated as the current count.
Building size, parking and planned amenities
Erland describes Vantage as a four-story, 218,000-square-foot building with 119 structured parking spaces. Its project page also lists a fitness center and resident lounge. Nordblom’s property description includes a fitness center, work-from-home lounge, sky lounge, landscaped courtyards, views of Wigwam Pond and more than an acre of open greenspace. These are descriptions of planned project features, not confirmation that they are already available.

Where Vantage is located
The development is at 110 Stergis Way on a site adjacent to Legacy Place. Nordblom describes Legacy Place as a retail center with more than 600,000 square feet and says more than 75 retail, dining and entertainment destinations are nearby. Those size and destination figures come from the owner’s property description.
Dedham’s October 2023 townwide summit referred to a planned 150-unit Nordblom project at 110 and 125 Stergis Way and said Planning Board review was expected in the coming months. A 2020 Planning Board agenda records a Nordblom subdivision hearing concerning Stergis Way lots. These records provide earlier planning context, but do not establish a complete approval history or explain the current unit-count difference.

When Vantage is expected to open
Nordblom anticipates pre-leasing in Winter 2027 and expects delivery in Spring 2028. Those are the owner’s projected windows, not guaranteed dates. The sources do not provide a detailed construction milestone calendar. Erland lists a 22-month project duration, but its page text does not give a start date, so that duration does not support a separate calculated completion date.
For the latest leasing availability or schedule changes, prospective residents should consult Nordblom’s current property information. The published material does not identify a specific opening day.
