Modern Mokotów is a phased mixed-use redevelopment in Warsaw’s Służewiec area, within Mokotów, designed around a BBGK Architekci masterplan. It is replacing the office-dominated character associated with the former Empark Mokotów complex with apartments, shops, services, public green space and community facilities. Archicom reported that the first two phases delivered 544 homes, while the wider project is planned to exceed 1,400 homes and is expected by the developer to be complete in 2029. The latest update, dated 12 October 2026, announced sales of phase V, designed by SK Architekci.
What is Modern Mokotów?
Modern Mokotów is not a single apartment block but a multi-phase urban redevelopment of the street quarter bounded by Wołoska, Domaniewska, Postępu and Marynarska, opposite Westfield Mokotów. The site forms part of Służewiec Przemysłowy, an area whose land use changed from agriculture before the 1950s to industry and warehousing, then to offices from the 1990s.

The project’s stated objective is to make a large former office district function more like a neighborhood. BBGK’s plan breaks the quarter into smaller building units, introduces active ground floors and creates routes through the site instead of treating each building as an isolated object. The design narrative compares the intended scale with Old Mokotów, while recognizing that the project remains a substantial, multi-stage construction program.
Who designed Modern Mokotów?
BBGK Architekci designed the overall masterplan and the architectural idea for the redevelopment. Individual phases can have different architects. In Archicom’s 12 October 2026 announcement, SK Architekci is identified as the designer of phase V. That distinction matters: BBGK’s authorship applies to the larger urban framework, while phase architects are responsible for the buildings and arrangements in their respective stages.

How does the masterplan turn an office district into a neighborhood?
The plan relies on several physical changes that support everyday residential life rather than a nine-to-five office pattern.
Smaller urban units and active edges
Buildings are divided into smaller units to create a more legible street scale. Along Wołoska Street, BBGK proposes a regular frontage with active ground floors for retail and other services. Shops and entrances at street level are intended to keep routes occupied outside working hours.
A through-route and connected open spaces
A neighborhood path is planned through the quarter, linking public open areas and green spaces. The sequence includes squares and playgrounds, with semi-private courtyards positioned alongside the more public routes. This creates a hierarchy from the street, through shared public spaces, to resident-oriented courtyards.
A mix of homes and non-residential uses
The development combines apartments with commercial and service premises. The approach is meant to put daily needs closer to residents, although the sources describe the intended mix rather than providing an independent assessment of how fully it is operating after occupation.
What has been built, and what is still planned?
Delivery is uneven because Modern Mokotów is phased. Archicom said in September 2025 that the first two phases had produced 544 homes and that residents were receiving keys. The same update described completed early public-realm elements, including a linear park along Wołoska.

The figures do not all describe the same geography. ArchDaily’s 2025 project listing gives 17,000 square metres for the area associated with its architectural entry; that figure should not be treated as the total area of the full multi-phase redevelopment without further confirmation.

What public spaces and amenities are available?
The Wołoska linear park is the clearest reported early-phase delivery. Archicom describes new trees, seating, walking paths, a bicycle route, chess tables and street-workout equipment along the roughly 500-metre park. The developer also says more than 130 mature trees were retained. These are reported project facts from the 2025 update, not an independent landscape audit.
Other elements remain commitments in the project description: a 3,500-square-metre central garden, a 215-square-metre pavilion for community use, sidewalks, cycle routes, additional trees and a 170-square-metre ground-floor space for social purposes. Unless a newer delivery notice confirms them, they should be understood as planned rather than completed.
Nearby school infrastructure
Archicom reports that nearby Primary School No. 119 has capacity for 450 pupils, was designed by WWAA and was built with private funding. The architect-provided description published by ArchDaily also identifies a 450-pupil school and says the developer covered construction costs. The school is associated with the surrounding development context, not presented as a facility inside every phase.

Archicom announced sales of phase V on 12 October 2026. The phase contains 119 apartments ranging from 34 to 123 square metres and six service premises totaling about 560 square metres.

Unit availability, prices and construction timing can change after a sales launch. Buyers should verify those details in the developer’s current listing rather than relying on the announcement date.
Is Modern Mokotów finished?
No. The first two phases were reported as delivering homes by September 2025, and phase V sales began in October 2026. The developer’s stated objective is a total of more than 1,400 homes, with completion expected in 2029. That schedule and total are forecasts from Archicom, not guarantees; later phases and public-realm works may alter the sequence or timing.

The retention of more than 130 mature trees, the reported 500-metre park and the developer’s figures of more than 2.6 hectares of recreation areas and over 30 percent biologically active surface indicate the project’s stated landscape priorities. BBGK partner Jakub Heciak described the mature trees as a green buffer from the busy street and said the new green areas were intended for meeting, walking and active recreation.

These are design intentions and developer-reported measurements. The available project material does not provide an independent post-occupancy study, verified comparative environmental performance or a third-party evaluation of how residents use the completed spaces.
What should visitors, residents and planners look at on site?
- Whether the Wołoska frontage has active entrances and services at the times you expect to use them.
- How the linear park connects to the surrounding sidewalks, bicycle route and public transport approaches.
- Which open spaces are publicly accessible and which are semi-private courtyards.
- Whether promised later elements, especially the central garden and community pavilion, have reached construction or completion.
- How construction in later phases affects walking routes, noise and access to existing homes.
