Mercedes-Benz Places-Miami has signed term sheets for a reported $1.11 billion financing package, but the loan had not closed as of September 30, 2026. The proposed financing could help move the stalled Brickell project toward construction; it is not confirmation that funding has been advanced or that work has restarted.
What the $1.11 billion financing plan includes
Commercial Observer reported that the package combines an $860 million construction loan from J.P. Morgan with roughly $250 million in Commercial Property Assessed Clean Energy (C-PACE) financing from Nuveen Green Capital. The figures add up to the reported $1.11 billion total. Commercial Observer’s September 30 report said J.P. Morgan’s loan would be collateralized by the whole project, while Nuveen’s financing would be collateralized by its commercial component; those collateral details were attributed to the outlet’s sources.

C-PACE financing is a form of financing associated with eligible commercial property improvements. Here, it is part of the proposed capital package, not evidence that the deal has closed. The report does not establish that loan conditions have been satisfied or that funds have been disbursed.
Has Mercedes-Benz Places Miami closed its construction loan?
No—not according to Commercial Observer’s September 30, 2026 report. It said term sheets had been signed, but the financing had not closed. Sources cited by the outlet expected closing by the end of 2026; that is a forecast, not a confirmed closing date.

JDS Development Group also said in a public LinkedIn post that closing was expected by year-end. That statement reflects the developer’s expectation and does not change the reported status: a signed term sheet is not a closed loan. JDS Development Group’s public post.
Who is financing and developing the project?
J.P. Morgan is the reported construction lender, and Nuveen Green Capital is the reported C-PACE provider. Walker & Dunlop’s team is negotiating the financing, according to Commercial Observer. The outlet said J.P. Morgan and Walker & Dunlop did not immediately respond to requests for comment, while Nuveen declined to comment.

JDS Development is the original developer. Commercial Observer reported that Fontainebleau Development, led by Jeffrey Soffer, joined as a partner earlier in 2026 after the project became involved in a foreclosure suit. The two firms are now developing it together.

The project is planned for 140 SW 11th Street in Brickell. Commercial Observer described a 67-story mixed-use tower with 791 luxury condominiums, a 174-key hotel, 200,000 square feet of office space, 130,000 square feet of amenities, parking and a park. Those are reported plans, not completed or independently confirmed building features. The financing report did not provide a confirmed construction restart or delivery date.

Does signed financing mean construction has restarted?
No. Signing term sheets marks progress toward a financing agreement, but it does not establish that the loan has closed, funds are available, or construction has resumed.
Floridian Development’s October 7, 2026 coverage described the site as stalled for more than a year and said a restart could occur before 2027 if the financing closes. That is a conditional projection by a secondary outlet, not a confirmed schedule. Its article also gives different figures for the project program and says completion is expected in 2029. Those claims should not be combined with Commercial Observer’s program figures as though they were one settled plan; the financing report itself did not confirm a restart or completion date. How much do residences cost, and when will the tower be finished?
A buyer-oriented report by Haute Residence said that, when it checked the developer’s website on October 1, 2026, it found no published price list or completion date. That is a dated check, not proof that prices or timing remain unpublished today. Prospective buyers should request current pricing, the deposit schedule and an outside completion date in writing, then review the actual contract and applicable Florida condominium law with qualified counsel.
