As of June 2025, more than half of U.S. hotel rooms in development were in the South, mostly outside the top 25 markets; most were still in planning, and many might not be built soon. Separately, 766 rooms were under construction in the New Orleans metro in mid-2025. These are different measures and neither proves a statewide trend beyond urban areas.
What the latest figures do—and do not—show
CoStar/STR’s June 2025 U.S. pipeline snapshot counted 138,922 hotel rooms under construction, down 11.9% year over year. It also counted 266,276 rooms in final planning, down 0.1%, and 349,802 in planning, up 4.8%. Those categories describe different stages: planning figures are not rooms being built.

Isaac Collazo, STR senior director of analytics, said more than half of rooms under development were in the Southern region and mostly outside the top 25 U.S. markets. He also cautioned that most were in the two planning phases and that many might not be built in the near future. The regional finding is not a Louisiana-specific count. CoStar/STR’s July 16, 2025 report provides the June snapshot and his remarks.

Louisiana evidence is limited to a dated New Orleans metro snapshot
Stirling Properties reported 766 hotel rooms actively under construction across the New Orleans metropolitan area as of mid-2025. That figure is specific to the metro and time period; it does not show how many projects were underway elsewhere in Louisiana or establish a statewide pattern. The Q2 2025 New Orleans MSA hospitality report was issued in August 2025.

The evidence available here does not identify hotel projects, room counts, developers, or schedules in smaller Louisiana towns and parishes. Without those project-level records, the claim that construction is “steady” or that growth is extending beyond urban areas cannot be verified statewide.
Why pipeline totals are not the same as hotel openings
A project can appear in planning long before financing, construction, and opening. In February 2026, CoStar/STR and Tourism Economics described a 767,000-room U.S. pipeline, with 19% under construction, and emphasized the lag between investment, construction, and hotel openings. Those national figures offer context, not a Louisiana forecast. See U.S. Hotel Forecast Assumptions – February 2026.

For a meaningful Louisiana comparison, reports should distinguish announced concepts and planning from projects with construction underway, and from hotels that have actually opened.
What would confirm growth outside major markets
A reliable statewide picture would require current, project-level information from parish or municipal permits, developer or hotel-brand announcements, or a Louisiana-specific hotel pipeline source. Each project should be reported with its location, status, room count, confirmed brand or operator where available, developer, and the date and source for the information. Announced opening dates should not be treated as actual openings.

Not every development-site announcement indicates hotel activity. For example, Louisiana’s March 2026 FastSites announcement concerned industrial sites across parishes, not hotel construction. The governor’s announcement is not evidence of a hotel pipeline.
