To find planned construction near an address, start with the official planning or community development department for the city or county that governs the property. Search its development tracker, planning application map, zoning-case search and building-permit portal. Review both planning cases and permits: proposals may enter land-use review well before a building permit appears. Open the underlying case documents and notices, and confirm important status details with the agency.
If you are asking, “What is being built near me?” or “How do I check development near an address or ZIP code?”, the key is to search the right jurisdiction and more than one type of record. A map marker is a useful lead, not a complete inventory or a substitute for the official case file.

What is being built near me? Start with the right local government
Construction records are maintained locally, and the right agency depends on the property’s jurisdiction—not necessarily the nearest city hall or the ZIP code. A parcel may be governed by a city, county or another local authority. Find the official government website for the address, then look under planning, community development, development services or permitting.
Useful search terms on that site include “development tracker,” “planning applications,” “land use cases,” “project portal,” “zoning cases” and “building permit search.” Some governments provide one map; others split applications, hearings and permits across different systems. Treat the agency’s tools as the authoritative starting point, rather than assuming a third-party map covers every project.

If you are unsure which government serves the address, begin with the official city or county website and look for its planning or permitting contact. Ask which department handles development applications for the parcel and whether the jurisdiction uses separate systems for planning cases, permits and hearing information. Searching by ZIP code can help orient you, but the case itself is generally attached to a location or parcel in a particular jurisdiction; verify that you have the correct local agency before relying on a result.
Which records can show a project?
- Planning and zoning cases: May reveal proposals while they are under review, before permits are issued. Search for site plans, subdivisions, variances, zoning applications and comprehensive plan amendments where available.
- Public notices and hearing calendars: Can show when a case is scheduled for consideration, when comments are due and what review criteria apply.
- Building permits and inspections: Can help identify later-stage work, issued permits and active construction. A permit is a different stage from an application or land-use approval.
- Approved plans and case documents: Help explain the project’s scope and history beyond what a map marker or short label can convey.
These records answer different questions. A planning case can indicate that someone has proposed a change and that it is moving through review. A permit record can provide evidence of a later stage, while notices and agendas help explain when a public body may consider an application. Searching just one category can therefore leave gaps. Portland, for example, directs residents to separate maps for development, permits and land-use reviews.
How to find proposed construction near your house
- Identify the governing jurisdiction. Use the city or county’s official site for the address. If it is unclear which agency handles the parcel, contact the local planning or permitting department.
- Find the relevant portal or map. Search the agency site for a development tracker, planning application map, zoning-case search and permit portal. Do not assume these are all one system.
- Search the address or inspect nearby parcels on the map. If the portal supports an address search, enter the street address. Otherwise, zoom to the location and open nearby case markers. Some systems allow filters or map layers for different project types.
- Search more than one record category. Check planning and zoning applications as well as building permits. Where separate categories exist, include site plans, subdivisions, variances, comprehensive plan amendments and public notices.
- Open the underlying case. Read the project description, current status, submitted plans, staff reports and linked documents. Note the case number and assigned planner or contact information.
- Check notices, agendas and meeting information. Look for hearing dates, comment deadlines, decision criteria and the public body considering the case. Read the notice and agenda rather than inferring the process from a map pin.
- Verify consequential details with the agency. Ask the responsible department about current status, missing documents or the next decision point. Recheck the official record when a hearing or decision is approaching because applications and portal information can change.
As you work through the search, keep a short record of what you checked: the portal name, search address or parcel, filters used, case number and date you viewed the record. This makes it easier to follow up with staff or return to a case if its status changes. When the portal offers a project detail page, use it to move from the map point to the case file; the label alone may not explain the proposal or its review stage.
Fairfax County illustrates why the search may take more than one step. Its Development Tracker includes several types of address-searchable records, its Planning & Development Explorer lists active applications scheduled before public bodies, and its PLUS system handles applications and status notifications. The names and organization of tools differ elsewhere, but the practical lesson is the same: check which system is intended for the record you need.
How to interpret a project’s status
Status labels vary by jurisdiction, so read the agency’s definitions and the case record. These general distinctions help prevent an early proposal from being mistaken for imminent construction.
| Record stage | What it indicates | What to check next |
|---|---|---|
| Proposed or under review | An application has been filed or is moving through review. The design and status may change. Bozeman’s project guide gives examples of labels such as “Application Received,” “On Hold” and “Initial Review.” | Read the application, plans, staff comments and any notices; confirm the current status with the department. |
| Scheduled for hearing | A public body is expected to consider the case. A hearing listing is not itself an approval. | Check the agenda, staff report, notice, meeting date and any applicable comment period or review criteria. |
| Approved | An approval or entitlement has been granted. That alone does not establish that construction has begun. | Look for subsequent permits and ask the agency whether additional approvals remain. |
| Permitted or active construction | Permit and inspection records can show a later stage than an early planning application. | Review permit details and available inspection information; confirm current activity with the issuing agency if it matters. |
| No result | The search may not cover that project type, address, date range or agency system. | Broaden the search and contact the jurisdiction rather than treating an empty map as proof that nothing is planned. |
Think of these as stages to verify, not a guaranteed linear timetable. A filed proposal is not necessarily approved, and an approval is not proof that a building permit has been issued or that work has started. The record may also be revised as review continues. If the distinction matters to a decision you are making, ask the responsible department what the current case status means in that jurisdiction and whether a later-stage permit record exists.

When a case is scheduled for a hearing, focus on the official notice and agenda. They can identify the public body, meeting information, comment period and decision criteria. In Portland, land-use notices explain comment periods and review criteria; Fairfax County’s explorer shows active applications scheduled before county boards and commissions. A hearing listing tells you that consideration is scheduled, not what the decision will be.
What local project portals can—and cannot—show
Official tools differ in which stages, application types, documents and time periods they cover. The examples below illustrate why it is worth checking the portal’s scope and its linked records.
Fairfax County, Virginia
The Development Tracker supports address searches for active construction sites, recent building permits, zoning applications, comprehensive plan amendments and certificates of occupancy. A separate Planning & Development Explorer covers active applications scheduled before county boards and commissions. The county’s PLUS system handles applications and status notifications. These distinct tools mean a search in just one place may not surface every relevant case type.
Portland, Oregon
Portland directs residents to separate maps for development, permits and land-use reviews through its maps and tools page. Its land-use review guidance explains public notices, including comment periods and review criteria. Issued permit plans can be found through Portland Maps. A land-use case and a permit record may therefore provide different information about the same site.
Bozeman, Montana
Bozeman’s project information guide describes searching an address, selecting nearby planning projects, opening project documents and enabling a building-permit map layer. The city cautions that project information may change and recommends confirming status with the department. Its instructions also give examples of proposed-case statuses, including “Application Received,” “On Hold” and “Initial Review.” Use the map to locate a record, then review the project documents for more context.

Pacifica’s active planning applications page provides current planning cases with detail panels that can include project descriptions, history and document links. Littleton, Colorado
Littleton’s development activity map highlights selected larger or longer-term development, but the city says it is not a comprehensive list. Its guidance recommends checking the permitting system directly for a specific address when the map has no result. This is an important limit to keep in mind: even a useful official map may not include every project.
West Hollywood, California
West Hollywood’s planning projects map supports map-based project searches, but its default date filter is one year. Adjust the date range before concluding that an older case is absent. A default filter can hide a relevant record without indicating that the project never existed.
Why a nearby project may not appear in a search
An empty result can reflect the limits of the search tool rather than the absence of planned work. Local portals may cover selected project types, use date filters, or divide records among separate planning, zoning, permit and hearing systems. Littleton explicitly describes its activity map as non-comprehensive, and West Hollywood applies a one-year default date filter.
Coverage also differs between a list of active planning applications, a map of selected development activity and a building-permit portal. The tool may be designed to display only certain stages or records. Fairfax County’s separate systems are one example of distinct tools serving distinct record categories. Treat a blank map as a reason to broaden the search, not as confirmation that no application or permit exists.
- Remove or widen date filters and project-type filters.
- Search the parcel address, nearby street addresses or the map itself; a case may be indexed differently than expected.
- Try the planning and zoning systems as well as the building-permit portal.
- Check notices and hearing calendars for cases that may not appear in the map you first used.
- Contact the planning or permitting office and ask which system contains records for that property or project type.
Littleton specifically recommends checking its permitting system directly when a project for a specific address is missing from its activity map. Bozeman likewise cautions that its online project information can change and directs readers to confirm status with the department. Those instructions are a good general practice: use an online map to find a lead, then check the responsible agency’s record or ask staff when the result is incomplete or important.
How to compare local construction-search tools
If a jurisdiction offers several portals, compare what each one actually covers before relying on it. A map is a navigation aid; the underlying case file and responsible department are better sources for interpreting status.

| What to compare | Why it matters |
|---|---|
| Project stages shown | Establish whether the tool includes proposals, hearings, approvals, permits or active construction. |
| Search options | Check whether it supports address lookup, parcel search, a map or a radius around a location. |
| Application types | Find out whether zoning, site plans, subdivisions, variances and plan amendments are included or separated. |
| Linked records | See whether the case opens plans, staff reports, notices, meeting details and project history. |
| Filters and update information | Look for default date windows, project-type selections and guidance on how current the record is. |
| Verification and alerts | Note the department contact, hearing calendar and any application-status notifications the jurisdiction offers. |
For a practical comparison, ask six questions as you move between portals: Does it show an early proposal or only a later permit? Can you search the street address or only browse a map? Which application categories are represented? Does the result open plans and notices, or just a brief label? Is there a default date range or project-type filter? Is there a way to check current status or receive application updates? Fairfax County’s division of functions, Littleton’s stated map limits and West Hollywood’s default date window show why these details matter.

Use online records to identify a case and understand its documented stage, then contact the responsible agency for details that could affect a decision. Ask for the current case status, the next scheduled public meeting, relevant permits and where to find the latest plans or staff report. If you are preparing a comment, follow the deadline and submission method stated in the official notice. Keep the case number and notice handy so staff can direct you to the correct file.
When contacting the department, be specific: provide the address or case number, name the portal or record you checked, and ask which document or system contains the information you need. If you find different information in separate tools, ask which record reflects the current status. Because local labels, processes and data access differ, the agency responsible for the case is the right place to confirm how its records should be read.
There is no single nationwide map that should be treated as a complete list of planned construction. The official local portal is the best starting point, but its scope may be limited and its information can change. For an important question, combine the map or tracker with the underlying case file, public notice and direct confirmation from staff.

Frequently Asked Questions
What is being built near me?
Start with the official planning or community development department for the city or county that governs the address. Search its development tracker or planning application map, then check zoning cases and building permits as separate record types. Open the case documents and confirm current status with the agency.

How do I find proposed construction near my house?
Search the local planning and zoning portal by street address or inspect nearby parcels on its map. Look for planning applications, site plans, subdivisions, variances and comprehensive plan amendments where available. A proposal may be in planning review before a building permit appears, so search permits separately.
Can I search for development near an address or ZIP code?
Many local tools support address searches or map browsing, but features vary by jurisdiction. Use the address to locate the relevant parcel and verify which city or county handles it. ZIP code can help orient your search, but the official case record and governing agency are what matter.
Does an approved project mean construction has started?
No. Approval or an entitlement does not by itself establish that work has begun. Check for later building permits and available inspection information, and confirm the current status with the issuing agency.

Pick the symptom - the matching free tool is one click away.
Why does the map show no projects near me?
The map may omit some project types, use a date filter, or cover only selected activity. Try widening filters, searching planning and permit systems separately, checking nearby addresses or the parcel map, and contacting the planning office. Littleton says its activity map is not comprehensive, and West Hollywood’s planning map uses a one-year default date filter.
Where can I find plans, hearing dates or comment deadlines?
Open the underlying case record and linked documents, then review public notices and meeting agendas. Notices can explain the hearing process, comment period and review criteria. If the information is missing or unclear, contact the department using the case number or assigned planner information.
The Bottom Line
To find planned construction near you, identify the city or county responsible for the address, then search its planning, zoning and permit records—not just one map. Read the case file, notices and agendas to understand the proposal and next steps. Because local portals can be incomplete or change over time, confirm important status details with the responsible agency.
