Keep grit, metal tools, harsh chemicals and unsafe access away from the glass. Work out of strong direct sun and inspect seals, drainage and frames as you go.
Architectural glazing can be coated, tinted, reflective, etched or heat-treated, and adjacent sealants, painted frames, aluminum and stone may have different chemical limits. The method below follows guidance from Vitro Architectural Glass and AGC, but it is not a universal substitute for the instructions supplied with the particular glass system.

Identify the glass and read its instructions first
Before mixing a solution or wetting a pane, find the glazing manufacturer’s cleaning and maintenance instructions. This is especially important for low-emissivity or other coated glass, tinted and reflective glass, etched surfaces, and heat-strengthened or tempered units. A cleaner that is acceptable for ordinary uncoated glass may damage a coating, sealant or frame finish.

Vitro Architectural Glass publishes “Clarity on Proper Glass Cleaning,” while AGC’s Cleaning and Maintenance Guide – Facade Glazing – ENG (version 2.0, August 2024) sets out façade-cleaning precautions. Use the document for the glass actually installed, not merely the name of the building or window system. If several glass constructions are present, treat them as separate test cases.

Map the whole glazing assembly
Architectural glass is part of a system. Note the glass surface, edge seals, gaskets, painted or anodized frames, aluminum, stone, masonry and drainage paths around it. Any product that runs off the pane must also be compatible with those materials. AGC recommends using cleaning as an opportunity to inspect seals, drainage and frames, so record cracked seals, blocked weep paths, loose gaskets or coating changes rather than washing over them unnoticed.
Plan safe access
Only clean from a position that can be reached and maintained safely. Difficult-to-access façade glazing may require the access equipment, fall protection, exclusion zones and work procedures required by the site and local jurisdiction. Do not lean out of a window, improvise a ladder position or attempt elevated work because a pane looks small. Large, high or obstructed façades are appropriate for a qualified commercial façade-glass cleaning service.
Choose the time and make a test panel
Avoid rapid drying
Do not wash glass in full direct sun or when the glass or weather is excessively hot or cold. A hot surface can make the result unsatisfactory because water and solution dry quickly, leaving visible marks. Choose a period when the surface can remain wet long enough to wash and squeegee it clean, while still meeting the site’s safe-working requirements.

Clean one small, representative area before committing to the whole elevation. Vitro reports National Glass Association advice to inspect the test in daylight before proceeding. Look from more than one angle and against more than one background; lighting and background can change how scratches, residues and coating marks appear. Test each different glass construction, not just the easiest pane to reach.

Tools and solutions that reduce streak and scratch risk
| Item | Use | Selection rule |
|---|---|---|
| Clean water | Wetting, carrying loosened soil and rinsing | Use enough water to keep grit suspended rather than dragging dry particles across the surface. |
| Mild soap or detergent | Loosening ordinary soil when the glass maker permits it | Use only a mild, non-abrasive product confirmed compatible with the glass and adjacent materials. |
| Cloths | Wiping edges and controlled detail work | They must be clean and grit-free; replace any cloth that picks up abrasive soil. |
| Non-abrasive brush or strip washer | Spreading wash solution and lightly agitating soil | Use a soft, non-abrasive applicator kept free of trapped particles. |
| Window-cleaning squeegee | Removing wash and rinse water | Use a clean, good-quality squeegee and keep its rubber or wiping edge free of grit. |
There is no single cleaner that is safe for every coating and façade component. Check the product documentation for the glass, sealant and frame finish before use. A “glass cleaner” label alone does not establish compatibility with coated or etched architectural glass.
Step-by-step method for streak-free cleaning
- Secure the work area. Confirm the access method, weather, temperature and any required protection for people below. Remove or shield nearby materials that could be affected by runoff, while ensuring that covers do not create a hazard or trap water against the façade.
- Inspect before wetting. Look for loose grit, construction debris, metal particles, masonry runoff, damaged seals and existing scratches. Note stains that may require specialist treatment. Do not start by rubbing a dry pane; dry wiping can move abrasive particles across the surface.
- Prepare clean equipment. Fill with clean water, mix only the mild solution permitted by the manufacturer and stage a clean applicator, cloths and squeegee. Keep used tools separate from clean ones. A tool that has touched the ground, a rough sill or masonry can carry particles back onto the glass.
- Wet generously. Apply enough wash solution to cover the working area. Vitro’s guidance emphasizes generous liquid because it helps prevent grit from being trapped between the tool and glass. Lightly agitate to loosen soil; use pressure only sufficient to move the solution, never forceful scrubbing.
- Work in manageable sections. Clean from the top down, as suggested by Vitro, so runoff from an upper section can be controlled before lower sections are finished. Keep the section wet while soil is being released. On a large façade, define sections that can be squeegeed before the solution dries.
- Squeegee promptly. Once a section has been washed, remove the solution promptly with the clean squeegee. Use consistent overlapping passes and wipe the squeegee edge between passes when it accumulates soil or water. Do not allow dirty solution to dry on the pane.
- Rinse with clean water. Rinse the washed section with clean water to remove loosened residue and detergent. Rinsing is part of the process, not an optional cosmetic step, particularly where solution could remain at seals, joints or frame edges.
- Remove rinse water. Use a clean, good-quality squeegee to remove excess rinse water. Keep the blade or wiping edge clean; a single grain caught under it can make a line across an otherwise clean pane.
- Detail and inspect. Use a clean, grit-free cloth only for remaining edge moisture or compatible detail work. Inspect the pane and adjacent components in daylight before moving on. If marks appear, determine whether they are remaining soil, dried solution, water spots, a pre-existing defect or damage; do not automatically increase chemical strength or pressure.
What prevents streaks
Keep the surface wet until water is removed
Streaks commonly result when solution dries before it is squeegeed, when dirty water is redistributed, or when a wiping edge carries grit. Generous wash liquid, small enough work sections and prompt squeegeeing address those causes without aggressive scrubbing.
Control tool cleanliness
Use separate clean cloths and applicators for clean and dirty stages. A strip washer or brush should be rinsed or replaced when it picks up visible soil. Keep the squeegee edge free of particles and inspect it whenever a straight line appears unexpectedly. Never place a clean tool on a gritty sill and then return it to the pane.

Rinse completely
Residual detergent can dry as a film, while mineral-laden droplets can leave spots. A clean-water rinse followed by prompt removal of rinse water is the manufacturer-supported way to clear the wash solution before it dries.
Chemicals and tools that can damage architectural glass
Prohibited or high-risk chemistry
Do not use products containing hydrofluoric acid or fluorine derivatives. AGC also warns against highly acidic and highly alkaline products because they can abrade glass. For coated glass, Vitro advises mild soaps or detergents and says acidic cleaning solutions are not recommended. These restrictions apply even when a stain appears resistant; stubbornness is a reason to identify the material and obtain compatible advice, not to escalate blindly.
Abrasives and scrapers
Do not use abrasive powders, pads or routine metal scrapers and tools. Vitro warns that even a plastic scraper, used in an extreme case, can dislodge tiny fused debris on heat-strengthened or tempered glass and cause damage. If a hard particle, paint, mortar or other fused material remains after normal wet cleaning, stop and seek instructions from the glazing and material manufacturers rather than scraping repeatedly.

Solvents for grease or glazing materials
Grease, sealant and glazing-material residues may require a commercial solvent, but this is specialist remediation rather than routine washing. Vitro advises contacting the glazing-material and sealant manufacturers, following the solvent’s safety instructions and protecting seals from damage. Confirm compatibility on a small test area before any broader treatment, and do not assume that a solvent safe for the glass is safe for the frame, gasket or stone.

Special cases that need a modified decision
Coated, tinted or reflective glass
Start with the specific coating instructions. Use only the permitted mild, non-abrasive solution and soft applicator. Avoid acidic products and anything containing hydrofluoric acid or fluorine derivatives. Because appearance can vary with reflection and daylight, inspect the test area from multiple viewpoints before continuing.
Etched glass
AGC advises wet-cleaning etched glass across the entire surface rather than spot-cleaning. A localized application can produce a visible difference between treated and untreated areas. Keep the whole surface wet, use the approved mild method and remove the solution evenly.
Metal or masonry runoff
On exterior façades, remove metal or masonry runoff promptly. Vitro notes that leaving this material in place increases the risk of permanent staining or damage. Do not attack the deposit with an acidic cleaner or abrasive tool; identify the source, wet-clean the area with the approved method and obtain specialist instructions if ordinary washing does not remove it.
Construction dust and grit
Use plenty of liquid and light agitation so particles are carried in the solution instead of being pressed into the surface. Change contaminated water and tools rather than spreading the same grit over additional panes. If the façade has heavy deposits, a qualified cleaner can establish a controlled sequence and safe access plan.

How often to clean exterior architectural glass
Cleaning frequency depends on exposure, runoff, pollution, construction activity, access and the glass maker’s instructions. For exterior-exposed coated glass, Vitro recommends more frequent cleaning and gives a minimum of three to four cleanings per year for its products. Treat that as Vitro’s product guidance, not a universal schedule for every façade.
Increase attention after construction, masonry work, metal work or any event that deposits material on the glass. Promptly remove runoff and inspect seals and drainage during scheduled cleaning. A maintenance log can record the date, weather, glass construction, solution used, test result, defects observed and any areas deferred for specialist treatment.
Troubleshooting streaks, spots and suspected damage
| Symptom | Likely process issue | Safe response |
|---|---|---|
| Long straight lines after squeegeeing | Soil or grit on the wiping edge, or a dirty section being redistributed | Stop, clean or replace the tool, re-wet the area and repeat with clean solution. Do not increase pressure. |
| Hazy film | Wash solution dried before removal or was not fully rinsed | Re-wet with the approved mild solution, rinse with clean water and squeegee promptly. |
| Water spots | Rinse droplets dried on the surface | Work in smaller sections and remove rinse water immediately. If spots persist, identify the deposit before selecting any treatment. |
| Marks that appear only at certain angles | Lighting, reflection, pre-existing scratches or a coating issue | Inspect the daylight test area from different backgrounds and compare with an untouched pane. Stop if damage is suspected. |
| Residue at seals or frames | Runoff or detergent collected at system joints | Check material compatibility, rinse carefully with clean water and inspect seals and drainage. Do not flood a damaged joint. |
| Paint, mortar, metal or fused debris remains | Specialist contamination rather than ordinary soil | Do not scrape or apply a strong solvent casually. Contact the relevant glazing, sealant or material manufacturer. |
When to hire a professional
Use a qualified commercial façade-glass cleaner when glazing is elevated, expansive, difficult to reach, adjacent to occupied areas, or contaminated with construction and industrial residues. Professional service should include a safe access plan, compatible products, clean non-abrasive equipment and a test area. Ask how the contractor will protect seals, frame finishes, stone and people below, and how defects will be documented before work begins.
For ordinary ground-level panes, DIY cleaning is reasonable only when the manufacturer’s instructions are available, the surface can be reached safely and the test area passes inspection. Stop and escalate if access, chemical compatibility or suspected damage is uncertain.
How to compare cleaning supplies or methods
There are no competing cleaning systems established by the manufacturer guidance. When evaluating a squeegee, strip washer, cloth or cleaning solution, compare four practical characteristics:
- Compatibility: Does the glass maker permit it, and is it safe for seals, frame paint, aluminum, stone and other adjacent materials?
- Abrasiveness: Are the contacting surfaces soft and non-abrasive, with no tendency to trap grit?
- Water control: Can the tool apply and rinse generously, then remove water cleanly before drying?
- Operational safety: Can the method be used from a secure position without improvised access or uncontrolled runoff?
A supported supply choice is a window-cleaning squeegee paired with a non-abrasive strip washer, provided both are clean and the glass manufacturer’s instructions permit their use. No particular brand, model or listing is established by the available guidance.
