How to Choose a Contractor for a 3D-Printed Concrete Home

A sound hiring decision depends on verified comparable homes, a clear engineering and local approval plan, coordination beyond the printed walls, and a complete written contract.

Choose a contractor who can show comparable completed homes, explain the engineering and local approval route for your design, coordinate every part of the house beyond the printed walls, and put the full scope in a detailed written agreement. Before signing, independently verify the credentials and insurance required where you are building, and confirm permits and inspection requirements with the local building department. Rules vary by jurisdiction; guidance from Washington State and Austin is useful as an example, not a substitute for local checks.

Start by verifying comparable completed work

General construction experience is helpful, but it does not establish that a contractor has delivered a home using the printing system, material, wall design, and fabrication process proposed for yours. Ask for addresses or owner references for completed projects that are materially similar. Confirm what the contractor actually did on each job: printing the walls, serving as general contractor, managing engineering, or delivering the whole home are different scopes.

When practical, visit a completed or active project and speak directly with an owner. Ask how the contractor handled approvals, schedule changes, defects, and coordination with other trades. Washington State Department of Labor & Industries and Austin Development Services both recommend checking references and similar projects; Austin also suggests requesting project lists or photos. Treat these as consumer-guidance examples and check the rules that apply at your site.

Clarify who is responsible for the whole home

A printed wall system is only one part of a house. Establish the role of the printer or fabrication vendor, architect, structural engineer, general contractor, and trade subcontractors—and identify who is contractually accountable for delivering the completed home. The agreement should not leave you to resolve gaps between the printing vendor and the builder.

Ask the contractor to identify which portions are printed and which are conventionally built. The answer should cover, as applicable, the foundation, roof, windows and doors, utilities, insulation, weatherproofing, and interior and exterior finishes. Have the contractor explain how these components fit together in both the construction sequence and the contract scope.

Ask how the design will be engineered and approved locally

There is no universal permit or approval route for every 3D-printed concrete home. The local building department determines what it will accept for the particular site, design, materials, and construction method. Ask the contractor and structural engineer to explain the proposed route before you commit, then verify it directly with the building official.

Request the actual documents expected for submission, such as structural design documents, material test results, and any applicable evaluation or third-party reports. The HUD-sponsored technical report discusses ICC-ES AC509 evaluation reports and UL 3401 as pathways used to evaluate additive construction systems. It notes that the 2021 International Residential Code included UL 3401 as an appendix that local departments may adopt. The report also discusses project-specific protocols. None of these routes automatically approves every design or applies in every jurisdiction; ask the local official what is required for your project.

NIST reports that conventional concrete test methods may not transfer directly to 3D concrete printing materials and processes, and that reliable performance test methods are still being developed. Ask what evidence the contractor will provide for the proposed system and what acceptance criteria the reviewing authority will use. This uncertainty is a reason to get a clear, project-specific answer—not proof that a particular system is unsafe or cannot be approved.

Inspect the contractor’s quality and coordination plans

Ask for a written quality plan that explains how the contractor will control the printing process and document the work. The HUD-sponsored practice checklist identifies controls such as approved documents, material identification and handling, environmental limits, process parameters, layer sequence, curing, site setup, labor, and post-fabrication inspection. Ask which records you will receive and who reviews them.

Then ask how the printed walls will connect to the rest of the house. Get names and responsibilities for designing and installing the foundation and roof connections, openings, lintels, reinforcement, and embedded items. Clarify how electricians, plumbers, HVAC installers, window and door installers, insulation crews, and finish trades will work with the wall geometry and schedule. The contract should assign responsibility if a utility route, opening, or other detail has to change.

Request the proposed details for water management, weatherproofing, insulation, thermal and acoustic performance, and finishes. Ask what maintenance and repair instructions will be provided to you. These are not cosmetic afterthoughts: interfaces between printed walls and conventional building components need to be designed and coordinated as part of the home.

Compare written bids on the same scope

Get comparable, written proposals from qualified candidates. A low headline price is not meaningful if one bid excludes the foundation, permits, roof, or finishes that another includes. Washington L&I advises evaluating scope, warranties, references, completion dates, and price; Austin recommends getting at least three bids. These are examples of consumer guidance, not universal legal requirements.

What to establish in each bid
Printed construction Which walls or components are printed; the proposed printer, material, and process; and what fabrication and inspection work is included.
Engineering and approvals Who prepares and submits structural documents and material or evaluation evidence; who obtains each permit; and whether permit fees and required testing are included.
Other construction and trades Whether site work, foundation, roof, openings, utilities, insulation, weatherproofing, finishes, and subcontractors are included or excluded.
Schedule and payment Milestones, completion dates, payment triggers tied to work performed, and how delays or changes affect the schedule and price.
Warranty and changes Applicable warranty terms, how changes are priced and approved, and what remedy applies if the printing system or approval process fails.

Require each proposal to state owner-supplied items and exclusions explicitly. Have the final written agreement describe the work, materials, subcontractors, schedule, costs, payment plan, permit responsibilities, warranties, and change-order process. Do not accept “3D printed” as a complete description of the house.

Verify credentials, insurance, permits, and inspections

Check the contractor’s business and license details through the responsible government registry for the property’s location. Confirm which licenses, bonds, insurance, and workers’ compensation coverage are required locally. Washington L&I’s contractor checklist, for example, recommends checking registration, bond, liability insurance, and applicable workers’ compensation. Verify insurance evidence with the insurer or issuing authority when feasible, and contact references independently.

Before work starts, confirm which permits are required and who is responsible for obtaining them. Check permit status and inspection records with the local authority rather than relying only on the contractor’s account. Austin advises checking that active permits are in place before work begins and monitoring inspection records; the exact process and legal requirements depend on the jurisdiction.

Questions to ask before you sign

  • Which completed homes used the same or a materially similar printer, printable material, wall system, and process? May I contact the owners or visit a project?
  • What is your role, and what are the roles of the printer vendor, architect, structural engineer, general contractor, and trade subcontractors? Who is responsible under the contract for the completed home?
  • What engineering documents, material test results, and evaluation or third-party reports will be submitted? Has the local building department confirmed the approval route for this design and system?
  • What process controls and inspection records will document setup, materials, environmental conditions, printing parameters, layer sequence, curing, and completed work?
  • Who designs and installs the foundation and roof connections, openings, lintels, reinforcement, and embedded items? How are utilities and other trades coordinated with the wall design?
  • Which parts of the home are included, which are excluded, and what materials or items must I supply?
  • What are the payment milestones, schedule, warranty terms, change-order procedure, and remedy if printing or approval cannot proceed as planned?
