How to Choose a Concrete Cleaner for Patios, Driveways, and Floors

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choose a concrete cleaner by matching three things: the concrete’s finish, the stain you need to remove, and the application method you will use. Bare outdoor concrete can tolerate a different approach from a sealed garage floor, and an oil degreaser is not automatically the right choice for algae, rust, or routine dirt. Read the exact product label and current Safety Data Sheet (SDS), test an inconspicuous area, use the stated dilution and dwell time, scrub as directed, and rinse before the solution dries.

Why “concrete cleaner” is not a single category

Concrete cleaners are formulated for particular soils and surfaces. A label that mentions patios or driveways does not prove compatibility with every slab, coating, or stain. Outdoor concrete is often bare and porous; an indoor floor may be sealed, painted, stained, or covered with a protective coating that the cleaner could dull, discolor, or loosen.

Start by identifying the surface and finish, then identify the soil. Only after those two checks should you compare dilution, scrubbing, pressure-washer compatibility, and safety requirements. Manufacturer claims describe intended uses; the sources available for the products below do not provide an independent head-to-head test that establishes one universal winner.

Step 1: Identify the concrete surface and finish

Bare, cured concrete

Cured concrete is porous unless it has been sealed, according to Simple Green’s garage-floor guidance. Pores can hold oil, tire residue, soil, algae, and other contaminants, so the first cleaning may require agitation and more than one pass. Porosity also means that a dirty-looking patch may not be only a surface film.

Sealed, painted, stained, or coated concrete

A sealer or coating changes the risk. The cleaner must be approved for that finish, not merely for “concrete.” Simple Green’s product directions warn against contact with deteriorated painted, sealed, or stained surfaces unless refinishing is intended; the same directions advise testing a small, hidden area. Read the complete directions for the pressure-washer concentrate before applying it to a finished floor.

Check the coating or floor manufacturer’s maintenance instructions first. If they specify a neutral cleaner, prohibit oxidizers, or restrict pressure washing, those instructions take priority over a general-purpose concrete product. A driveway product should never be assumed safe for an epoxy-coated garage, decorative stain, or painted floor.

Indoor garage and utility floors

Treat an indoor floor as a separate job even when it looks like an outdoor slab. Plan for ventilation, controlled runoff, and protection of nearby walls, drains, stored items, and vehicles. A coated floor may need a mild, finish-approved cleaner rather than a strong degreaser. If the coating is lifting, chalking, or cracked, cleaning can expose the failure; repair guidance may be more appropriate than a stronger chemical.

Step 2: Match the cleaner to the soil or stain

Soil or stain What to look for on the label Practical caution
Routine dirt, dust, and grime Concrete, masonry, walkway, patio, or driveway cleaning claims Use the least aggressive product and method that lists your surface.
Oil, grease, and automotive residue “Degreaser” or explicit oil and grease claims Expect scrubbing and thorough rinsing; porous concrete may need repeated treatment.
Tire marks and exhaust buildup Specific tire-mark or exhaust-residue claims Test first, especially on decorative or sealed finishes.
Rust Rust listed as a target stain Do not substitute an acid product unless the finish and label permit it.
Algae, moss, mold, and mildew Biological-growth claims and directions for outdoor masonry Protect plants and rinse according to the label; avoid mixing chemicals.
Unknown or mixed staining A product listing several relevant soils, plus a small-area test Identify the dominant stain before escalating strength or dwell time.

Simple Green Concrete & Driveway Cleaner lists oil, grease, and grime among its uses. Zep Concentrated Driveway & Concrete Cleaner + Degreaser describes use for oil, grease, and ground-in grime on porous outdoor surfaces. Simple Green Oxy Solve Concrete and Driveway Cleaner lists oil, rust, tire marks, exhaust buildup, algae, moss, mold, and mildew. These are manufacturer-described uses, not independent performance rankings.

Step 3: Compare formulations and directions

Example product Surface and soil claims Application information Important label facts
Simple Green Concrete & Driveway Cleaner, pressure-washer concentrate Walkways, steps, sidewalks, patios, and other masonry; oil, grease, and grime. Manual application with a soft-bristle brush and a pressure-washer method are described. The manufacturer states a manual dilution of one measure cleaner to 10 measures ambient water. The page lists a one-gallon size, part number 2310000418202, and claims up to 11 gallons of solution and up to 3,300 square feet of coverage. Coverage is a manufacturer claim, not an independent measurement.
Simple Green Oxy Solve Concrete and Driveway Cleaner Driveways, walkways, patios, and masonry; oil, rust, tire marks, exhaust buildup, algae, moss, mold, and mildew. Manual and pressure-washer directions are provided on the product page. Test an inconspicuous area, keep the solution from drying before rinsing, and do not mix with bleach or other chemicals. Use the current label for its exact dilution and pressure-washer dwell instructions.
Zep Concentrated Driveway & Concrete Cleaner + Degreaser Porous outdoor surfaces; oil, grease, and ground-in grime. Apply with a mop or pump sprayer, scrub with a deck brush or floor-scrubbing machine, and rinse. The label provides separate light- and heavy-soil dilutions and says not to exceed 10 minutes of contact time. Use the current package directions rather than transferring another product’s ratio.

Product names and formulas can change by market or packaging run. Confirm the label on the container you actually have. Do not combine the ratios in the table, and do not use one product’s dwell time for another product.

Step 4: Choose manual cleaning or a pressure washer

Manual application

Manual cleaning gives you control over small areas, indoor floors, edges, and coated surfaces where high-pressure water could cause damage. It also lets you keep the solution on a stain while brushing without driving soil into adjacent joints.

  1. Remove loose dirt with sweeping or dry vacuuming. Clear furniture, vehicles, mats, and debris from the work area.
  2. Protect plants, metal fixtures, painted walls, drains, pets, and people as the label requires.
  3. Mix only the product-specific dilution in a clean container. Use the label’s water temperature and measuring instructions.
  4. Apply a manageable section with the recommended mop, pump sprayer, or brush.
  5. Allow the stated dwell time while keeping the surface wet if the directions require it. Never extend contact time simply because a stain looks difficult.
  6. Agitate with the specified soft-bristle, deck, or floor brush. Work from cleaner areas toward heavily soiled areas to avoid spreading soil.
  7. Rinse completely using the method allowed by the label. Collect or redirect runoff where required by local rules.
  8. Inspect after drying. Repeat only if the label permits another application and the finish remains sound.

Pressure-washer application

A pressure washer can speed work on compatible outdoor slabs, but the cleaner, washer, nozzle, pressure, distance, and surface all matter. The cited product pages describe pressure-washer use for some formulations; they do not establish one safe pressure or nozzle setting for every concrete finish.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Confirm that both the cleaner label and the pressure-washer manufacturer allow the intended application method.
  2. Test a hidden section for color change, etching, surface loss, or coating damage.
  3. Pre-rinse or pre-wet only if the product directions call for it. Mix the detergent at the stated ratio; do not guess from the machine’s downstream-injector setting.
  4. Apply in sections, keeping the solution from drying when the label requires prompt rinsing.
  5. Use the lowest effective pressure and a suitable spray pattern for the surface. Keep the wand moving and avoid directing the jet at joints, cracks, edges, or coating defects.
  6. Scrub when the product directions call for agitation, even if the surface looks cleaner after spraying.
  7. Rinse until no cleaner or loosened soil remains, controlling runoff away from plants, doors, and drains.

Step 5: Follow dilution, dwell, and rinse directions exactly

Dilution is not a universal “stronger is better” calculation. For the cited Simple Green pressure-washer concentrate, the manual direction is one part cleaner to 10 parts ambient water. Zep publishes different ratios for light and heavy soils and limits contact time to 10 minutes. Oxy Solve has its own manual dilution and pressure-washer dwell instructions. Because these values are product-specific, read the current label each time rather than applying a generic recipe.

  • Measure: Use a marked container; do not estimate by eye.
  • Control dwell: Set a timer when the label gives a maximum or specified contact period.
  • Prevent drying: Work in small sections, shade the area where practical, and re-wet only as the label permits.
  • Rinse thoroughly: Cleaner left in pores, joints, or textured finishes can leave residue or continue reacting.
  • Never mix products: Oxy Solve specifically says not to mix with bleach or other chemicals. Treat every cleaner as incompatible with another product unless the manufacturer explicitly says otherwise.

Safety: label and SDS checks before opening the container

Read the exact product label and current SDS for the formulation and market in your hands. Wear the eye, skin, respiratory, footwear, and clothing protection specified there; keep children, pets, and bystanders away as directed; and provide ventilation for indoor work.

The retrieved SDS for the cited Zep formulation is version 5.1, revised October 1, 2023. It classifies that formulation as causing severe skin burns and eye damage and calls for protective gloves and eye/face protection. This hazard classification applies to that specific formulation, not automatically to every concrete cleaner. The document identifies Zep as manufacturer/supplier and is hosted at this SDS copy; verify the current SDS before use because documents and formulas can change.

Have clean water available for accidental contact and follow the label’s first-aid instructions. Do not use a product on a surface, near a drain, or around vegetation contrary to its directions. If a coating becomes soft, cloudy, sticky, or discolored during a test, stop, rinse as directed, and consult the coating manufacturer.

Special guidance for patios and driveways

Patios and walkways

Patios may combine bare concrete with decorative stain, sealer, pavers, furniture marks, food grease, and biological growth. Divide the area into small sections, identify whether the finish is coated, and choose a product whose label names the relevant soil. Soft-bristle agitation is generally easier to control around edges and landscaping than an aggressive spray.

Driveways

Driveways commonly collect oil, grease, tire marks, exhaust residue, and embedded grit. A degreaser claim is useful only when the product is also compatible with your slab and finish. Keep runoff away from storm drains and planting beds as required locally. For a large driveway, calculate the area and compare it with the manufacturer’s stated coverage, remembering that coverage varies with porosity, soil load, dilution, and application method.

Special guidance for garage and indoor floors

Move vehicles and stored materials, sweep first, and plan where rinse water will go. Confirm whether the floor is bare concrete, painted, stained, sealed, or an applied coating. A product intended for porous outdoor concrete may attack a deteriorated finish or leave residue indoors. Start with a hidden test patch, use the mildest compatible method, and favor manual application when you need precise control.

Ventilate without blowing contaminated spray into occupied rooms. Keep electrical equipment, cardboard, fabrics, and tools out of the wet zone. Do not assume that a pressure washer is appropriate inside a garage; water management, electrical safety, and the floor coating’s instructions govern the method.

Troubleshooting common results

The stain barely changes

  • Confirm that the stain type is one the label names; a general grime cleaner may not remove rust or cured oil.
  • Check that the solution was mixed at the correct ratio and remained wet for the stated dwell time.
  • Increase mechanical agitation before increasing chemical strength, provided the label allows another pass.
  • For deeply absorbed oil, expect more than one application; do not exceed the stated contact time.

The surface looks lighter, duller, or patchy

  • Stop work and rinse according to the label.
  • Compare the test patch with an untreated area after both are fully dry.
  • Consider whether a sealer, paint, or stain has been affected rather than assuming the concrete itself was cleaned unevenly.
  • Contact the coating manufacturer before applying another chemical.

White residue remains after rinsing

  • Rinse again with clean water using the method allowed for the surface.
  • Check whether the solution dried before rinsing or was mixed too strong.
  • Do not add an acid or second cleaner to “neutralize” residue unless the product documentation specifically directs it.

Runoff reaches plants, drains, or neighboring surfaces

  • Stop applying and contain or redirect the runoff safely.
  • Follow the label’s environmental and disposal directions and local requirements.
  • For future work, use smaller sections, barriers, absorbent materials, or a method that uses less water.

A quick decision checklist

  • Surface: Is it bare, sealed, painted, stained, or coated?
  • Location: Is it an outdoor slab, garage, or occupied indoor floor?
  • Soil: Is the problem ordinary dirt, oil, grease, tire marks, rust, algae, moss, mold, or mildew?
  • Label match: Does the exact product list this surface and soil?
  • Method: Does the label allow a mop, pump sprayer, brush, pressure washer, or your chosen combination?
  • Mixing: What exact dilution, water condition, and maximum dwell time are stated?
  • Finish test: Has an inconspicuous patch dried without damage?
  • Safety: Do you have the specified gloves, eye/face protection, ventilation, runoff controls, and current SDS?

The safest choice is the product whose documented surface, stain, method, dilution, dwell, rinse, and protective requirements all match your job. If any one of those factors is unknown—especially the condition of a coating—pause and identify it before cleaning the whole patio, driveway, or floor.
