Building energy modeling (BEM) is a simulation method that estimates how a proposed or existing building may use energy before construction or renovation. By combining geometry, orientation, location, materials, mechanical systems, occupancy, schedules and local weather, a design team can compare options while changes are still affordable. The result is an evidence-based estimate of energy use, occupant comfort and energy cost—not a guarantee of future performance.

That distinction matters. A model is only as useful as its inputs and assumptions, especially early in design when insulation, glazing and equipment details may not be settled. Used with consistent, fact-based assumptions, BEM gives owners and designers a way to test trade-offs instead of relying on intuition. The workflow and turnaround ranges below are reported in Gresham Smith’s August 23, 2018 article for Building Design + Construction; they are not universal current service standards.

What building energy modeling does

BEM represents a building in a computer simulation and estimates its performance over time. The model can be created for a new building or an existing building being retrofitted. Typical inputs include:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Building geometry, floor area, massing and orientation
  • Project location and the local weather pattern
  • Construction assemblies and materials, such as walls, roofs, insulation and windows
  • Mechanical systems and their control strategies
  • Intended use, occupancy assumptions and operating schedules
  • Utility-rate information when energy-cost estimates are required

The simulation produces estimates such as annual or seasonal energy use, comfort conditions and energy cost. Designers can then change one or more inputs and compare the resulting scenarios. The useful question is not “What number does the model produce?” but “How does this design decision change the predicted outcome when all other assumptions are held consistent?”

The method is especially valuable before construction, when orientation, glazing, envelope assemblies and mechanical-system concepts can still be changed. It can also support retrofit planning by showing how an existing building might respond to envelope, equipment or control improvements.

Why data-driven comparison improves design

See consequences before they are built

Drawings show what a building looks like; a model estimates how that design may behave. A team can examine solar gains, heating and cooling demand, comfort and operating cost before committing to construction details. That early feedback can reveal a conflict that is difficult or expensive to correct after a building is complete.

Balance daylight and cooling demand

More glazing may improve daylight and views, but it can also increase solar heat gain and air-conditioning demand. Modeling allows the team to test the balance rather than treating either daylight or cooling as an isolated objective. The same approach can be used for shading, orientation and different window specifications.

Test systems and assemblies on equal terms

Mechanical-system alternatives can be compared using the same building geometry, schedules and weather file. Envelope options can be evaluated without changing unrelated assumptions. This makes the discussion more transparent for owners, architects and engineers because each scenario has a defined variable and a documented basis.

Use evidence without banning ambitious architecture

Gresham Smith’s article uses a south-facing glazed wall as an example of a decision that should be tested rather than automatically rejected. The model can examine whether the wall’s daylight and design value justify its construction and cooling implications, and it can test a different glass type to determine whether the glazing specification—not merely the wall’s location—drives the result. As the article puts it: “Energy efficiency doesn’t mean window walls are out of the question—we just use data to design it in a way that’s best for the building.”

Choose the modeling level for the decision

Not every design question requires the same amount of detail. The 2018 article describes a progression from rapid, high-level studies to detailed hourly analysis. Treat the durations as that article’s process estimates, not as guaranteed schedules for every consultant or project.

Modeling level Best suited to Inputs and treatment Turnaround reported in the August 23, 2018 article
Early design / high-level model Broad massing, orientation and configuration decisions High-level geometry and system assumptions; unresolved items such as insulation or glazing may be represented by assumptions The longest early models can take three to four days
Alternative-comparison model Comparing specific systems, components or envelope options High-level inputs supplemented with a full year of weather data One to two weeks
8760 model Detailed performance analysis and submissions that require hourly results A full year of weather data plus detailed construction components, HVAC controls, operating parameters, building-use schedules and utility-rate information Two to four weeks, depending on complexity

“8760” refers to the 8,760 hours in a non-leap year. The source describes this level as the most detailed of the three. It also says 8760 analysis was used for LEED submissions or International Energy Conservation Code compliance at the time of publication. Current code editions, compliance paths and rating-system requirements vary by jurisdiction and project, so the applicable authority or program administrator must be checked before treating a particular model as a compliance submission.

How a design team can use BEM step by step

  1. Define the decision. State whether the team is choosing orientation, glazing, an envelope assembly, a mechanical concept, a control strategy or a retrofit measure. A narrowly defined decision makes the comparison easier to interpret.
  2. Set the baseline. Establish the geometry, location, use type, occupancy pattern, schedule and systems that will remain unchanged across scenarios. Record the source of each known value.
  3. Gather project inputs. Supply available drawings, areas, façade directions, construction assemblies, equipment concepts, control assumptions, operating hours and local weather information. Identify missing items rather than silently filling them in.
  4. Choose the level of detail. Use an early model for broad configuration questions, an alternative-comparison model when specific components must be weighed, and an 8760 model when hourly detail, utility rates or a formal submission calls for it.
  5. Document assumptions. Early models may need assumptions for unresolved insulation, windows or equipment. Label those assumptions, apply them consistently to every option and identify which conclusions could change when better information arrives.
  6. Run the baseline and alternatives. Change only the variables relevant to the decision where possible. For example, compare two glass types while keeping orientation, schedules and HVAC assumptions constant.
  7. Review outputs with the project team. Examine estimated energy use, comfort indicators and energy cost together. A lower energy result may have implications for daylight, capital cost, controls or occupant experience.
  8. Make and record the decision. Note which option was selected, which assumptions supported it and which items require confirmation during detailed design or construction.
  9. Update when the design changes. A model is a living design aid. Major changes to geometry, glazing, schedules, systems or controls can invalidate an earlier comparison and should trigger a review.

Input quality determines how much confidence to place in the result

The article’s central caution is that model accuracy depends on the information supplied. At concept stage, the team may not know the final insulation levels, window performance, equipment efficiencies or operating schedule. An assumption is not automatically a flaw; an undocumented or inconsistent assumption is.

Use a simple assumption register with the value, its source, the date it was chosen, the options to which it applies and the person responsible for confirming it. When comparing designs, change the intended variable and hold the rest of the inputs constant. If several variables change at once, the model may show a different result but cannot tell the team which change caused it.

Results should therefore be presented as estimates that support decisions. They are not promises that a completed building will use a particular amount of energy or deliver a specific comfort level. Construction quality, commissioning, controls, weather, occupancy and actual operating behavior can all differ from design assumptions.

Design questions BEM can clarify

Is a larger glazed area worthwhile?

Model the proposed façade with a defined glass specification, shading condition, orientation and schedule. Compare it with a smaller glazed area or a different glass type. Review daylight-related intent alongside cooling demand and energy cost instead of judging the wall by area alone.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Which glass specification fits the façade?

Keep the wall location and geometry fixed, then substitute the candidate glass types. This isolates the effect of the glazing properties and avoids assuming that a south-facing façade is inherently responsible for the performance difference.

Which mechanical concept should advance?

Represent each system with its proposed efficiencies, controls and operating assumptions. Compare annual and seasonal loads, comfort implications and estimated energy cost. The preferred concept may depend on priorities beyond the energy result, including constructability, maintenance and first cost; the model supplies performance evidence rather than making the entire procurement decision.

How should daylight and air-conditioning goals be balanced?

Run alternatives that vary glazing, shading, orientation or lighting assumptions while keeping schedules consistent. The comparison can show whether a daylight strategy creates a cooling penalty large enough to require another design response.

What BEM cannot tell you by itself

  • It does not guarantee actual bills. Energy costs depend on actual utility rates, weather and operation; a modeled rate or schedule may differ from reality.
  • It does not replace engineering judgment. A simulation cannot resolve structural, acoustic, fire-safety, maintenance or constructability requirements that are outside its defined inputs.
  • It does not prove savings without a valid baseline. A percentage difference is meaningful only when the baseline and alternative use comparable assumptions and boundaries.
  • It does not validate occupancy behavior automatically. If schedules, plug loads, setpoints or controls are wrong, the output can be misleading even when the software calculations are correct.
  • It does not make old estimates current. The turnaround ranges and examples cited here come from a 2018 professional article. Staffing, software, weather data, project complexity and present-day requirements can change the time and detail needed.

A practical review checklist

Before accepting a comparison, ask the team to show:

  • The decision the model was intended to inform
  • Geometry, orientation, location and weather data used
  • Envelope, glazing, mechanical and control assumptions
  • Occupancy, schedules, setpoints and utility-rate inputs
  • Which variables changed between scenarios
  • Outputs for energy use, comfort and cost, with units and time period
  • Unresolved assumptions that could materially affect the result
  • The code, certification or owner criteria the analysis is—and is not—intended to address

This record turns a one-time simulation into a traceable design decision. It also gives the next project phase a clear list of inputs to verify rather than treating an early estimate as settled fact.

Source and scope

The workflow, examples and turnaround estimates discussed here are based on Gresham Smith’s “Data driven design: The benefits of building energy modeling,” published by Building Design + Construction on August 23, 2018: read the article. That article does not provide an independently measured energy-savings statistic, post-occupancy validation or a universal industry benchmark for modeling speed.
