Tiny House Communities lists purpose-built villages, some RV parks that welcome tiny houses on trailers, land-lease communities, and neighborhoods of small permanent homes. Some communities offer prepared pads and utility hookups, but what is available and included varies. Confirm current availability, rules, and services directly with the operator.
State and city directories
TinyHomeList advertises state and city guides, zoning information, and listings for tiny-home parks, co-housing villages, and long-term rentals. Use these resources to identify possibilities, then verify each listing independently; a directory entry does not establish that a site is available or permits your intended use.

Some RV parks may accept tiny homes on wheels, but do not assume that an RV listing means your unit qualifies or that full-time occupancy is allowed. Ask the operator whether it accepts your exact home type and how long you may stay before traveling or paying.

Verify legality for the exact site and home
There is no single rule in the cited sources that applies nationwide. Requirements can depend on the jurisdiction, the specific address, how the home is classified, and whether it is on wheels or a permanent foundation. A wheeled tiny home, a park model or RV, and a small foundation-built home may be treated differently.

Give the exact address and describe the home, including whether it has wheels or a foundation, any relevant certification or registration, and how long you intend to stay and what the occupancy will be. Ask which zoning, permits, placement, and occupancy rules apply.
- Confirm acceptance with the operator. Ask whether the property accepts your exact home and intended use, and whether the proposed stay is permitted. Request written confirmation rather than relying on a directory description or verbal assurance.
- Resolve both checks before paying or moving. A property’s willingness to rent a pad does not settle local legality, and a generally permitted home type does not guarantee that a particular operator will accept your unit.
Compare the site, services, and rental terms
Once a candidate appears viable, compare the practical details rather than treating “parking” as a complete description of the offer.
