The Dragon Tiny Homes Vista 24 packs a kitchen, bathroom, living area and two loft sleeping spaces into a 24-foot trailer with 204 square feet of main interior floor area. The lofts add sleeping space but are not included in that 204-square-foot figure, and their low ceilings and different access arrangements matter in everyday use.
What does “two bedrooms in 204 square feet” mean?
New Atlas described the Vista’s two lofts as bedrooms, while Dragon Tiny Homes calls them lofts. The distinction matters: the 204 square feet (18.95 square metres) refers to the main interior floor area, with the elevated lofts in addition. Neither loft is a conventional full-height bedroom.
The model is 24 feet (7.32 metres) long. Dragon Tiny Homes lists it as 8 feet 6 inches wide, 13 feet 6 inches high and 14,000 pounds, with two lofts. Those dimensions and weight are builder-listed specifications, not independent measurements or a test of a particular unit. New Atlas reported on the Vista 24 in September 2024; Dragon Tiny Homes’ Vista 24 page has the builder’s current model details.
How is the Vista 24 laid out?
The reported floor plan concentrates daily-use functions on the main level. Near the front entry is the kitchen, opposite a compact table area that can serve for two-person dining or as a small work spot. A sofa and projector screen create a living area. The bathroom has a vanity sink, shower and flushing toilet.

Storage stairs lead to one loft, while a removable ladder provides access to the second loft above the bathroom. New Atlas reported that the lofts could accommodate double beds; the low headroom and ladder access to the second one are practical constraints, especially for frequent use. A pictured unit had space prepared for a washer and dryer, but no machines installed. Do not assume laundry equipment, appliances or other photographed features are included in every configuration: the builder notes customization and options.
What does the Vista cost?
The word “affordable” is not supported here by a market-wide comparison; there is no cited study establishing that the Vista costs less than comparable homes. The available prices are different reference points, not a single guaranteed price for every unit.

Sleeping access and usable space
- Visit or request measurements for both lofts, including usable headroom, bed fit and the space needed to climb in and out.
- Consider whether a removable ladder is practical for the intended occupants and how often the lofts will be used.
- Compare the main-floor area separately from loft area, and consider whether either sleeping space needs to be on the ground floor.
Equipment and configuration
- Get an itemized list of appliances, heating and water-heating equipment, bathroom fixtures, laundry provisions and upgrades included with the exact unit.
- The builder identifies a propane instant water heater, but the cited material does not name its brand or model. Verify the installed equipment and service requirements directly.
- Confirm what is included in any premium listing rather than assuming that features shown in photographs come with the base model.
Towing, delivery and placement
- Dragon Tiny Homes lists a weight of 14,000 pounds and recommends an F350 or similar vehicle. Confirm the actual unit’s loaded weight, hitch requirements and towing capacity needs with the seller and vehicle manufacturer before towing.
- Clarify delivery arrangements, access to the site, placement costs and any site preparation required.
- Check local rules for where the home may be placed and occupied. The builder says its homes are NOAH certified, but that builder statement does not establish local zoning approval or suitability for a particular site, financing or insurance.
For a meaningful comparison with another tiny house, compare delivered price and included upgrades, main-floor area apart from lofts, sleeping access and headroom, equipment, trailer weight and delivery terms. The cited sources do not provide a standardized model-to-model comparison.
