The builder’s current listing gives different dimensions and area for its standard configuration—56 by 14.5 feet and 812 square feet—so those figures describe distinct source-reported specifications, not a single confirmed build.
What the Dogwood is—and why its size is notable
The Dogwood is a modular home made by Mustard Seed Tiny Homes, presented by New Atlas as a “tiny house.” The footprint is substantial compared with what many readers picture from that label: the January 2025 New Atlas feature reports 750 square feet (almost 70 square metres) in a 52-by-14-foot home. The builder describes its offering as a “tiny-ish home,” a framing that better signals the room available in this design.
There is a specification difference worth checking before comparing plans or requesting a quote. New Atlas’s feature reports 52 feet by 14 feet and 750 square feet; the builder’s current, undated Dogwood listing, accessed in October 2026, identifies its standard modular configuration as 56 feet by 14.5 feet and 812 square feet. Neither page explains whether the featured home was an earlier or customized build, or whether the current listing reflects a revision. Ask the builder to identify the exact configuration and confirm its dimensions and floor area in writing.
How the floor plan uses the space
Two ground-floor bedrooms
In New Atlas’s description, two bedrooms sit on opposite sides of the central living area. Each has room for a double bed and a closet. Both bedrooms can have en-suite bathrooms depending on the configuration; the master bathroom can instead be separate. Confirm the bathroom arrangement for the particular plan under consideration.

Kitchen, dining and living areas
The kitchen opens from French doors and is arranged around a central island that also serves as a dining area. New Atlas lists a fridge/freezer, oven and cooktop, dishwasher, sink and substantial cabinetry. The nearby living room includes a fireplace and space for seating.
Laundry and loft
A laundry room adds a practical service space. Stairs with integrated storage lead to a loft with low headroom. New Atlas describes the loft as useful for guests or storage; its limited height means it should not be assumed to function as a comfortable everyday bedroom.
Construction and systems
New Atlas describes the exterior as engineered-wood lap siding with board-and-batten detailing and a standing-seam metal roof. The builder’s current listing describes its standard Dogwood as a two-bedroom, two-bath modular home with a full-size kitchen, open living room, large loft and bedroom closets.
For the configuration on that listing, Mustard Seed Tiny Homes identifies a custom steel frame, insulation, low-E double-pane windows, mini-split heating and cooling, an energy-recovery ventilator, an electric tankless water heater and a 200-amp electrical panel. It also lists a full-size refrigerator and dishwasher. The builder presents options as available, so verify which items and finishes are included in the specific quote rather than assuming every described feature applies unchanged to every build.

The Dogwood is described as a modular home intended for permanent placement as a residence or rental, not as a readily towable tiny house. New Atlas notes a trailer base but says the pictured example does not appear to have wheels. Trailer-based construction alone does not establish that a completed home can be moved readily or legally; ask the builder about transport and placement for the exact model.
Price: distinguish the reported figure from the starting price
New Atlas reported an approximate price of US$200,000 for the featured Dogwood, depending on options, upgrades and downgrades. The builder’s current listing says the model starts at about $195,000 and that delivery and setup are additional. That starting figure is not an all-in cost or a fixed quote.

Mustard Seed Tiny Homes says the final price depends on the selected options and features. Transport distance and difficult site terrain can affect transport and installation costs; the builder also says site infrastructure and land improvements may be considered in its financing pathway. Request an itemized estimate covering the chosen build, delivery, setup and any site work relevant to the property.
