Chapman Construction announced on October 8, 2026, that it had completed a 6,000-square-foot headquarters for the Monadnock Conservancy in Keene, New Hampshire. The project combines an airtight, insulated building envelope, heat-recovery ventilation and a 108-panel solar array. Chapman describes the all-electric building as net-positive energy; that is the project team’s characterization, not a claim confirmed by published long-term operating data.
What the project is—and who built it
The headquarters sits beside Ashuelot River Park and is intended to serve the Conservancy’s Land Protection and Stewardship teams, as well as host educational events. The organization says its board began considering a permanent headquarters in 2024 after receiving a donated parcel next to the park. In 2025, it launched the Building a Resilient Future campaign, which it reports raised more than $7.3 million for the headquarters and four staff hires.

How the design aims to reduce energy use
Prefabricated, insulated assemblies
The Conservancy says Bensonwood used its Tektoniks approach to fabricate wood-framed wall and ceiling panels off site in a controlled factory. The assemblies included cellulose insulation and windows. The organization says factory fabrication can reduce material waste and support quality control during air-barrier installation.
In a January 2026 interview, Bensonwood’s Seth Clarke described robust insulation, airtight assemblies, advanced windows, mechanical ventilation and heat recovery as elements of the company’s design approach. These are design strategies and company statements, not independently audited findings about the building’s energy use.

All-electric systems and ventilation
The Conservancy says the building uses an air-source heat pump for heating and cooling and was designed to use virtually no fossil fuels in operation. Heat-recovery ventilation is intended to bring in fresh air while recovering heat from outgoing air. Together with the insulated envelope, these choices are intended to reduce the building’s demand for energy; the sources do not publish a post-occupancy energy study showing actual annual consumption.
Materials and construction impacts
The Conservancy says Chapman used Pozzotive concrete, which incorporates ground recycled post-consumer glass, and Glavel foam-glass material beneath the slab in place of rigid foam and gravel. It also reports that locally sourced wood from Pennoyer’s land was used where possible. The Conservancy has called this New Hampshire’s first project to use Pozzotive; that distinction is the organization’s claim.
Chapman says it used value engineering to meet the Conservancy’s desired energy performance within the nonprofit’s budget. The contractor also says it tracked upfront carbon emissions across A1–A5: the product and construction stages, including emissions from construction activity. The announcement does not provide a total emissions figure or an independently verified carbon-accounting result. Chapman also says it worked with Eversource so the Conservancy’s power would be supplied by renewable resources.
What the air-leakage result does—and does not—show
Chapman reports that a blower-door test measured air leakage at 0.34 ACH50. ACH50 describes air changes per hour when a building is tested at a pressure difference of 50 pascals; a lower result indicates less leakage under that test condition. Chapman compares the result with a 0.60 ACH50 Passive House requirement.

The Conservancy says ReVision Energy installed 108 solar panels. The organization estimates that the array will generate about 59,088 kilowatt-hours annually, power the headquarters and send surplus electricity to Keene’s grid. It also publishes these equivalences for expected annual output:

Chapman calls the completed building net-positive energy. The Conservancy’s solar figures are estimates, and the cited sources do not provide a full year of measured building consumption and generation after occupancy. The announcement therefore supports describing net-positive energy as the project’s stated outcome or characterization—not as an independently confirmed long-term operating result.
Why the project matters as a construction case study
The headquarters illustrates how a nonprofit project can combine demand-reduction measures, off-site fabrication, lower-impact material choices and on-site generation. Its reported 0.34 ACH50 test result is a specific, measured construction-stage figure; its solar production and emissions equivalences are the owner’s estimates; and the net-positive label remains Chapman’s characterization absent published post-occupancy data. Keeping those evidence types distinct is essential when assessing the building’s performance.
