It is a compact one-level home, but it is not a trailer-based tiny house—and “tiny house” can describe products of very different sizes and types.
What the Abodu Two Plus includes
Abodu’s current model listing describes the Two Plus as an 800-square-foot, two-bedroom, two-bath home with a single-story layout and no interior steps. Its approximate footprint is 28 by 29 feet. The maker lists an all-electric setup and standard features including a full appliance package, European-style cabinetry, quartz countertops and backsplash, wood-look flooring, recessed LED lighting and a frameless-glass shower. How much space does the site need?
The home’s footprint is not the same as the lot area needed to install it. Abodu specifies a minimum clear yard area of 32 by 33 feet for the Two Plus. That is the maker’s published guidance, not confirmation that a particular parcel can accommodate the home or meet local requirements.
Before choosing a site, confirm zoning and permits with the local authority, then have the provider assess delivery access, foundation, utilities and site work. The listing does not establish that the model is available in every jurisdiction, nor does its published clearance guidance settle the feasibility of a specific lot.

How the two-bedroom, two-bath options compare
Built Prefab’s Sable is another documented single-level home with two bedrooms and two bathrooms. Its 924 square feet are arranged in a long, narrow 14-by-66-foot footprint, in contrast to the Two Plus’s approximate 28-by-29-foot shape. Floor area alone therefore does not tell you whether a model will fit a site: the shape and dimensions matter too. Built Prefab Sable listing.

The available listings do not provide the same level of detail for every comparison point. Verify room dimensions, site-clearance requirements, included delivery and installation work, service area and a project-specific installed quote with each provider.

What the Two Plus price figures mean
Abodu’s current listing shows a home price from $328,800, typical installation of $96,000 and an expected all-in amount from $424,800. The page associates installation with permits, foundation, site work and utilities, but these are vendor-published figures, not an independent estimate or a binding quote. Why exact room counts are worth checking
Two-bedroom plans are not automatically two-bath plans. For example, Architectural Designs’ 22456DR is a 629-square-foot, one-story design with two bedrooms and one bathroom. Brio’s Liberty 650 and Liberty 775 are also presented as single-story, two-bedroom, one-bath ADUs. Architectural Designs’ 420088WNT is a 730-square-foot, two-bedroom, one-bath plan with a listed 20-by-36-foot-6-inch footprint and a laundry closet. These are useful compact-plan references, but none meets the two-bath requirement.
What to confirm before committing
A one-level layout avoids interior stairs, but two bedrooms and two bathrooms still need to fit within a defined footprint. For a small home, that makes room arrangement and site planning important design considerations; the product listings do not provide a basis for claiming a measured accessibility standard or a particular room-by-room layout.
