The right shed floor sealer depends on whether the floor is wood, OSB, or concrete, and on whether it faces exterior weather or moisture from below. Check the current product label and technical data sheet for that exact substrate and use: a product listed for wood is not automatically approved for OSB, and a concrete sealer may be interior-only.
Do not rely on a coating to fix persistent dampness, poor drainage, or structural damage. Identify and address the moisture source before sealing, then follow the product’s preparation and application instructions.

Choose by floor material
Wood
For ordinary wood floors, manufacturer documentation includes waterborne polyurethane and other coatings intended for wood. MF Paints describes System 6711 for interior or exterior wood floors, and Gaco describes GacoFlex U5677 as applicable directly to wood and concrete. Those broad substrate descriptions do not establish suitability for every shed, exposure, or wood-panel type. Confirm that the specific product is approved for the conditions at your site.

Check for existing coatings, contamination, damage, and dampness. Follow the selected product’s instructions for cleaning, drying, temperature, humidity, and number of coats. If moisture persists, address its source rather than assuming a topical sealer will stop water entering from below.
OSB
Do not assume that a coating approved for “wood” is also suitable for OSB. Look for explicit OSB compatibility in the exact product system’s current documentation. One Gaco liquid-applied waterproofing system specification excludes OSB, citing concerns about dimensional stability, glue lines, and raised or splintered surface grain. That restriction applies to that system; it is not a universal claim that all coatings fail on OSB.
Thompson’s Clear Multi-Surface Waterproofer is described for exterior wood and concrete, but the cited product page does not specifically name OSB. Do not treat the general wood description as OSB approval. If the product documentation does not clearly cover your panel, ask the manufacturer before applying it.
Concrete
For exterior concrete, Thompson’s Clear Multi-Surface Waterproofer is a documented example. Its instructions call for cleaning concrete, brick, or masonry; smooth, flat concrete may need to be opened for penetration with an etching product. Follow the etching product’s directions and rinse thoroughly. Concrete wet from cleaning or weather must dry for at least 72 hours before application, according to Thompson’s instructions.

For a coating rather than a penetrating waterproofer, Rust-Oleum lists its two-component 5800 System Water-Based Urethane Floor Coating for concrete and wood in interior and exterior environments. Its stated application window is 50–95°F and below 80% relative humidity, with two coats applied 6–24 hours apart. Confirm that its current technical sheet suits the shed’s use and the slab’s condition.
Sika describes SCOFIELD SelectSeal Plus as a urethane-fortified acrylic sealer for bare or colored concrete, but labels it for interior use only. Do not choose it for a shed exposed to exterior conditions based solely on its concrete compatibility.
How to select and apply a sealer
- Identify the substrate. Determine whether the floor is solid wood, OSB, or concrete. Do not treat these materials as interchangeable.
- Identify exposure. Consider exterior weather, ground moisture, condensation, and ordinary indoor humidity. Confirm that the product is approved for the conditions.
- Inspect the surface. Look for existing paint or sealer, contamination, dampness, or damage. These conditions may affect product compatibility and preparation.
- Check current documentation. Read the product label and technical data sheet for substrate approval, intended use, cleaning and drying requirements, temperature and humidity limits, coat count, and recoat timing.
- Prepare as directed. Clean the surface and complete any product-specific preparation. For example, Thompson’s calls for wood to dry thoroughly after cleaning or weather exposure; smooth concrete may require preparation to open the surface for penetration.
- Apply within the specified conditions. Follow the manufacturer’s instructions for coats and timing. Keep the floor protected as directed during drying and curing.
- Address persistent moisture first. A topical sealer does not, by itself, correct water entry from beneath the floor, poor drainage, or ventilation problems. Seek manufacturer advice if the moisture condition or substrate approval is unclear.
Product-specific application details
Thompson’s says wood that is wet from cleaning or weather must dry thoroughly for at least 48 hours. Its stated application conditions are air and surface temperatures above 50°F during application and for 48 hours afterward, with no rain forecast within 24 hours. The product page states coverage of 50–375 square feet per gallon, varying with substrate porosity, and recommends one coat. Follow the current product instructions for your surface.
For SCOFIELD SelectSeal Plus, Sika gives an expected dry-to-touch and recoat time of 1–2 hours under reference conditions of 70°F, 50% relative humidity, and an application rate of 400 square feet per gallon. Sika notes that actual drying depends on coverage and substrate penetration. These figures are product-specific and should not be assumed for other products or different conditions.

Costs and product shopping
The reviewed manufacturer documentation does not establish comparable current prices for these options. Check current retailer or manufacturer listings for cost and coverage, then compare products only after confirming substrate approval and exposure suitability. “Shed floor sealer” can be a starting search, but narrow results to concrete, wood, or a product that explicitly documents OSB compatibility.

What sealer should I use on an OSB shed floor?
Choose only a product whose current documentation specifically supports OSB or whose manufacturer confirms compatibility. A general statement that a product is suitable for wood does not by itself establish OSB suitability.

Can I use a concrete sealer on a shed slab?
Some products are documented for exterior concrete, while others are interior-only. Check the product’s intended-use statement and preparation instructions. For example, Thompson’s describes its Clear Multi-Surface Waterproofer for exterior concrete, while Sika labels SCOFIELD SelectSeal Plus for interior use only.
How long should a shed floor dry before sealing?
Drying requirements are product- and substrate-specific. Thompson’s instructions, for example, call for wood wet from cleaning or weather to dry at least 48 hours and concrete wet from cleaning or weather to dry at least 72 hours. Follow the current instructions for the product you select.
Will sealing stop moisture from coming up through a shed floor?
Do not assume so. A topical sealer does not necessarily prevent water entering from beneath the floor or correct drainage, ventilation, or structural moisture problems. Establish and address the moisture source before coating.
