The scheme reorganises the ground floor into a bright, open-plan kitchen, dining and living area, then uses an L-shaped rear and side addition to connect that family space with the garden while adding the practical rooms a busy household needs.
What the Bracklyn project changed
The project began with a straightforward brief: remodel and extend the ground floor so the house could work as a long-term family home and open more directly to its large rear garden. Artform’s project description says the refurbishment was intended to create a brighter, modern family space and improve the relationship between inside and outside. The completed work is profiled by Artform Architects and listed by the Royal Institute of British Architects (RIBA).

An L-shaped addition that separates old and new clearly
The extension’s L-shaped plan wraps from the rear of the house around its side. That geometry allows the new rooms to address the garden while accommodating service functions away from the main family space. The contemporary grey brick is deliberately distinct from the Victorian red brick, making the intervention legible rather than imitating the original building.

Artform says the side-facing glazing is oriented south to bring natural light into the addition. The sources describe this as a daylight and orientation choice; they do not provide measured daylight levels, energy figures or other performance results.
Working with a split-level Victorian plan
According to the RIBA listing, the design works with the existing split-level arrangement instead of treating the original house as a blank floor plate. The listing also says the arrangement was developed with the client, an important detail in a remodel where levels, circulation and structural constraints are inherited from the existing building.

Putting everyday family life at the centre
Inside, the reorganised ground floor combines the kitchen, dining and living areas in one open-plan space. This gives cooking, eating and relaxing a shared setting rather than isolating them in separate rooms. Sliding doors extend that room onto a new decked terrace, creating the project’s most direct route from the interior to the rear garden.

Utility spaces support the open-plan rooms
The side arm of the extension contains a boot room, utility room, WC and storage. These spaces absorb coats, shoes, laundry and household equipment that can otherwise spill into an open kitchen or living area. In practical terms, the plan pairs a generous communal room with a service zone, preserving the uncluttered character the brief sought.
Planning and delivery claims
The RIBA project listing reports that Trafford Council granted planning consent without design changes. It also states that the project was completed on time and on budget. - Use the plan to solve more than one problem. The L-shape creates a garden-facing family room while making room for boot, utility, storage and WC functions.
- Let new work read as new. Grey brick establishes a contemporary layer against the Victorian red-brick house without pretending the addition is original.
- Make the garden connection sequential. The route runs from open-plan living space, through sliding doors, onto a decked terrace and then into the garden.
- Design around the existing building. Working with a split-level house requires the extension, circulation and thresholds to be resolved together rather than added as an isolated box.
- Test performance separately from appearance. South-facing glazing is described as a source of natural light, but homeowners still need project-specific advice on overheating, shading, insulation, structure and planning.
Bracklyn is therefore less a catalogue of products than an example of coordinated remodelling: a period house retains its identity, while a carefully planned addition changes how the family occupies the ground floor and reaches the landscape beyond it.
